Spacious ADA accessible Victorian in the Heart of Manitou Springs
Although built in 1872, we fully restored our Victorian from 1977-79 so it offers turn of the century charm with modern conveniences. The first floor is handicapped accessible for non-motorized wheel chairs with a queen bedroom and ada bathroom ensuite. Located within blocks of Hwy 24 and within minutes for I-25 it is an easy drive to over 25 local attractions, including Garden of the Gods, USAFA, Cheyenne Mtn. Zoo, Cave of the Winds, etc. Manitou is a wonderful place for a vacation, awarded 3rd friendliest US city by Expedia, with many special events during the year which you can preview at the Chamber of Commerce website. For the people in your family who want to be able to walk to the shops, restaurants, galleries and events in Manitou, then this is the ideal home. The Victorian is 3,200 sq ft and located at 109 Pawnee Avenue in Manitou Springs, CO 80829. The backyard is a great outdoor gathering space, handicapped accessible with electric lighting. It features an outdoor kitchen with gas grill and granite countertops, a gas fireplace with outdoor dining area for 30, a water feature during the summer and fall, and leisure eating eight. The quarter acre fenced backyard offers privacy, a gazebo with electricity, the original Manitou Jail, basketball area, horse shoe pits and a children’s play set. The Manitou Springs Library is across the street where free concerts are held on Tuesday nights during the summer. Little London Winds offers free concerts on Monday nights during the summer in Soda Springs Park, within easy walking distance of my Victorian.

The property has so much character & charm! We had a family reunion with folks from all over the US, along with other family members from Colorado Springs. We were able to visit, play board games, eat, & have lots of together time at the house. It was something we’ll always remember!

This beautiful home was perfect for a large group. Joanne was responsive and very helpful. The location of this house is perfect. We walked to downtown shops and restaurants several times. Everything you might need is in this house. It was a great stay and we intend to come back.

The Victorian's 3200 sq ft gracious floor plan creates an easy flow for parties and entertaining. Toys and games, TV room, piano or casino set up offers something for everyone. Amenities such as an electric griddle for morning pancakes, styrofoam containers for picnics or crock pots for dinner after a day's exploring, as well as, spices, screwers for s'mores and an electric wok offer variety to the cooking experience! Two second floor decks off the bedrooms, a 2000 sq ft patio and a dining table seating 14 adults create comfortable spaces that invite guests to relax and connect. The goal is to create life-long memories!
If a rating of "very good" were available as a choice I would have chosen that, but as our experience was closer to "excellent" than "good", I chose that.The high points of the property included cleanliness of the important aspects (bathrooms, kitchen, bedding & linens); location close to the main street and local attractions; capacity for large family gatherings (large common areas as well as lots of smaller spaces for quiet conversation); ample parking (we had 5 vehicles). The owner made available lots of toys which delighted the small children in our group.There were some aspects that we were apprised of by the owner but wish we had better understood. One was the absence of air conditioning. We were not adversely affected, as there were plenty of fans and we were fine with opening windows in the evenings and closing them in the mornings. However, this could be an issue for guests that are sensitive to heat.Guests should be aware that there are 5 "normal" bedrooms, each having a door and standard height ceilings. A sixth room has a queen bed, but it lacks a door and also houses the stairs to the attic, where there are five more beds and a full bathroom. The attic stairs are steep and not appropriate for small children, and the attic ceilings are low. Also, the tub and shower in the attic are built into an eave, meaning the shower is low and it isn't possible to stand up in it.In short, though, the property is a great value and great for large family gatherings.

This 1872 home was not built to current codes. There were somethings we could upgrade when we gutted and rebuilt the home in 1977, but the stairs to the attic and adding a door to this bedroom were not possible. Which is why our descriptions are very clear and we hope guests will fully read them before booking.
The home's listing doesn't include AC. It can also be a surprise to guests upon arrival if they don't read the descriptions of the bedrooms and stairs before they reservation. The descriptions of the bedroom includes the facts that it has no door and the stair to the attic are noted "not to be used by children under the age of 7".
Guests can be comfortable if they use nature's "AC" by closing the windows to capture the cool nights' air for the daytime. Sitting outside on the tree shaded patio is an opportunity for large family gathering with the small decks for quiet conversations.
It is always good when guests' experience is excellent in spite of the inconveniences of an older home.
We came for a wedding… loved this property! Took us back in time with vintage decor. Just a short walk to the shops in Manitou, which was amazing! We’d come back here!

Wonderful stay! We had a group of 14, 11 adults and 3 children and there was plenty of space for everyone and then some! Great location, and huge backyard. Would definitely stay here again.

Beautiful Victorian home with so much charm! Our family stayed for a wedding in Manitou and loved everything about this home. Location is superb. Within walking distance to all the shops and restaurants but it feels like a quiet country home in the backyard. The yard is huge and was perfect for our wedding rehearsal lunch/dinner. We had plenty of seating and the children had so much playing. Highly recommend!
The property was very spacious and we had enough room for everyone to spread out and enjoy themselves. The property owner was easy to communicate with and very prompt in her response to our needs.
This is a very interesting,old and quirky house. The location is great. There was room for everyone! It was lovely to sit around the huge table in the sunroom and visit with family. My granddaughter even played the piano for us!

A wonderful stay a block from downtown Manitou for my 2 sisters and their husbands, brother, and some of their adult children. Everyone enjoyed a couple of picnic suppers on the patio and the renovated old house. Very close for visiting the zoo, Garden of the Gods, Pikes Peak Cog, Red Rock Park, and Manitou attractions.

Stayed here with friends for a long weekend, Joanne was a great host! The home has so much space - we only had 8 adults but could have had 2 more adults plus kids comfortably. The backyard is incredible, and proximity to downtown Manitou Springs allowed us to walk to food, coffee, and more!
We really enjoyed being so close to the charming downtown area. The house was fun and easy with lots of kids.

It is always good to hear that guests are enjoying the variety of places my home and backyard offer for intimate to large gatherings. Whether it be a couple enjoying morning coffee on the front porch deck, a small group sharing their day's excursions over appetizers on the back deck or everyone sitting down to a meal in the dining room or loading up their plates from a BBQ buffet outside on the patio. The walkability of my home to everything Manitou has to offer makes for a relaxing, easy flow of a myriad of opportunities from hiking to shopping, from picking up a quick treat to reservations for fine dining, choosing to learn a little of the local history to soaking in the therapeutic mineral springs waters.

Our adventurous group of 10 had a great time in manitou springs. The location of the house was amazing. It was big enough to accommodate all of us comfortably. It was unseasonably hot in manitou this week and the house was warm during the day (no air conditioning) but it did cool off reasonably at night when the windows open and fans blowing. The host was attentive to any need we had.

It is always delightful to host large families! Even with the record heat wave, they were able to relax and enjoy their time together, taking advantage of the various indoor and outdoor gathering spaces at the Victorian. They explored local trails, mineral springs, shops and restaurants in walking distance in historic Manitou and toured the natural wonders, world-class attractions and adventures of Pikes Peak area, creating life-time memories.
Great place for family get together and exploring Manitou Springs and area. Rooms and bathrooms for everyone. Lots of kitchen items etc. It is an old Victorian house, but that is what we expected.
This is a perfect place for large groups. Plenty of space for all. Very close (walking distance) to restaurants, coffee shops, ice cream and the arcade. And there’s a free shuttle that takes you throughout the city. Close to many attractions including Garden of the Gods and the Incline. Back yard was perfect for lounging and meals. Lots of seating!
