Check-in & Check-out

· Check-in: 4:00 PM Check-out: 11:00 AM

· Early check-in or late checkout may be available with advance approval.

· Unapproved late checkout: $50 per hour past 11:00 AM.



House Use & Care

· No shoes indoors, please.

· Do not move furniture to avoid damage and safety issues.

· Do not flush wipes, paper towels, trash, or feminine products. Plumbing damage may result in repair charges.

· All windows and doors must remain closed while the AC is running to prevent insects and mold. Leaving them open while the AC is on may result in a fee of up to $500.

· For your comfort, we recommend setting the AC between 72–83°F.



Accidents happen — please report spills or damage right away.

Prompt communication helps us fix things quickly and avoid additional fees.

In renting this house, the renter and guests assume responsibility around any and all risks associated with this home, property and the use of all amenities, including but not limited to use of its appliances and supplies, stairs, balcony, banisters, hot tub, fireplaces, fire pit, BBQ, hammock, uneven terrain of yard, murphy bed, fold out couch, pizza oven, bicycles, etc.



Fireplaces, Fire Pits & Hot Tub

· Outdoor fire pit & BBQ: follow posted safety instructions; never leave unattended.

· Wood fireplace: follow instructions; ensure damper is open; never leave fire unattended.

· Hot tub: no glass; no intoxicated use; secure cover after use; children must be directly supervised.



Utilities & Safety

· Do not tamper with Wi-Fi or security devices.

· No open flames indoors except fireplace.

· If something breaks or stops working, tell us immediately so we can help.



Pets

We welcome up to 3 dogs up to 40 pounds for $10/per pet/per night.

To help us keep the home clean and comfortable for all:

· Please clean up after your dog(/s) (bags & outdoor trash are provided in backyard) — $50 fee if not cleaned.

· Use the provided throw blankets on furniture.

· Pet-related damage will be assessed and charged if needed.



Rainy Season & Damp Weather

· Use pet towels & throws when dogs come in from rain to protect furniture.

· Please avoid placing wet clothing or towels directly on wood surfaces.



Noise, Gatherings & Neighborhood Respect

We welcome small, respectful gatherings, and we appreciate your help staying within Gresham’s quiet hours:

· Quiet hours: 10 PM – 7 AM

· No loud parties or disruptive noise at any time

· Excessive noise or complaints may result in early checkout without refund

· Unregistered guests are not permitted



We love our neighbors and want them to love our guests too — thank you for helping us keep things peaceful.



Smoking

· Smoking is permitted only in the designated front yard area.

· Do not smoke anywhere else on the property (porch, deck, backyard, indoors).

· Clean up all butts and use the provided ashtray.

· Evidence of smoking outside the designated area may result in a $250 fee and possible early checkout without refund.



Trash & Recycling

If your stay includes a Tuesday night, we appreciate your help taking bins to the curb for Wednesday morning pickup.



Parking

· Please use driveway & street parking responsibly.



Additional House Information

· This house is privately owned and does not include maid service or daily cleanings. The cleaning fee covers a final cleaning (after your checkout).

· During check-in, towels, linens, shampoo, conditioner, soap, and toilet paper are provided for your convenience. Additional supplies are not provided during your stay.

· The property is professionally cleaned and treated regularly for pests. Due to the local climate, occasional insects may enter the home despite our best efforts. Please notify us immediately if you experience any issues.
