Important Details
No Pets - no exceptions: Jourdanton and the surrounding area may offer other homes that are pet-friendly. This is not that home. Texas House Bill 4164 states the penalty for people misrepresenting their dogs as service animals when they are not specially trained. The State fee for violating this law is $1,000 & 30 hours of community service & will be strictly enforced.

Capacity: The property comfortably accommodates up to 7 overnight guests. If you would like to have 3 additional day guests (up to 9 day guests total), ask when you inquire about the property & confirm your plans before booking. We are a quiet property ideal for small groups & peaceful gatherings, not parties. Only overnight guests are allowed on the property after 10:00 pm.

Check-In/Check-Out: We look forward to welcoming you at 4 PM & kindly ask that you check out by 10 AM. Early check-in is available when possible, contact us a day before check-in to confirm availability. Late check-out may be available when we do not have same-day turnovers. Ask the day before check-out. No extra charge for up to two hours when available.

Age Requirements: The minimum age to book without reviews (or only 1-2 reviews) is 30. The minimum age to book with at least 3 positive reviews is 25. The individual booking this property must be an overnight guest. Please see booking details before booking.

Rental Agreement: A separate rental agreement will be sent upon booking. We will need the rental agreement to be returned within 72 Hrs of your booking. If you do not complete this, we will cancel your reservation.

4 Cars Max: The garage driveway can hold 4 cars. Don't park in the grass. We have a sprinkler system and it can get damaged.

Our home is smoke-free, including vapes. If you smoke, please do so outside & dispose of all butts in the provided container on the patio. If litter is found, we will bill you for the extra cleaning fee associated with it.

Hair dye, water balloons, glitter, or cascarones/confetti are not allowed on the property. They are difficult to tidy & make the property ready for our next guests. We will bill you for additional clean-up if this policy is violated.

For your comfort, we have the home Pest Control treated quarterly, inside and outside. Because we are in a humid area, you may see an occasional bug. Please keep the doors closed at all times to help us prevent bugs. We do not offer refunds or discounts if you happen to see bugs/pests/wildlife that you are not familiar with.

*** GUEST STAYS LONGER THAN 3 DAYS PLEASE NOTE: You may need to replenish your supply of paper towels toilet paper, soap. We will supply enough for the first few days, a starter pack (may last a little longer), after that, these items will be at your own expense.

*Like everywhere, we may occasionally experience outages that are beyond our control during inclement weather in and around our area. No refunds shall be given for outages, lack of content, speed or access to service unless the outage is specifically at our property only. Please report any outage to us and we will contact the power company to get an ETA on repairs.

Security: For your safety, the property is equipped with outdoor security cameras monitoring the exterior doors & yard. Your privacy is a priority, & the cameras are not monitored during your stay except in specific circumstances. Camera 1 & 2 are pointed at driveway & front entrance. Camera 3 is pointed at the backyard. Camera 4 is located on right side of the house facing the street.

There is a camera located inside the garage & this is a locked area not available for guests.

*Security camera may be monitored to count the number of Guests when checking in and/or to see if service providers show up. Security camera notifications are turned off and camera is not monitored once guests arrive. The notifications are turned back on at checkout. However, if we get a report of excessive noise or animals in the home we will absolutely look at the security camera and confirm the report. We always turn off notification and do not monitor it while guests are staying at the home for any other reason.

Private areas are locked. The linen closet & garage are locked. You’ll have access to the WHOLE property, except for those areas.
