Summary:
Welcome to the Barn House on our 75 acre farm. This Barn used to be a working stable (years ago), and we recently renovated it to be a 3 bedroom, 2 bath unit with an outdoor kitchen, fireplace and huge living area that's set above our beautiful creek and waterfall.

During your stay you can hang out on our beautiful outdoor terrace overlooking the falls, get cozy near the fireplace or walk the trails on our 75 acre property.

The Space:
GRATEFUL WOODS, THE BARN: The Barn (aka the red barn house) is one of several rental units on our 75 acre Nature Retreat. This listing includes the Barn, but can include the Cottage, as well. The Barn alone sleeps 8 and the cottage sleeps another 2-3. Clarification of sleeping arrangements for this listing is below. If you have a larger group, please inquire so I can send you the listing for our other units.

Further details about the Barn and it's surroundings:

-- The Upper Level --
the top floor apartment includes a full kitchen, bathroom, bedroom with a king bed, living room, and dining room. You will have access to a huge terrace with a gazebo that overlooks the creek, fire-pit and the hidden waterfall.

-- The Lower Level --
The bottom floor gives you access to two large bedrooms (both with their own exterior and interior entrances), a den and a full bathroom. The first bedroom has a king size bed, and the second has 2 twin bunk beds, a total of 4 twin mattresses. The den has 3 day beds set as couches, but are technically twin size mattresses and could be used for additional sleepers.

-- Outdoor Kitchen --
The den has a large barn door that slides open directly into a large outdoor kitchen with covered dining and lounge plus swings, pop-a-shot and corn hole. The outdoor kitchen has 2 beverage refrigerators, a gas grill and a smoker, sink, hotplate, and plenty of shelving for storage. It's stocked with all the outdoor cutlery, plates and cups that you need to host your meal.

--The Backyard--
Right in your backyard you will be steps away from a large gazebo that sits atop the falls and wading pool. As you walk down towards the creek, you will be greeted by a large natural fire pit area that includes plenty of seats to host your s'mores party. If you are up for an adventure, you can walk across the bridge through our Tent Village and take hiking trails through 50+ acres of woods and beautiful countryside.

It's tough to use words or even pictures to describe such a magical place. You'll have to see for yourself.


GRATEFUL WOODS, GENERAL INFO: This is a unique property unlike any other. We've designed it to host large groups seeking a private retreat in nature, but whether your group is big or small, the property is cozy and will never feel like too much. Play, hike, cook, swim, sleep, adventure, relax.... Whatever your heart desires, the options are endless.

There are multiple options for rentals here at Grateful Woods. We can accommodate groups of different sizes between our multiple dwelling units at different times of the year! We've lived in and renovated each and every unit on this property to specifically cater to your needs. No detail has gone spared.

During peak season weekends (May-October), we only rent the whole property to one group at a time. For weekdays year round, as well as weekends between October-May, we will rent the units separately. Please inquire for more specifics.

Staying here will give you access to:

75 acres of woods and farm land to explore, miles of nature trails, ponds & a waterfall, farm animals (goats, cows, horses) & plenty of other wildlife, gorgeous sunset views, multiple fire pits, grills, fully stocked kitchens, luxury bedding, gardens, pool & hot tub (rental dependent), tons of activities such as archery, bad mitten, bocce ball, tether ball, corn hole, can jam, basketball, board games, puzzles, hammocks, row boat, paddle boat, fishing, bikes and so much more!

You will be secluded enough to feel a total escape from real life, but you will not be too remote. We are very close to any shopping necessities, restaurants, cute towns and more. We are also located just minutes from Minnewaska State Park, the Shawangunk Mountains, Mohonk Mountain Preserve and the breath taking Ashokan Reservoir.

We have Sonos speakers located throughout the property, as well as a variety of musical instruments for endless musical entertainment.

You will have access to all 75 acres of the property other than the Lodge, Bus and their immediate (fenced in) backyard area. Please inquire if you'd like to book the whole property.

The Neighborhood:
Kerhonkson is located in the Rondout Valley, the heart of Ulster County. You will be just a car ride away from towns like High Falls, Stone Ridge, Rosendale and Ellenville; cities like New Paltz, Kingston and Woodstock; and the outdoor adventures of the Mohonk Mountain Preserve, Lake Minnewaska and the Shawangunk Ridge Mountain Range.

Getting Around:
The property is located 2 hours from midtown manhattan. There are 3 major ways to get to the property:

1) Car-- let Waze or Google Maps do all the work on this one.

2) Train-- take the metro north from Grand Central to Poughkeepsie. It's roughly a 1:45 min train ride that costs ~$20 depending on the time (peak vs. non peak). From Poughkeepsie, it's roughly a 35min drive to the farm.

3) Bus-- take a bus from Port Authority directly to Kerhonkson. It's a 2.5 hour bus ride that drops you off roughly 5 min from the farm.

If you need a shuttle service either from the city or the train station, let us know and we can help out.

Interaction with Guests:
We have a log cabin on the property that we stay in from time to time. There is a slight chance that we might be on the farm unless you request full privacy. If so, we will do our best to accommodate and give you ultimate privacy. We completely understand that you might be coming up to the country to get away and find some peace and quiet.
