About this property

SweetChick Farmhouse, slight country feel with close city convenience.

This 650 square foot UPSTAIRS unit of the farmhouse is located in North Bryan, Texas near Woodville Rd and Texas Ave.

Private entrance and small balcony makes for easy coming and going. Plenty of room for parking on the round-about driveway.

The house was build in the 1940s and has that old house charm. We have been very slowly working on updating the home, we started with this upstairs unit as it turned out wonderfully.
The property is scattered with large oak trees, giving it has a slight country feel without the commute. You can sit on the front porch and enjoy the view with some coffee or enjoy watching the chickens by the fire pit or picnic table.

The two (2) bedroom, (1) bath home is wonderful for relaxing after a day of shopping, sightseeing, or A&M events. With one (1) queen bed two (2) twin beds and one (1) memory foam roll out mattress that can be placed in the living room easily. It's a comfy spot for family and friends. An self-inflating air mattress is available if a 6th person spot is needed.

In the evenings you can cuddle up around the campfire area while roasting marshmallows, or hotdogs. We provide all the fire wood you could ever need.
Be entertained by the yard roaming chickens they may just want a snack from you or be very curious as to who the new company is.
There is plenty of area for those with kids to play, or the adults to relax.
Enjoy the picnic table to have an outdoor meal with family and friends.

We do provide items for a self made breakfast.
Fresh homegrown eggs, oatmeal, as well as pancake mix, coffee, also some basic pantry items (for example: sugar, salt, pepper, vanilla, syrup.)
We have a fully equipped kitchen to make meal planning easy.
If you have a special request on please let us know.

The house is located 1 mile from the Bryan Regional Athletic Complex.
7.7 miles to Kyle Field (15-20mins)
4.5 miles to Texas Equine Hospital
6.2 miles to Messina Hof Winery (10-13mins)
3.2 miles to Downtown Bryan Historic District. (5-8mins)

Your entry door will be on the left side of the house where the stairs are located with parking right below.

*If booking more than one trip let I know before you book so we can make price adjustments for your multiple weekend.

The rental is primarily used as a rental and not lived in by us, the owners. We are conveniently located downstairs in our own unit. If you have any issues we generally are available to fix it fast.

Booking Tips:
*Potentially High Noise dates at Night: Dec 31-Jan 2, July 4, May 5th
these particular nights there will be late night fireworks and parties going on in the area. It sometimes makes for a great show but can be bothersome for those that don’t like the noise. There sometimes are dozens of neighboring properties setting off fireworks. Which causes dogs to be upset and also bark.

*When Raining there is not a covered parking area, the stairs are not covered either. The Entrance door is covered though.

*Please keep in mind this is an upstairs unit and is NOT handicap accessible. While we would love to accommodate everyone we want to make sure you are informed that there are many handicap situations that we sadly cannot fix.

If you are wanting to have a small gathering, in most cases that is absolutely fine. If you are curious, please just ask. While we steer clear of the loud music with bass and crazy shenanigans (if you know what I mean) Baby Showers, Wedding Showers, Engagement, Graduations parties on a certain level acceptable. We do like to be informed when this is going on a head of time so we can make sure our animals are situated. We love accommodating what we can.

A cozy stay
The upper level of the house where we stayed was clean, comfortable, and cozy. It was fun to visit with the chickens, kittens and baby lambs on the property. The host was friendly and helpful.

Cute, cozy farmhouse
Our kids had a great time feeding the chickens and sheep, they played in the yard for hours and begged not to leave. At night we all enjoyed a lovely bonfire and had s’mores. It was a beautiful weekend getaway with the family that we really enjoyed.

Disappointed
My husband & I reserve this place for 28 days. Upon arrival checking in was easy. Some may say cozy while we felt cramped in this rental. Communication with the owner most inquiry answered back in a reasonable amount of time. Due the furniture in the living room being uncomfortable and causing pain in our backs, hips & knees we had to cancel after only 5 days. Our biggest complaint was the amount we were charged for the 5 night stay $220.16 a night. Right now it is listed for $119 a night for 5 nights. Renters beware if you have to cancel, don't expect a reasonable charge. Nothing you can do, the owners was paid months in advanced. You are at their mercy.

Great place
We enjoyed our stay of 45 days. Loads of history, many shopping opportunities. Host lives downstairs and took care of all our requests and needs very quickly. We also enjoyed the friendly animals, had a cat greet us at the kitchen window most mornings. Matthew took me fishing, which was fun. We would recommend this down home place to any and all

We both have lived in the Bryan/College Station area for more than 25 years. Both of us grew up here as children and have watched the city grow and change. Now that we have children of our own, they get to grow up here as well.
We bought this older home in hopes to fix it up and the enjoyment of having a slight country feeling. It has given our boys room to play and lots of opportunities to learn new things.

Why they chose this property

This property is located in the far North end of Bryan. It is conveniently located to many popular places. You don't have to drive through town to get on the highway. There is a lovely pasture behind the house with cows and horses that are so enjoyable to watch. This property has a slight country feel without the commute. We also love the experience of serving guests and the space it gives for children. It gave us the opportunity to do many things that we love like, gardening, raising chickens, kid activities and a peaceful feel of country life but without driving forever. We bought it to fix it up as well as we love older homes and enjoy to satisfaction that we made something better then it was before.

What makes this property unique

What made us pick this house was because it gives our children plenty of running room and allowed us to have a big garden fruit trees and chickens. Even though it was on a main street the house itself sits so far back that you don't even notice the road. The large oak trees give it a peaceful feeling, and it's nice and shaded. Even though we live here the way the entrances are set up has been wonderful because we don't even notice the coming and going of each other. Both sides have a great private feel.

Oh and the cows! The pasture behind us has cows and some of them will come right up to the fence and let you feed them grass. I love hearing the occasional mooing. We only have 2 neighbors to the left and right of the house which makes for a more get away feel. We might have a new one soon diagonally from us but they have not built anything yet.

The house is for sure a fixer upper but we have learned so much and have been able to teach our kids so much with the work. We do try to do everything ourselves as we can.
We love having the upstairs so we can have family and friends come stay as well as guest like you!
