Nestled in the small community of Holland, MA, the Gateway to Western MA and only minutes from the Connecticut border and Routes 84 and 90, this cozy little house is the perfect get-away for family fun. You can enjoy fishing, swimming, kayaking and paddle boating, outdoor dining and our fire pit. We welcome you to bring your own boat to tie up to our dock (the boat launch is directly across the lake). Sleeps 5 comfortably (queen, full and bunk beds), and there is a full futon couch in the screened-in sun room, which by the way, includes a dining area and surround view of the lake. Our home also features a mother-in-law apartment with the full bed, a tv room, refrigerator and the 2nd full bathroom with laundry room. We purchased the house in December, 2014, and upgrades included adding the 2nd full bath, washer/dryer, new furnishings, bedding, towels and tableware, plus lots of cosmetic improvements. Our lake house is "new and improved" for the upcoming season!

Nearby Holland Market is perfect for last-minute purchases, and Diane's Villanova and The Traveler restaurant offer delicious food in family-friendly restaurants. Sturbridge is minutes away for rainy day fun or a change of pace: Old Sturbridge Village, a living museum which re-creates life in rural New England during the 1790s through 1830s; fine dining and family dining, shopping, cinemas, antiquing and more.

Nice Lakeside house

Nice older Lake House, right on the water. Great outdoor seating, watching boaters going by & watching sunsets. Several options, inside & out to enjoy your meals. Our Grandkids had a fantastic time in the water, the smiles on their faces were priceless, they also both fished for the first time, and both caught a fish. Kim was a great host as well, very easy to contact, and responds quickly Thank you for sharing your house with my family & I.

So relaxing !

Place was very clean. Had everything we needed. we only left twice to get dinner. Views were amazing, beds were very comfortable. The dock and deck were really nice and private and comfortable ! We had a lovely week kayaking and tanning and playing games. We brought our own fire stick and switch for games and movies but there is a Roku there to sign into your streaming services. Wi-Fi was really good. Priced very well for a house right on the lake with its own dock and deck. The host was very responsive and friendly!

Nice location on the lake

We enjoyed fishing almost every day. Took the kayaks and pedal boat out a few times. Relaxing and refreshing. Negatives: Bedrooms were small. Tap water had a funky smell. Porch windows need to be cleaned and lots of spiders out there.

Stormy vacation

Even for a rainy stormy stay, we enjoyed Kim’s home. We loved the Brimfield flea market. Also had fun playing games on the lake view porch, which were many because of bad weather. We befriended a snapping turtle that lives near the shore. We named him Gary. The kitchen had everything we needed (except garbage bags). Maines Seafood was a treat. Lobster rolIs and ice cream! It was a nice stay. Thanks Kim

A Hidden Gem!

After 3 tries at booking a rental on the water in Holland, MA we finally got it right. Kim's property is beautiful in every way. The property has a beautiful view from many vantage points--with our favorite spot sitting on the deck lakeside reading, playing games, enjoying water activities and watching the waterfront activities go by. Even the cook had a waterfront view as he stood at the grill overseeing our meals! We stayed as a family of 5 adults quite comfortably. As mentioned in a previous review, the mattress on the bunk bed for our grown son was not comfortable so he doubled the top and bottom bunk pads for the rest of the stay. Kim has already responded previously that real mattresses will soon be on the bunks and that will be an appreciated upgrade. Combined with the things that we brought, there was nothing missing or needed once we unpacked--the house was well equipped and included WIFI and TV. We ate on the screened porch, the lower picnic table/deck and the table at waterside--all were perfect spots. The only nuisance was the many spiderwebs that ended up in our hair as we leaned forward to take in the view. We finally solved the problem by brushing the porch windows and the lower deck with a duster brush. Next time we'll brush them away sooner! Our son-in-law had no trouble launching and docking the boat--a neighbor was kind enough to share the "resident"launching spot with us. Groceries, Movies, Shopping was only 15 minutes away and a delightful Restaurant where you could eat and leave with 3 free books was less than 5. The house is situated in a closely spaced neighborhood so peace and quiet prevail and needs to be respected. We enjoyed this setting--away from noise and parties. Kim, the owner was extremely responsive each time I wrote her and willing to help in any way. Honestly, we'd highly recommend renting this house from this owner without reservation. In fact, we plan to do so ourselves again next year!

Family vacation

This is the second time we have stayed here. Our family loves the lake and everyone is friendly. There was a lot of fishing, 4 pound bass was the winner! The guys went golfing and we all tried mini golf. We brought our kayaks but there are some there for you to enjoy! Perfect relaxing meals on porch. It was an all around great vacation!

Amazing stay

Where do I even start. This lake house was so cute. Clean and comfortable. The decor was cute, and the lake access was amazing. We used the Kayaks a few times and swam almost every day we were there. The neighbors were friendly and waved as they boated on by us on our little floats in the lake. There were plenty of dishes and kitchen supplies including a cabinet full of spices and other odds and ends stuff. The shower had great pressure, and having 2 bathrooms with 5 people was a plus. We were close enough to the highway for easy access to go traveling, but we never felt like it was anywhere near us while we were at the house or on the lake. I would say that if you prefer a softer bed, the Full sized one in the "mother-in-law" area was softer than the main Queen bed. My 14-year-old loved sleeping on the Futon in the sunroom and waking up to the incredible lake view every morning. Also, if you didn't know, Massachusetts has 36 unique spider species. I swear we saw them all outside the house, but that is to be expected in an area like this. We left most of them alone and they left us alone. I only reached out to the owner once to ask a question, but her response was timely and friendly. This was our first trip to New England, and we can't wait to visit the area again. Thank you so much for such an amazing place to stay!

Quiet Holiday

Everyone in the neighborhood was kind and courteous. The house is nice and met our needs. There are some updates with nice carpet and appliances and also a few areas whoch may benefit from some TLC when time allows. The porch, with lots of windows facing the water, was a nice bonus as was the large dock. We enjoyed our stay and appreciated the ability to stay for a week.

Why they chose this property

When we bought this house, we were from an ocean community in MA, and while we knew we wanted a home on the water, we decided hurricanes, erosion and maintenance were deterrents to buying on the ocean. We began to spend time away on lakes in New York, Vermont and New Hampshire and finally decided we did not want to travel hours to our get-away, so we started looking closer to home. During this journey, we learned a great deal about the importance of being on a healthy lake, and we were enamored with Hamilton Reservoir -- even in the off-season. We love the fact that the lake is fully recreational, year-round. We especially enjoy the Sturbridge, Brimfield area, and most of all, we enjoy being out of the mainstream, yet 10 minutes to fine dining, cinemas, shopping and Old Sturbridge Village for that rainy day. Oh, did I mention that fishing is a family hobby?

What makes this property unique

We enjoy sitting in our 3-season sun room overlooking the lake, as well as the beautiful view from our kitchen and living room. The outdoor, two-tiered patio was a huge draw for us, since this spot is all about outdoor living. The large picnic table is under the sun room, which allows for dining outside in the shade, and the small table for four on the patio is perfectly situated right on the water -- complete with swivel chairs, so you won't miss any of the activity! We also have a lakefront fire pit for evening fun.
