Welcome to The Aerie, a newly built, four-season tiny home perched atop a mountain on a private 10-acre lot in Waterbury, VT. Enjoy stunning mountain sunrise views, a cozy deck with Adirondack chairs, and total privacy surrounded by nature. Perfect for adventurous couples, this retreat offers easy access to world-class skiing, hiking, and mountain biking—just minutes from Waterbury and Stowe. Pet-friendly!
The Aerie is a thoughtfully designed, newly constructed tiny home set high above the surrounding landscape, offering sweeping views of the ski runs on Mount Mansfield and a peaceful sense of seclusion. The second-floor bedroom features a queen bed and beautiful scenery, while the main level includes a full-size futon, a well-equipped kitchen with compact appliances, a full bathroom with shower, Sonos speakers, washer/dryer, and games tucked into the stair cubbies. Step outside to the deck and start your day with coffee and a breathtaking Vermont sunrise.
Perfectly located for year-round adventure, The Aerie is close to some of Vermont’s best outdoor recreation. Enjoy skiing and riding at Stowe Mountain Resort (16 miles) Bolton Valley, Cochran’s, and Sugarbush or Mad River Glen (24 miles). Explore nearby hiking at Camel’s Hump, Perry Hill, Little River State Park, and Trapp Family Lodge. Mountain bikers will appreciate the Waterbury Area Trail Alliance (WATA) trails and Perry Hill, with excellent fat-biking options in winter and rentals available locally.

*Due to the unique design of this custom tiny home, we want guests to be aware of the following details before booking. If any of these are an issue for you, we recommend looking at a different property.
- Outdoor access: Entry to the home requires walking up outdoor steps.
- Second-floor headroom: The upstairs bedroom has restricted ceiling heights typical of tiny homes. Headroom measures approximately 6’4” at the leading edge by the windows, 4’10” near the headboard, and 4’6” in the laundry area.
- Staircase dimensions: The staircase to the second floor is 22” wide with a steep vertical rise (11.5” risers and 9” treads).
- Sleeping arrangements: The downstairs futon is a full-size futon, best suited for one adult or two children.
- Winter access: During winter months, 4-wheel drive and/or snow tires are strongly recommended. The road leading to the property is well maintained but steep.
*This home is best suited for guests comfortable with compact spaces, stairs, and the charming quirks that come with a thoughtfully designed tiny home.
*Please note: access to the home requires walking up outdoor trail steps, and winter guests should plan for 4-wheel drive. Parking is available for two vehicles.
