Sparrow Nest is conveniently located off Hwy 121 within 30 minutes of Mckinney, Blue Ridge, Bonham, Trenton, Leonard, and Whitewright. It boasts 2 inviting bedrooms; 1 full bed and 1 queen bed respectively. I can provide a queen airbed wuth linens upon request. Guests can enjoy amenities like a fully stocked kitchen, fenced backyard with a doggy door, washing machine/dryer, AC, WiFi, and all the comforts of home. The view from the rocking chairs on the front porch shows flower gardens, a vegetable garden, and wide open fields, The view out the back yard shows forest and flower beds and room for your furbaby to run.

Linens: If you used a bed, throw or robe please leave it out so I know to wash the linens. (washing unnecessarily wears things out fast).
Trash: I will take it out when I clean the house. If you fill a bag leave on the porch in the morning (not overnight). I will pick up. extra bags are on a shelf by the back door
Dishes: you can leave in the sink for me to wash after you leave, or wash and leave on drying mat, or use dishwasher.
Failure to complete these may result in a negative review from the host.

Quite Country house with Exceptional Amenities

We stayed at the Sparrows Nest for my son’s wedding. I can’t express how much Sherry (the host) went above and beyond to make us feel welcomed. She communicated with us and was extremely helpful and understanding with our families dog (who is a tad reactive). The little thoughtful items that are around the house. (Extra toothbrush in case you forgot yours, items for your pet, fenced in back yard). Besides all that, they have a lovely nature path through their fields where you can walk and enjoy the flowers. (I enjoyed watching the birds and butterflies) it was a nice quiet getaway for a very hectic but beautiful weekend. It is located around a few different towns which offer food. I use the Wild Daisy hair salon in Leonard as well as the cafe across the street from them. Both were amazing. If you are going to be in the area and need a place 9 minutes from Leonard TX. I would 100% recommend the Sparrows Nest.

What makes this property unique

We are on an 8 acre corner lot but are in a bit of a bowl that is enclosed in forest on 2.5 sides. Sitting in the rocking chairs out front lets you enjoy the wide open fields and carefully tended flowerbeds. Sitting on the patio out back lets you face the forest where you might occasionally see a forest critter wander by
