Overall beautiful property in very convenient location in Lakewood. Owner requires extra liability coverage in addition to standard VRBO coverage and has a separate liability agreement/ rules that you are required to sign: some highlights include leaving sheets on the beds so that they can be inspected for stains after you leave, acknowledging that your coming and going through the front door will be actively monitored by owner by the "Ring doorbell" to make sure you're not hosting a party or letting extra people in, and agreeing not to film pornography in the hot tub... Overall the amount of rules and monitoring kept us from feeling comfortable

VRBO recommends that hosts have their own separate rental agreements, especially for longer stays, which is what I typically book. The guest's required additional insurance ONLY covers accidents of the guest, if they're documented. If there's damage and they break a house rule (smoking, party, etc.) CSA will not cover it. Unfortunately, it's necessary that everything be documented between guests, in order to make an accurate damage claim and get reimbursed. Not all guests admit or agree to their damage, so it's very hard for hosts to prove otherwise, if the guest doesn't agree to the claim. The "Ring" doorbell merely verifies the accuracy of a booking and also helps with check-ins, service appointments, Amazon packages, vehicle security, potential liability issues, etc..
I hope this helps, as I can appreciate how you feel. In this industry, hosts have to plan for the unexpected and any guest could be the 1% that ruin it for the other 99% of honest and respectful guests like yourself.

Matt has a beautiful house with an amazing deck that is well stocked for an extended stay with our family! Matt was so easy to get in touch with and proactively reached out with upcoming items we needed to know, etc. We would definitely suggest this place for anyone looking for a short term or longer term stay in the Dallas area!!

The house is Misrepresented ....dirty and smell dog, and you cannot figure this out from the pictures ! so dont waste your time
the house is very dark overall not good for families as it is described.
The owner have probably only rented for pets owners dogs air everywhere. the ameneties are average meanwhile it is trying to fake this is a luxurious home it is not at all
The owner respond very fast but does not care about your traveller experience....no consideration at all.
so NEXT is your right move and your best bet, hands down!

This guest arrived on April 1st. My listing pictures were taken on February 24th. Everything pictured is the same. I never misrepresented anything, as my listing description is very accurate. The issue was that she had severe asthma and was highly allergic to pet allergens. She also failed to read my listing description, saying that pets are welcome . She didn't ask any questions about pets or mention any special requests, when we spoke by phone, knowing she had an asthmatic condition. No amount of cleaning would have been good enough for her because pet dander is microscopic and every "pet-friendly" house has some level of pet dander or allergens. The only solution would have been having all new furniture, since she had "itchy eyes" and claimed she couldn't stay there, after 3 nights. I believe she wasn't forthcoming, in case she needed to use her asthma as an excuse to cancel for a full refund, while booking something cheaper. I gave her an additional $2,000 monthly discount and offered a 100% refund, if their flight was canceled, due to coronavirus. Additionally, I had another rental inquiry for the same dates, but I gave her first right of refusal. She could have easily declined to book it or mentioned her asthma for a full refund, prior to arriving. You can't please or accommodate everyone and unfortunately, she wants to blame me for her lack of due diligence and me being a "pet-friendly" property.
I made a reservation for a family that needed temporary accommodations while their home was being repaired.
From my end as the booking entity, it was truly a pleasure to work with the host. He wase very responsive, and it made it really easy for us to secure extension and have our questions answered. Also the family enjoyed their stay - they stayed there for a good amount of time.
I wish most host were as responsive as Matt. Thank you!

GREAT Place for extended family stay
We rented this house for an extended stay over the summer. It was perfect for our family of four and roomy enough to entertain when friends came up to visit our "home away from home". We found it to be completely accessible to all of the places we wanted/needed to go. Tons of awesome restaurants, North Park Mall ( yay Lego Store!!) and the AMC theatre, Whole Foods, Dallas Arboretum, The Perot, DMA everything was a quick and easy drive:) the neighborhood is safe and quiet and full of character. The inside of the house was spacious, clutter free and clean. The hard wood floors and sealed concrete floor in the great room made for super easy cleaning!! The owner is very friendly, knowledgeable about the area and always available should anything arise. I would definitely rent this house again.
