Tiny House by the Winooski Falls , Vermont River House
River House has beautiful views of the Winooski Falls and is part of Burlington's historic mill neighborhood. It's a 10 minute walk to the Winooski Circle which is full of restaurants and activity. Downtown Burlington and Lake Champlain are a 10 min drive away. This unique, arty, brand new loft space includes hardwood floors, a small kitchen and bath, and a shared outdoor space. River House is a good fit for couples, solo adventurers, and business travelers.
The space
River House was built in the summer of 2017 with its historic mill neighborhood in mind. The original house dates back to the 1890s and you'll see many historic details in the house such as photos, maps and books. There are funky, arty touches around the house including large paintings and some smaller works by local artists. The house is stocked with all the comforts of home and we hope your stay here will be restful and that you will get a chance to explore the neighborhood. River House is permitted and inspected by the city of Burlington.

This is a unique historic neighborhood and the river twists through it. Down the street is the Chace Mill which has a vegan cafe and yoga studio. Across the river is the Champlain Mill which has an outdoor restaurant in the summer and further down the river by the dam is the Woolen Mills. And of course, the Winooski Circle has many restaurants to try and is only a 10 minute walk away.
We are centrally located and a quick drive/walk to Winooski, the UVM Medical Center, UVM, the Burlington International Airport and downtown Burlington. There are nearby walking trails on the Winooski River Walk, Casavant Natural Area and Centennial Woods. There is tons to do here, come visit!
Getting around There are nearby bus routes and ample street parking if you have more than one car.
Please note:
The guest house is entirely private and is attached to our single family home. We share a backyard and we might cross paths in the foyer outside your front entrance.
We have two outdoor security cameras for our guests safety and ours. They are clearly visible near the entrance to River House and above the shared driveway. There are no cameras inside!
Please be aware that there is some traffic and airplane noise, as well as the very loud F-35 jets. We live in a busy part of town but River House is a little oasis.

Easily one of my favorite BNBs ever. Clean, had a plethora of amenities, and easy access to parts of town. Would highly recommend to anyone looking for a nice cozy place to stay.
This is a fantastic place next to the river. So many wonderful little details. It is a tiny house, but it’s not so tiny. I was pleasantly surprised at how much space there was. Eva was lovely.
Had such a dreamy, delightful stay here. The hosts very thoughtfully provided everything we needed and more, from sleep masks to homemade granola to spices in a fully equipped kitchen. Loved the garden right outside the window and appreciated the treats they left for my and my boyfriend’s anniversary. Would absolutely recommend & hope to stay here again if we return to Burlington.
We really appreciated that the host had taken a great deal of care in laying out the place and the amenities. The house was charming and comfortable. We liked the artwork and the detailed maps and recommendations of things to see in the area.

The Tiny House was very clean and organized/stocked. Eva was a great host - we knew she was available if we needed anything but we didn't as it was well stocked. Extra touches like home-made granola and a guide book to the house and area were a nice touch. We enjoyed being able to walk over to Winooski, which has several really good restaurants was great. We highly recommend the Tiny House for a VT stay.

Everything about the Vermont River House was perfect! Eva was the perfect host and welcomed me with freshly baked granola, milk, yogurt, coffee, tea, and chocolate. Despite subzero temperatures, the tiny house was as cozy as could be, along with plush blankets to watch tv. Having the loft space provided a nice separation between the living and sleeping spaces. Finally, the location was perfect - so simple to walk to Winooski and also to walk, drive, or take the bus to downtown Burlington. Eva compiled a wonderful guidebook that explains the history of the property, along with the meaning of the artwork and photos inside the house. It is a must read for every guest!

Amazing stay! Place was clean and bright. Comfortable accommodations and quick walk to town. The hammock swing chair inside was incredible to sit in with the doors open listening to the river roll by. Recommend 10 out of 10.

We were very happy in this cozy “tiny house”. The garden was lovely, and being able to sit outside in the mornings and evenings was a real treat. It was great to be within walking distance to so many restaurants. The noise from the military jets was a bit challenging, but just a brief annoyance.
A charming little house along the river. Despite its small size, it was stocked with just about everything you need for a weekend or a weeklong trip, but it is quite small; if you need a lot of room to cook, use the bathroom, packed a lot of items for your trip, etc., then this is not the place for you. But if you enjoy staying in eclectic, fun places, and right in a local neighborhood, this is a great place for 1or 2 travelers. A convenient walk, bike, or car ride to many of the enjoyable activities in and around Burlington, VT.

My best friend and I were traveling through Vermont to celebrate turning 50. This riny house was rhe perfect stay for our Burlington stop. I loved hearing the falls ar night. The location was amazing and she had everything you could possible think of needing during our stay. We will definitely remember this stop for the future!!
