Bella Riva Condominium 308 Professionally Managed by Newman-Dailey

Bella Riva is a low-rise luxury Gulf-front Condominium featuring just 45 residences located on beautiful Okaloosa Island, . The lush landscaping and the Mediterranean design of the building create an upscale and relaxing beach environment. This four-bedroom condominium is 2,400 square feet, and is situated directly on the Gulf of Mexico. The third floor view from the expansive balcony at Bella Riva 308 is impeccable, and this particular condo is situated within the most preferred stack of the building. Both Gulf-view bedrooms offer gorgeous beach views and access to the large balcony. The Master bedroom features a King bed and large master bathroom with a large garden tub, a walk-in shower, and a dual vanity. The second Gulf-view bedroom has a Queen bed and an en suite bathroom with a tub/shower combination. There are two additional Guest rooms both with King beds and share the third full bathroom (1 King room has a dresser but no closet). Bella Riva 308 includes a dedicated, covered parking space and additional parking in the common parking lot located inside the gates of the resort complex. There are nearly 400 feet of private beach at Bella Riva as well as a dune walk over, fitness center, pool and a hot tub. This luxury home provides the perfect combination of high-quality accommodations with a more private location on pristine, uncrowded beaches.

Bella Riva Community a fully-equipped fitness room, security gates at entry, private beach walk over, and each residence has an assigned, covered parking space under the building.

This condo rents weekly Saturday to Saturday year round.  
We do not rent to anyone under 25 or to students. We require 1 parent for every 2 people under 25.

No pets allowed. 

No trailers, boats, or wave runners, RVs, buses, or motor homes are permitted to be parked anywhere on condominium property, including the parking garage. 

Guests receive a welcome kit with small dishwasher detergent, dish soap, sponge, a roll of paper towels, and laundry detergent. There will be an initial trash liner in each receptacle and a set of toilet paper and soaps for each bathroom provided. Guests will need to replenish supplies for longer stays. In addition to our welcome kit, we also supply basic cooking essentials like salt, pepper, and oil.

Needs work.

Air conditioner and ceiling fans did not work in second master. Thus was reported and we were told a fix would take weeks. This summer's guests should be warned. That room was not comfortable at all.

Beautiful views

We had a great experience, the property was everything we had hoped it would be. There were a few items that needed to be addressed and the management company was responsive and helpful. There was more than enough space for our family of 5 and the balcony was the best feature.

Property was in terrible shape. Refrigerator, stove,dish washer , appliances not functional. Refrigerator was out. Bagged ice was delivered to us every other day. The stove igniter was out so as igniting -00% of the tome and the unit smelled of gas. We did not use. True dishwasher was not attached to the cabinet frame so dangerous to open as it would fall out when pulled . This is a sampling of the appliances. We ate all of our meals out . The hot water heater would heat enough for 1 or 2 showers before becoming cold water. The unit was a 4 bed room unit to accommodate 10. We only had 5 persons and we took cold showers. The outside porch was unclean and the cushions on the furniture worn out and dirty. We arrived on Saturday and on Wednesday the porch was pressure washed and cushions in the chairs replaced. We lost a majority of our food as a replacement refrigerator did not cool and a second replacement was delivered on the 3rd day. I strongly recommend that this unit not be rented until repairs are co

Beautiful views

Condo is beautiful, clean and as stated in the online listing. Views were stunning from the balcony. The grounds and entire building unit is clean and beautifully decorated, easy beach access. This was a 5 week girls family trip. We loved the condo and very familiar with Fort Walton as our mom and aunt went every year with their spouses until they passed. This is probably their last visit. It was so great to see their smiling faces and memories from past visits. Neighbors living there were very friendly and helpful. Communication with management was great during the first week very helpful and friendly service but during the second week on two occasions we never heard back and nothing was done during the last three weeks of our stay. The cable stopped working, called management so they would know about it, she tired to talk me thru it but it’s not my responsibility to move/slide heavy furniture to check plugs/connections. She told me they would get back, they never did so next day I called cable company myself and they fixed problem. Dishwasher is not mounted to counter so every time we opened door it would rock forward and the racks slid forward to the point it was nearly impossible to load dishwasher it took two people to load it and the door touching the floor, management took pictures of it but nothing was ever done. The codes to gate, entry door and pool change monthly so we were locked out for about 30 minutes until a neighbor let us in. I called management they said the codes are on the packet which is true but it was for January only and we didn’t know the codes changed monthly and we were not notified. I would recommend staying here. We really wanted to rent next year but decided against it if communication is that slow, the service was great but slow on the cable and dishwasher situation. Heated pool and hot tub were great. The hot tub stopped working two weeks after we arrived and was never fixed before we left which had nothing to do with the management of our individual condo unit as it was the management of the entire building. All in all we had a fabulous time. Really enjoyed our visit. Thank for having us. I would recommend this lovely condo.

I thought the condo was great for our family of seven. there was plenty of space for everyone comfortably. The beach was right out the back within walking distance. Everything was clean and in working order for the most part. I would recommend this unit, and will plan on coming back.

Fantastic Condo With a Perfect Oceanfront View

We have vacationed at this 4 bdrm. condo for several years in a row. 3rd floor is the perfect level. Not too high, but high enough not to be disturbed by noise from guests at the pool. Fantastic ocean front/beach front view. Condo comes with 2 chairs and an umbrella for the week as well as several free activities like snorkeling, parasailing, putt putt, water park, dolphin cruise, and movie rental. The new addition of a gas grill on the balcony was fantastic. The balcony has several comfortable chairs and loungers as well as a large table. The condo has 2 master bedrooms and baths, with both having access to the balcony. We LOVE this! Our bath had a large walk in shower with three shower heads, two sinks, and a Jacuzzi tub. The other master bath is spacious with a walk in shower and single sink. The other two bedrooms both have a King sz. bed, and share a bathroom with a single sink and tub/shower. The couch also pulls out into a bed. The condo is spacious and plenty of room for the 8 of us, with a large den and dining room table, and good size kitchen with a long bar that 4-5 can eat at comfortably. There is a large television in the den and a big television in each bedroom. The condo has a washer and dryer, iron and ironing board which we used regularly. The colors, furniture, and decorations are done beautifully, with a fresh new paint job since we stayed last year.( Now, in tans and beige vs. peach and green in the past, which were also pretty). Our girls used the work out room several times. The complex also has a hot tub and pool. Overall we love this unit !

Premium condo and location!!’

We love Destin but let’s face it, Destin can be a bear when it comes to traffic. We were 5 miles from Destin and all our favorite shopping/dining locations. The beaches were just as great in Ft. Walton and I totally recommend staying at Bella Riva! If you didn’t want to go grocery shopping in Destin then you don’t need to. Just pop over to the Shalimar area which was just minutes away. Great location and beautiful condo!

We enjoyed our stay at Bella Riva 308!!! Everyone at Newman Dailey were wonderful to us. Eddie, Jason and Carrie made the check in process easy and informative for our stay!!! We like this unit and have stayed here several years. it is difficult to find a four bedroom that is not a penthouse. Positives::- nice interior, beautiful kitchen, enormous balcony with a perfect view of ocean and Beach. enormous TV in the den and big TVs in the bedrooms. WiFi works well now that the box has been moved into the den. Negatives::- ceiling fan in both master bedrooms work on extra high or off only. so at night time you feel like you're going to be blown out of the bedroom and it is difficult to sleep or it is a little muggy if the fan is off. One of the fans wobbles badly and makes noise, again making it difficult to sleep. The refrigerator takes about seventy-two hours to cool well. Beware of the dresser in the master bedroom closest to the balcony and den. I badly pinched and cut my pinky twice on the dresser handles. part of the digital display is out on the dishwasher - a little tricky to figure out the settings. Overall a nice unit, but feel it is a little overpriced for Okaloosa/ Ft. Walt

Beautiful Condo

Absolutely beautiful condo and building amenities. Our family rented two different condos and both were outstanding. Only issue we had involved the internet and cell phone use within the unit. Many thanks to the owners for sharing their lovely beach home.

This Place is Perfect!!

We had an adult vacation with 4 couples and had plenty of space to be comfortable and still have plenty of privacy when needed. The Balcony is huge! The condo was well equipped for our needs and we did not have any issues with appliances, or electronics other than it took about 48 hours for the fridge to cool down (pretty typical in many places). Located directly on the beach was great and the pool was nice but a little smaller than we would like but since it was later in the year, kids were in school. The beach is beautiful and the area is close to grocery, dining and the airport. We adore this part of Florida and love visiting! This condo is perfect for big families or 3 or 4 couples. We would book this condo every year!

Fantastic condo all around!

If you enjoy high end furnishings, beautiful decor, Viking appliances, comfortable beds and linens, and a large balcony with an outstanding view, then this is the place for you! We stayed with our family for a week in August and loved every minute of our vacation. We will definitely be returning to this unit for our next visit. We even got to see sea turtles hatch right in front of our condo during a stay- just the icing on the cake for a great trip in a beautiful condo!

We loved the unit overall and the condominium as a whole. Very nice, gated with a nice size pool. I'll start with the good. Nice size kitchen with awesome appliances and well equipped. The condo was very clean upon arrival too. It was very spacious as we had 3 families staying in it. It also has a huge balcony. We sat out and enjoyed the views a lot. The beach was perfect size and not too crowded. We were able to set up our large tent and have plenty of room. A few issues with the unit, however. First day we were there, the master toilet wasn't flushing. We put in a service request and it was attended to promptly, so props to the management company. Refrigerator wasn't cooling at first but maintenance man informed us it takes 72 hours to cool and he was right. By Monday it was cooling and worked just fine. We did have a few issues however, starting with the barstools. They are all wobbly and too dangerous to sit on for small kids and adults. They need to be replaced. The wifi didn't reach to the common areas

May 2016 Stay

We had some issues with the appliances. The Dishwasher would not work and upon visit from repairman we were informed it was a fire hazard. There had to be problems with this in the past because the panel was obviously damaged. The washer did not work so second repair visit for kinked water line. Refrigerator also did not keep food cold without human intervention periodically to reset the max refrigeration. Advised this was best course of action from the repair guy. Totally unacceptable. We had to buy ice almost daily as the ice maker was not working correctly. All high end appliances but none functioning properly should not be allowed. Something should have been done about these things, we were not offered to be changed to new unit or any follow up. Final warning would be regarding the wireless internet in this unit. The router is located in the laundry which is not central and wireless would not work in two bedrooms, common area or balcony. For the rates charged in this unit, I would expect be

We had just taken over the management of this property and all of the issues with appliances have been fixed or replaced with a new appliance. Unfortunately, when a homeowner switches management companies there is a short adjustment period to bring the rental up to Newman-Dailey standards. We are happy that we were able to correct the shortcomings since taking over this May. We hope you give us another chance to earn your loyalty.
