Located in the highly sought after community of The Waters on the private side of the lake which is the only community at Lake Anna offering a club house with a pool, tennis and pickle ball courts, a marina (where you can launch your boat) and a community beach with a pavilion. MAIN LEVEL- Blueberry Bay has a modern open floor plan with a stunning two story wall of windows overlooking the lake and marina. Guests will enjoy the large great room with its white stone fireplace and 75 inch smart TV. The gourmet kitchen has a 10 ft quartz island with plenty of seating, white cabinets and gorgeous teal backsplash, high end stainless steel appliances and a gas gourmet (?burner/size) stove, with walk-out to entertainment deck/screen porch and guaranteed gorgeous lake views! Walk down the screen porch steps to the hot tub and relax! The dining area overlooks the lake with a huge Restoration Hardware dining table for the crew to enjoy dinners while watching the boats go by. The high-end luxury feel from top to bottom and color design throughout Blueberry Bay will make guarantee guests that lake vacation experience!

The main level also features two master bedrooms each with their own ensuite full bath, flat screen TV’s and high end furnishings. The main master walks out to an entertainment deck. Guest will enjoy our large pantry off the kitchen with many essentials included and our main level laundry room with washer/dryer. The main level also has a cozy nook for those “working from home”. Every bedroom, including the quad bunk room, has a large screen TV.

LOWER LEVEL - The basement was designed as its own living quarters for multiple families who are vacationing together or multi-generational families. This unique lower level apartment design has a kitchenette, open floor plan with a huge great room, 75 inch TV and plenty of games for the kids, including shuffle board, air hockey and ping pong! The basement kitchen has a quartz counter with bar seating and a built-in coffee bar! Guest will enjoy the two master suites (with high end furnishings) with their own private full baths. Kids will love the quad bunk room and big screen TV and games. They will never want to leave the basement!

UPPER LEVEL - The upper level also features two master bedrooms each with their own full bath and water views! Guests will enjoy the new high-end furnishings and luxurious bedding!

GUEST ACCESS

One week prior to your arrival, we will assign you an access number to enter Blueberry Bay through our front door keypad.
An access pass key is available for guests to gain access to the boat ramp, pool and tennis/pickle-ball courts.

Other things to note:

Boat Slip - We have a boat slip available for guest bringing boats or renting a boat. Since the community marina is located just next door, this makes it convenient for guests to launch their boat from the marina’s boat launch and have their boat in view from Blueberry Bay! We provide the password to access the marina and boat launch.

Community pavilion, beach and playground - Although Blueberry Bay has its own sandy beach, guests can also visit the community playground and large beach area just down the street. It’s a beautiful common area to picnic and play for a change of pace.
The Waters community is truly like no other community at Lake Anna filled with amenioties. The community is very quiet and the streets are great for jogging, biking and walking.

We have all kinds of fun activities including water toys, Smart TVs, XBox, board games, books, and an assortment of toys. When you book your rental, we will send you our list of boat rental companies, (some deliver to The Waters private boat ramp), restaurants, nearby grocery stores and local activities/amenities.

**Additional Information:**
- All guests shall abide by the good neighbor policy and shall not engage in illegal activity.
- Quiet Hours are from 10 PM to 8 AM.
- Parking for up to 6 Vehicles. (No Parking or Driving on Grass)
- No Events Allowed.
- No Parties Allowed.
- No Outside Guests Allowed.
- No Smoking Indoors.
- Absolutely NO Pets Allowed because our family has pet allergies.

**Guest Requirements:**
In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.
