Ft or so cute, charming in-law suite sized studio, with a lovely color pallette of Wedgwood blues, hydrangeas, reds, grey tones, muted greens.... and wonderfully scented essential oiled room fragrances like lemongrass, fresh bamboo, orange ginger, Woodland, peppermint candles, wall plug ins and reed diffuser fragrances to calm and relax the senses.
The space
The 1920's whole house plus this separate charming, basement studio in-law suite with exposed wooden ceiling beams, that accomodates 2 guests. One new queen size bed, and one sofa , with private entrance about 600 sq./ feet located 1/2 block away from public transportation, mini mart for groceries and supplies 1/2 block away. Property located in Historic Germantown, Wissahickon Valley Trail, near Rocky statue, Philadelphia zoo, Boat House row, Sesame Place, Pat's, Gino's cheese steak, King of Prussia Mall.
New rugs, New Sheets, New towels, blankets, New air conditioning/ dehumidifier, and heat affixed.
Kitchenette:
New refrigerator, New coffee maker, New Microwave, toaster oven, new plates, new silverware, pots/pans, new bowls, new coffee cups, new glasses.

Important to note that the front outside entry door is the point of entry to the studio foyer, and not the living space.
However, the front entrance to the living space in the studio is separated by the second wooden pine door. We ask that this wooden pine door always remains closed to keep the heat and air conditioning in the living space.
There is a rear back door to the studio for guests.

Nice, comfortable studio with private access and bathroom/shower. Perfect for a temporary extended stay wherein you can bring your pets and still have privacy --with your own bathroom/shower and cooking area!
Rude host. Amenities wasn't there(hot tub,bbq pot,gym). Heaters didn't warm the area. Threatened to kick veteran out.

Alan was a terrible Vrbo guest.
He booked 12.11.24 to 12.31.24.
He was rude and was seen on our outdoor camera twirling around in circles like a person that is on drugs.
He was smoking inside and outside and caused damages to my property.
My listing is non smoking.
He should have never booked my listing.
He admitted to smoking. I could have terminated his booking without refund!
I chose to give him a chance, then he smokes and damages my property.
He has been harassing me.
The amenities are the same.
Unit offer warm toasty heat and 14k BTU air conditioning.
The property look exactly like the photos.

If you buy cheap..
The Owner I’ll say was very reasonable and great with communication. Even if there was an emergency was willing to work with you with any adjustments with your stay. However, being told I had to wait outside while having the “maintenance” man work was rather annoying. Had to do regular maintenance on the humidifier, and air conditioner was also also something I didn’t think I’d have to do, if you don’t it’ll be hot, humid, floors wet with the humidifier leaking. The neighborhood had the worse parking available, not to mention the amount of broken into cars in the neighborhood. There were more tarps, shower curtains and window curtains than I’ve ever seen in my life. Was it a cheap stay? Yes. Was the owner someone reasonable, and easy to work with? Yes. Will I stay at this location again? In the politest way. No.

John booked the budget friendly Germantown studio unit from July 1 to July 15, 2022 for a very fair price!!
This guest admitted that he was responsible for blowing power in the studio by text.
Since John blew the power in a portion of the studio we placed an emergency
maintenance call, and maintenance arrived within the hour to assist him, since coronavirus this type of response time is almost unheard of.
I am not sure if John was accustomed to living on his own, because he actually contacted me about adjusting the air conditioner temperature which was simply to adjust the temperature up or down by pressing the up or down arrow!!!!!!
We sent maintenance to help him press the arrow to simply lower the temperature which any 10 year child would have easily understood.
All guests even have written instructions with photos to adjust the air conditioner.
The floor dehumidifier is not even needed as the air conditioner unit has a dehumidifier custom affixed in the unit.
Guests like this should be assisted by a partner, spouse, or caregiver.
Clearly John needed assistance with independent living.
He was pleasant but immature as a man who should know how to adjust the temperature on the new 14,000 BTU air conditioner unit by simply pressing the button up or down to adjust the temperature so that the space was suitable.
His wife was not with him when he checked in.
Perhaps she should have been available to assist him with independent living.
Germantown is a lovely neighborhood.
My Porsche is parked in front of my home and have never had an issue.
This is an untrue and racist statement.

A STAY FROM HELL
STAY AWAY! This place is a run down cramped basement with very old furniture and equipment, smelly, dirty, everything is either sticky or dusty or simply dirty. There’s spider webs on the ceiling, electric extension wires everywhere, the bathroom ceiling will touch your head and the shower is so small you can’t turn around when you shower. The bed sheets felt like sand paper. There was a power cut in the middle of the night. They refused to refund me even though I stayed for 1 night out of 7 and tried to charge me an additional $300 “air condition” fee. I had to get the help of my bank, cancel my card and dispute the transaction in order to block the “air condition fee” and get a temporary banks refund..it’s by far the worst place I’ve ever been to and a terrible experience...

Local Philly boy returns to his old neighborhood!
It’s difficult trying to find a cheap hotel/air b&b in Germantown, since my friends also moved out of the hood. Mia was a cool host and communicated well to make sure I was comfortable or needed anything while coming back for the weekend. I’ll be booking w/ her the next time I return.
