About this property
Architectural Gem - Catskill Chalet, hot tub, wraparound deck on 6 acres
Unwind in a secluded and cozy upstate escape on 6+ wooded acres off a dead-end road while relaxing to the tune of Callicoon Creek. This newly renovated and thoughtfully designed home has multiple lounging areas, a wood-burning fireplace, hot tub, and fire pit. We are less than 15 minutes from the most charming Catskill Main Streets of Livingston Manor, Roscoe, Jeffersonville, and Callicoon and a five-minute walk to Callicoon Hills for dinner or coffee. Bring your family + dog out to the country!
You enter the house into the large sun-drenched living room with a lounge area to hang out next to the fully stocked chef's kitchen. Keep walking into the blue stone room for movie nights on the huge sectional by the wood-fired fireplace or entertain at the table for eight. Also on the main floor, there is a large primary bedroom and full bathroom as well as an office/ library filled with vintage furniture.
Upstairs, you'll find two large bedrooms with king beds: the World Traveler room and the Gilded Age. You'll also find a sun-drenched full bath with funky tile finishes.
Outside, there are six acres to explore including a landscaped chef's garden, meditation garden with hot tub, wrap-around porch with grill + sun loungers, and dining for six. Wander around the property to the firepit or down the path to a large wooded area.
Visit the pool next door, a 5 minute walk away for $15 day pass. Look us up on IG @callicooncabin. Pet cleaning fee of $50 per stay. We have a pack n play for kids!
Suggested Itineraries:
- Supply Run in Jeffersonville: Swing by Pecks grocery and Sullivan Sundries (specialty grocery) for supplies. Swing by Bloom Coffee or Jeffersonville Bake Shop for coffee + quick lunch.
- A Summer Day in Callicoon: Swing by Grizzly bagels and hit the Farmer’s market Sunday 11-2. Spend your afternoon tubing or kayaking on the Delaware river with Landers River Trips. Afterwards, stop by Cochecton Pump house or Callicoon Wine Merchants for dinner.
- A Day in Livingston Manor: Pick up breakfast at The Neon Croissant before shopping at all the boutiques or popping into the new Catskill Art Space. Go for a quick hike and a beer at Upward Brewery. When famished, you have a whole slew of places to come back to: Sunshine Colony for natural wine, Stumble Out for a cocktail.
- A Day in Roscoe (“Trout Town, USA”): Grab coffee at Catskill Coffee Lodge then spend the day fly fishing on the river (April to October) with a guide from Trout Town Flies or Dette Flies. Come back in time to stop in to a few vintage stores before dinner in front of the fire at The Junction.

Frequently asked questions
About the host
Hosted by Megan Ananian
My husband and I are originally from the Carolinas and now live in Brooklyn with our pup Henry and our new baby Strand. We loved fixing up old houses in our free time (pre-baby) and hospitality is important to us. Make yourself at home!
Why they chose this property
Bethlehem Road is one of the most desired dead end roads in Sullivan County. We have a wonderful community of neighbors while still feeling completely remote.
