Can't decide between the two most popular neighborhoods in Mexico City? With my one-of-a-kind 3BR/2.5 Bath work of modern art by renowned architect Javier Sanchez (who built the 2-Michelin star Pujol and nearby Parque España), you don't have to choose--located on the street which forms the border between Condesa and Roma Norte, steps away from all the best bars, restaurants, and sights in both neighborhoods, some of the best in the whole city. Despite the proximity you will be in a quiet, safe, and luxurious refuge to allow you to sleep in peace.

-3 minute walk to Parque España
-8 minute walk to the pink line of the subway (which goes straight to Centro Historico
-8 minute walk to Amsterdam Ave and Parque Mexico (My favorite park in Mexico City
-10 minute walk to Bosques de Chapultepec (the Central Park of Mexico)
-12 minute walk to Paseo Reforma (the most iconic street in Mexico City and one of it's biggest business districts)
-15 minute walk to Plaza de Cibeles
-Within a 30 minute walk or 10-15 minute uber/bike ride to the farthest points of La Roma , La Condesa, Juarez, and San Miguel de Chapultepec
-There is an Ecobici (City bike) station in front of the apartment

My apartment, along with the neighboring buildings, were the first projects of the now famous architect, Javier Sanchez. If you do a quick search you can see a portfolio of his many incredible works all over Mexico, especially here in the Condesa neighborhood, and many others across the world.

It is an open, lofted concept over two floors, with numerous terraces, balconies, and bridges. Over the past few years I have completed extensive renovations though it is still a work in progress. Yet it already wows every single person who comes to visit. I have given more comfort, privacy, and luxury, while maintaining the original modern beauty and design.

The downstairs floors are made of Tzalam hardwood sourced from the rainforests of southern Mexico. Thewalls are finished with Chukum, a type of stucco used by the Mayans in their their pyramids in the Yucatan. The terrace and balconies are filled with local and exotic plants, including numerous orchids that I personally gathered (with permission) from the forests in the Valley of Mexico. And 2-story floor to ceiling windows.

Once you open the four-paned sliding doors which connect to the terrace, you have a one-of-a-kind indoor/outdoor living, dining, and kitchen.

The kitchen is equipped with all modern appliances, including gas range, dishwasher, local granite countertops, and all the cooking supplies you need for a gourmet meal if you aren't eating the world renowned street tacos and Michelin star restaurants. There are numerous Mercados, especially the Tuesday Market only a block away, where you can discover incredibly fresh local produce and herbs and spices.

I have also installed an industrial, 5-stage water purification system, so all the water in the fridge and ice maker, and the water in the small faucet in the sink (the one labeled as potable) is completely 100% safe and delicious to drink. The view out of the kitchen window above the sink is into the 7-Story tall fig tree which is home to dozens of birds and hummingbirds, which you will hear chirping throughout the day.

Eating and drinking at the marble dining table (itself a piece of art), sitting in the plush walnut chairs, underneath the 20 ft library shelves, with the terrace doors open, a slight breeze blowing, overlooking the garden, watching the hummingbirds come to feed every few minutes is an experience in itself.

All of my friends are constantly pushing me to host movie nights so they can sink into the plush couch and chaise lounge and watch films on my 65 inch Samsung Frame, which, when not at use, doubles as a display of classic art (so realistic my maid actually thought it was a painting and not a TV). You are able to change the art as you like with thousands of modern and classic pieces available.

The Master Suite used to be an open loft but I have since enclosed the space with custom-made Japanese style sliding doors so that during the day it is open and connected to the apartment with expansive city views, but at night you can slide the doors closed, slip into the King-sized designer bed and have a dark, private, and cozy space to sleep. Off the master bedroom is a full custom-made walk-in closet, and ensuite bathroom, with views of trees and the cityscape. Take a shower or bath in the combo Jacuzzi/shower, all custom-made.

The second master suite on the other side of the apartment, connected by an indoor bridge/hallway which gives it even more privacy, yet is still within the confines of the apartment. It is almost like it a small separate studio complete with Queen sized bed, kitchenette, built in dining nook, TV, and full bathroom and shower. Stairs lead to a low-ceiling loft with a second queen-sized bed with visual privacy from the main bed. It also has the same water filter installed so that the small labeled faucet in the kitchenette is 100% safe to drink.

And the third sleeping area is an open-concept loft which functions as a den, multi-purpose space, and additional bedroom with a queen sized Murphy Bed. Using the Japanese style room-dividers which I provide, you will have a completely visually private space if you are in need of a third sleeping area. (Though since it is a loft sound will carry from downstairs.)

Every sleeping space and the kitchen all have Carrier minisplit AC/heater systems and the living room has a Dyson fan/space heater all to keep the home comfortable year round. But the weather in Mexico City is rarely below 40 degrees and rarely above 90 degrees--most days the daytime temperature is 70 degrees +/- 10 degrees and you can control the temperature just by opening or closing the blackout shades, and opening or closing the doors and windows to maintain perfection and enjoy the slight breeze. There are only a couple of months a year where you may need the AC or heat and usually only for a few hours of the day.

There are in total 4 terraces and balconies all filled with plants. Downstairs off the garage I have a personal laundry area (with exclusive use by my apartment) with a brand new LG front-loading Waster and Dryer.

-For any stay over 2 nights, my maid must come to water the plants around midday for about 30 minutes, 1-3 times a week, depending if it is the rainy season or not. This is a requirement to maintain the lush tropical feel of the apartment. For any stay over a week I will provide the maid to clean 1x a week free of charge. And it can be arranged for her to clean more often if you like for a small fee. She is extremely trustworthy, down to a single peso.

-This is an incredibly beautiful apartment but with it's design and location in Mexico City, it does come with a few quirks. The main one is a few times a day when a large truck drives by the building, you might feel some vibrations for a few seconds. Don't worry, it is perfectly safe. This building is built by famous architects and engineers, completely out of steel-reinforced concrete and steel beams, and designed to transfer kinetic energy (instead of absorbing it and taking damage) in case of an earthquake--it is built to withstand the strongest earthquakes. That construction combined with the soft soil of the central Mexico City Valley (built on a dry lake bed), is why you may feel the vibrations. It won't affect your stay, and isn't dangerous, just something to be aware of and very common in Mexico City.

-Another is the elevator is quite small. It can accommodate 4 adults at once, or 2 adults with luggage.

-There are only 2 other apartments in the building and one of the owners is rarely here. But both households very much value their privacy and tranquility. Please respect that this is a prestigious building to live in.

-There is a 24-7 doorman, but he occasionally leaves for a few minutes to run errands for the other owners, and he usually sleeps in his quarters from 11pm-7am but should be available even if you need anything during those times. Also, the doorman/porteros only speak Spanish so if you don't, I highly recommend downloading google translate to be able to effectively communicate with them (and anyone else. English is common only in touristic and expensive locations, the majority of the population will only speak Spanish.

-Although you should not drink most of the tap water in Mexico, I have two 100% clean drinking water taps (supplied by very expensive industrial 5-stage reverse osmosis filters which remove all contaminants and parasites) in the kitchen and kitchenette, and also for the ice and water in the refrigerator. Please feel confident to drink from those which are labeled potable as you wish. But the other unfiltered taps should not be used to drink, but are fine to bathe or brush your teeth.

-This apartment is not suitable for small children or any pets due to it's open loft design and fine finishes.
