Just a heads up: The Backyard is shared with a tenant in the separate back house (The Backyard is rarely used by the tenant). Also, there are community cats nearby, with some on the property, but they never enter the home.

Toilet paper, garbage bags, and basic toiletries will be provided for the guests at the beginning of the stay. It will then be the guest`s responsibility to provide for these for the remainder of their stay.
➤ Note: There is a separate back house with a tenant. This back house is off-limits to guests, and the backyard is shared (though rarely used by the tenant). Other than that, the guests will have access to the entire unit. Please, make yourself at home.
➤ Driveway parking for up to 2 cars (EV charger available). Please do not block the sidewalk. Plenty of free street parking in front (watch street cleaning signs).

➤ Unfortunately, I can`t offer a bag drop-off service. For those arriving early or having a late flight, you can use bagbnb site to find options to drop off your bag for a fee.
➤ Please keep in mind that I am not responsible for any packages you order to the unit.

1. Please contact me through the platform if you have any questions.
2. Smoking of any kind is strictly prohibited on the property, including the balcony. ($400 fine for smoke odour removal)
3. Please be cautious of noise, especially after 10 pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.
4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third-party bookings are not allowed.
5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary, so I can effectively prepare for the next guests.
6. Please note that check-out time is by 11 am, and keys must be placed as instructed. We can often accommodate late check-outs if we know in advance, but last-minute changes may result in $25 charge per each additional half hour stayed.
7. All bookings require the ID of the individual booking and the disclosure of the full names of all guests.
8. Lost keys/fob is a $300 fee to reimburse time, parts, labor, and administration involved.
