About this property

Center Island Location - Across the Street from the Beach!

Sorry, we do not have access to resort amenity cards. We enjoy the beach and grilling on our deck. There are great restaurants off island, on Lady’s Island and in Beaufort. Check out our notebook of menus in our coffee table. We rent by the week arriving Saturday to leaving the following Saturday.

Enjoy what you have always envisioned an island should be! Drive by the boat dock filmed in 'Forest Gump' on the way to the island. Enjoy the large beautiful beach filmed in 'Prince of Tides.' Visit the area which inspires several local famous authors!

Tastefully decorated, our townhouse condo is very spacious with an open living room, dining area, and kitchen area. The view from the wall of windows in the living room overlooks the marsh out to the marina. Beautiful sunsets! The master bedroom has a king size bed, walk in closet and master bath. Our townhouse villa has a fully equipped kitchen and laundry area. We prefer to rent to 2 people as our villa isn't appropriate for small children.

NOTE, this is not a party house. We do not rent to parents who are renting for their underage children to stay!!! We do monitor how many people are staying in the villa and will have security remove tenants who do not abide by these rules.

Fripp Island is a private, gated island with clean, uncrowded beaches which is wonderful for families or just to get away from stressful everyday life! It is a small island with diverse wildlife where you can watch the dolphins from the North shore, play golf at Lady's Island Country Club, or just relax on the beach - it is yours to choose! Be sure to visit nearby Beaufort's many restaurants, antique stores, bakeries, chocolate shops, and bistros or take a day trip to Charleston, Savannah, or to the outlet stores in Bluffton!

We had a great stay here! Furniture was all very comfortable, everything was clean, and the porch gets shade during the hottest part of the day so it's still nice to sit outside.

Lovely unit and nice stay

We were pleased with the decor, the view and the well-furnished kitchen, plus the attentiveness of our host. Fripp was not our cup of tea but the Atlantic Ocean and the deer made up for that. A bit of a walk to the beach, but that suited us fine. Did I mention the view?

We hadn't been back to Fripp since 2020. We were extremely excited to be back. Jean was very quick to respond to getting a guest pass for a day. We had zero issues with the condo and it was in the perfect location. Will definitely stay again!

The condo was the cleansed place I have ever rented for a week. Was exactly has presented. It was the perfect place for a couple. The TV service. roku, left a lot to be desired. Other than that, I would stay here again, You could tell by the way the place was maintained that the people you were dealing with are the best. Thank you for a wonderful place to stay. Beautiful view, convenient location

I’ve been visiting Fripp for 45 years and this is probably the best 1BR stay I’ve seen. Clean villa, good kitchen, beautiful view and a short walk to the beach and pool. Just note that you’ll need to somehow get a Fripp amenities card to get into the pool areas, play golf or access any of the rentals.

Perfect location for everything on the island.

Perfect for two people. Location just across street from beach and large pool and food court. We had small minor problem and owner was quick to respond to issue. Resolved immediately. New flooring in bedroom and new furniture in living room. Everything you could possibly need in kitchen and unit was spotless. Would not hesitate to stay again. Jean is a very concerned owner and a pleasure to deal with.

July vacation

Fripp Island is wonderful place for vacation. 228 Tennis Villa is a very good location. Good for cost of rental. Owner is very prompt and easy to talk to. Need new lines and desperately need bathroom towels. Carpet in bedroom needs to be replaced. Has Clorox spots on big area leading to bathroom. Lots of seating in living room and dining room.

We installed LVF in the bedroom and hallway area, installed commerical carpet on the stairway and changed out some of the furniture. Please check out our new photos. Affordable and good location.

This property has a great location with fantastic marsh views and stunning sunsets. Host was extremely fast with communication. Furnishings and linens, etc., are very outdated, however still a great place to stay for the price.

Pros: -location location location - rental includes a golf cart - well equipped kitchen - perfect space for 2 adults 1 child - responsive host Cons: - rental was really really dirty - uncomfortable bedding (bring your own pillow!) - dated furniture/ decor (think dusty fake plants in every corner) Overall we had a great visit to Fripp Island!

Lisa, I was confused when I read your lists of cons until I remembered that on 7/18 you called to say that your “friends” had accessed our lockbox but couldn’t get the door unlocked. You weren’t arriving until 7/19. If you found our villa dirty you might want to speak to your friends which you allowed access. All of our previous reviews comment on how clean and comfortable our villa is. Also, we had invested in some My Pillows for our king bed so I do hope they are still there. I haven’t met anyone yet who didn’t like My Pillows. I had spoken with our cleaning people before your arrival and again after your review and was assured that the villa was clean before the arrival of your friends.

Wonderful villa for an excellent beach vacation.

Perfect location for beach access. Clean villa and excellent communication with owner. Lots of animals to see on the island which was awesome especially for our kids. Made for the best vacation my family has had.
