NEW BEDROOM AND PLAYROOM ADDED JUNE 2024! Number of bedrooms increased from 3 to 4, and guest capacity from 8 to 11. We expect it to be fully-furnished and ready the week of June 17th. LAYOUT:
- Main house, located at ground level: 3 bedrooms and 2.5 baths
- Studio apartment, downstairs from main house: 1 bedroom and 1 en suite bathroom

SPACES:
- Master bedroom with en suite bathroom: Stunning. Personal fireplace, designer bathroom including shower with front and back jets, new tile, relaxing garden tub. Private upper deck with incredible view of river (currently dry).

- Open living area and kitchen: Fireplace, poker table convertible to dining table, baby grand piano. Opens to main deck.

- Kitchen: fully stocked with necessary gear and cooking essentials.

- Main deck: Swim spa (larger than hot tub; smaller than a pool; heated w/ jets), grill, seating area, views.

- Second bedroom main house: Bunk beds (full over full) next to renovated bathroom.

- Third bedroom main house: Queen-sized bed (new room; not pictured yet).

- New playroom main house: can be used for kids or separate TV viewing (new room; not pictured yet).

- Fourth “bedroom”: attached studio apartment with separate entrance and kitchen - perfect for extended family or friends who prefer privacy.

Large back yard extending from house to river boasts a full-sized pickle ball / basketball court for family outdoor fun. The detached double car garage has been converted into a game room with a pool table, shuffleboard table, and a dartboard.

The grounds are lovely and spacious, providing a great peaceful getaway from the city.


Kid-friendly supplies provided: pack ‘n play, booster seat, cabinet safety locks, dish set & utensils.

- Pace Bend Park (5 mins): Lake Travis access, swimming, boat launch, hiking & mountain bike trails

What to be aware of:
- Pets ARE allowed:  $125 fee per pet for their accommodation.  We reserve the right to seek reimbursement for the cost of repairing any damage they cause- Quiet hours starting 10pm per local ordinance.  No parties- House located on the Pedernales River with direct waterfront access and boat dock.  River currently dry - please confirm water levels if seeking direct water access
