Waterfront resort combines six homes to sleep 90+! The homes are a combo of the 1870's & 1930 Historic homes & 3 newer homes all up to the standards & expectation of modern times. 21 Bedrooms & 19 bathrooms w/ other nooks & lofts to sleep. All buildings are in walking distance of each other w/ pool & clubhouse/flex space centralized. PLEASE see below for the bedroom configuration to make sure it works for you.

This is a beautiful six-home, lakefront resort w/ TWO in-ground pools & 1500 feet of shoreline, surrounded by woods at the ridges of Appalachia. It is full of beautiful acreage, surrounded by woods, & BREATHTAKING views! It is accompanied by 2 pools, 3 hot tubs, dock, beach, sand volleyball, 2 horseshoe pits, a boat ramp, kayaks, 3 wood burning fire pits, all included! We even have a playground for the little ones w/ an in-ground trampoline!

Have boats or watercraft of your own? Bring them! We have a boat ramp right onsite & plenty of room for your trailers and docking. Play volleyball, corn hole, Beersbie, ladder golf, giant Jenga, life-sized chess, or just play in the cleanest, coolest water on the lake. The water comes right out of the mountains & dumps right at our feet. We are actually in one of the best areas to fish, right near Little River & Spring Creek! Eat s'mores by the campfire at the beach & watch AMAZING sunsets! String Light courtyard, privacy, & plenty of room to stretch out! SO much to do!

Close to Pirate's Bay (seasonal water park), DeSoto Falls, Cherokee Rock Village, Little River Canyon, Orbix Glassblowing, snow skiing, horseback riding, endless trails, rappelling, caving & ziplining. We are in the ABC triangle meaning we are an hour & a half +/- from the ATL, B'HAM, & CHATT Airports.

The views are incredible & the main house has 1870's charm mixed w/ 21st century décor & conveniences. The Rose Cottage is adorable & the crazy 1930 home is so whacky & fun, w/ its uneven doors & slanted roofs. The new homes are gorgeous & loaded w/ heavy trim & upscale appointments. Breathtaking views of the lake, mountains & lawns from all units & you can even see how the sunset pours colors into the houses at "golden hour". We also have LOTS of stars, it just gets better & better!

This property is also an event venue & has had many beautiful weddings. This property is 1 large main house, an apartment over the garage, a guest house, a bungalow about 240ft from the main house, 2 studios about 350ft from the main house, a 2-story home about 500ft from the main house, & a studio type property 500ft from the main house.

Main house has 5 Bedrooms, plus the upstairs sleeping porch, 5 full baths, & two 1/2 baths. The "Den" above attached garage has 1 bedroom & a full bath. The "Rose Cottage" has 4 bedrooms+loft, & 3 full size bathrooms. The "Imperfect Perfection" has 2/3 bedrooms, & 2 bathrooms. Studio A is a studio w/ 1 full bathroom, Studio B is a studio w/ 1 bedroom & 1 full bathroom, “Blue with a View” has 3 bedrooms & 3 full bathrooms, & the "Stilts" is a studio type home that has 1 living area/king room w/ an open sleeping loft.

1. (April-late Nov & all major Holidays): Full refund if canceled 365+ days prior to check-in.
2. Any dates not listed above are a Full refund if canceled 60+ days prior to check-in.
*If cancelled after those deadlines there are no refunds.
*Please note most bookings are split into 3 payments: at booking, 90 days prior check-in, & 60 days prior to check-in. If you cancel more than 90 days prior to check-in, you will only forfeit your first payment.

*New units are continually being added to this resort. If you want the whole property reserved for your group only, you will need to book all of the units that are projected to be completed during your stay.
**The lake level does go down a few feet in late fall through early spring and may affect boat launch, dock usage, watersports or lake views.
**The full size bunk beds have a weight limit of 250lbs up, 300 middle, 175 trundle. The twin metal bunk beds have a weight limit of 220lbs upper and lower.
**We do allow pets; however, there are requirements that must be met & a pet fee MUST be paid. Please discuss with us before booking.
**The water recreation is a good walk but is accessible by vehicle. We have 5 acres and you can drive right to the dock if desired. Too much to describe, so please see pictures
**The pools are open from all year & can be heated in the fall, winter, spring at an addt'l cost.
*The front and back porches at the "Imperfect Perfection" home do not have handrails. Neither code nor insurance requires it because its height. We just like transparency & no surprises.
**Full disclosure pool areas & exterior entrances are covered by security cameras.

*CLEANING FEE DISCLAIMER: We are disenchanted that we have a pass-through cleaning fee so high these days but w/ everything going on in the country w/ higher costs & labor shortages, this is our new reality. We understand that when this fee is split by the large groups that is nominal per-person but we want you to know our hearts are that we wish it wasn’t so high regardless of that. It is a very large house to turn over in such a short amount of time & weekend help is extremely hard to find help. We only have 1780 people that live here so we have to be the highest paid to retain the best & they are AWESOME! Conversely, we are pleased to remind you that we have so much included w/ this property (ask us for out Items Stocked List. Seriously, we provide SO much!). You don’t need to bring trash bags or paper goods. We stock enough for your entire stay, not just a starter amount. Bathroom & facial tissues, paper towels, trash bags, napkins, salt & pepper shakers, DW detergent, laundry detergent, aluminum foil, zip lock bags, plastic Saran-type wrap, shampoo, conditioner, body wash, bar soap, Q-tips, cotton balls, hand soap, kitchen sponges, & Dawn dish soap. We have hospitality boxes w/ all sorts of things guests may forget. Our guests have told us in reviews that all they need to bring is food & clothes. One last thing on cleaning: If you are going to check out on a weekday, please inquire if there will be a break in this fee. There is no way for us to separate it out so we would be happy to address on a case by case if you initiate. Thanks for considering booking this AMAZING property.
