This property is furnished to the vacation standard and is wonderfully equipped to sleep 6 people. The pool and deck area faces south over a small pond and the White Marsh golf course in the Rotonda West community.

The open plan living space has cathedral ceilings and fully integrated living, dining and kitchen areas. The master bedroom has a king bed and two sets of slider doors to the pool. The accompanying master bathroom has a separate Roman shower and marble tub. Bedroom 2 has a queen bed and its own en-suite shower room that also has access to the pool area. Bedroom 3 has a queen bed. The family bathroom has a tub with shower. All bathrooms have hair dryers. A fully stocked kitchen also includes a dishwasher and microwave. The laundry room has a washer and dryer. All linens, towels, and pool towels are provided.

The huge pool enclosure has a covered lanai area with patio table and 4 chairs. The free-form pool is solar plus electric heated, and around it is plenty of deck space for the 4 chaises. There is also a gas barbecue.

This home is ideally situated just 10 minutes from the local beaches at Englewood and Boca Grande Island. There are 7 public beaches within 7 miles with first class salt water fishing and water sports facilities all in easy reach. In addition, there are 8 public golf courses within 5 miles. Nice and Quiet

The property was as listed, wide open floor plan with plenty of room for us. Everything was clean and organized and we had no issues. Will stay here again.

Tired old Property

We were very disappointed in the quality of this property. Most everything in the home is worn out and very dirty. Carpets, furniture, beds, linens all need to be hauled to landfill. Pictures online were not accurate, outdoor lanai furniture was unusable it was so uncomfortable. This place is way over priced and I would not stay here again. The only positives I could find was the proximity to the golf course and the neighborhood. Otherwise not worth the money.

Nice rental

Overall a nice property but very tired. New carpets and decent crockery & newer sun loungers wouldn’t go a miss. Otherwise great. 3 good sized double beds. Quite a big roomy house in good area.

My husband and I rented for six weeks and really enjoyed our stay. The house was large and clean. The lanai was beautiful, very private and where we spent most of our time! It was very spacious and the lounge chairs were so comfortable. The pool was beautiful and it was kept very clean. A few small problems that we had were fixed very quickly. Would certainly recommend it!

Lovely home with all amenities.

We very much enjoyed our one month stay. The pool was wonderful and well worth the reasonably priced heating surcharge. The kitchen was well equipped and all appliances functioned well. Property managers Susan and Dylan were extremely pleasant, helpful and promptly responded to requests. (e.g. barbecue propane tank refill, replacing light bulbs).

Rotonda West Vacation

Ideal location, good facilities and in general a Villa with potential. Unfortunately it does appear and present itself as tired. The patio furniture needs replacing, covers were sweat stained ( loungers), and chairs all had something not working/broken. Carpets inside are becoming foot worn, kitchen glasses and utensils are cheap/plastic or few in number. There was no welcome pack as promised in the handbook nor additional Bin bags etc. Towels were plenty but quite thin and becoming frayed. WE did enjoy our stay but were disappointed with the level of care paid to make the experience really positive.

Golfer's Paradise

This is a beautiful spacious home with 5 golf courses within a 20 minute drive. If you are planning on having the pool heated, there is a 7 day minimum rate, which we didn't get to use as it rained almost every day we were there. There is alot to do in the area if you are not going for the golfing. The only negative we had were as listed. -No toilet paper or paper towels furnished -Their linens need to be upgraded. The towels and sheets were tatered and faided. -No Kcup coffee pot. -The garage was dirty and unorganized. These are things that mattered to our family and may not effect you in any way.

Below expectations

Probably a nice property 20years ago. Carpeting is soiled. Deck furniture is seriously broken. Master bed is pitiful. Goodwill would not accept the furniture in this place. Kitchen is a mish mash of various plates.ice maker broken. Clothes washer dirty and broken. No railing to enter or exit pool. Worst lawn in the neighborhood. There's lots more but you get the idea. Property managers however were very attentive and responded well. Weve rented in Rotonda for over 10 years this is three only property we would not recommend.

Pros and Cons of this now Tired villa

The villa is very tired. Sofas uncomfortable as foam not great quality. Bedding very washed out in Master bedroom, ice maker in freezer not working, management company tried to repair, but could not. Rooms and patio all good sizes, master bathroom very good size with lovely shower space, pool bath off the pool deck, very convenient. Lounge and bedrooms all good size with good storage. Cooker old. Plastic glasses in pcor condition many need to be binned. Lack of crockery and cutlery for 6 person villa. Pool area good sized, lovely pool but no handrail if you needed one, also net not longnenough to reach derp into the pool. Pool furniture very old, cushions badly marked with sunscreen etc! Chairs for the patio table are mainly broken with cracked seat tubes so only 2 to use safely! There are bikes but only one was fit (just) to use, others had broken brake cables, buckled wheels and wrecked handle bar covers and flat tyres. They need replacing or removing, as if they are not maintained, they are a safety issue. Beach chairs are wrecked rusty with sharp metal exposed. We were lucky to find two at a beach that had been left by other holidaymakers and we used these during two weeks of our stay. If we had booked this for 6 people it would have been very disappointing. Not great value for the cost in our view as we have stayed at.many villas in Rotonda over 23 years at relatively much less cost and they have exceeded the standard of this villa.

Quiet and comfortable stay

We rented for a month and were comfortable. Location was very easy to navigate to shopping and restaurants. Quiet neighborhood. Some maintenance is needed on property-grill was unusable, basically a fire hazard since never cleaned and rusted through in places. Also, sliding patio door did not close properly so by end of visit did not lock. Inside furniture was comfortable and mattresses firm. Be aware that there is no pool railing so if have mobility issues, pool can be a challange.

The home was amazing other than a few vital things. It was easy to access and a great location. The home was very clean and tidy, had plenty of dishes, bedding, towels etc. My issues were as follows: 1. The master bed was absolutely hard as a rock. Upon sitting on it, we could hear and feel the springs. Therefore we did not use the master bed which left us in the guest room. Luckily we didn't have a need for the extra room. However, being the people who paid, we felt we should have had a nice experience in the master suite. 2. None of the bikes were in shape to be ridden. All of the bike tires are bad and cannot be aired up. 3. The beach umbrella was not functional. We did buy a beach umbrella and left it there for future vacationers. 4. Upon reading the rules, we found that many things should have been disclosed in the listing. I found the request to turn the air up to 82 when away from the house for the day to be ridiculous considering we visited in July with 100° plus heat index.

Great stay shortend by hurricane Ian

Property was great. Ian cut our stay. shortened Evan refunded for unused nights. Waiting to see if VRBO will do the same for booking charges and taxes. Enjoyed our week at Evan's property. Property Managers were excellent.

February getaway

The property was great for my wife and I. When we arrived there were many lightbulbs out in the property. I myself replaced several before calling the property manager who came over the next day and replaced the rest. In addition the outside needed some general cleaning. The garage door is stained as is the walls outside next to the front door with what appeared to be mold. After our initial visit from the property manager to replace the bulbs they came back the next day and did some general trimming of the front yard landscaping that was needed. They also sprayed the staining next the the front door. Instructions should be provided for how to operate the TV. It was difficult to get set up. Pool was very nice and well kept. Some of the outdoor furniture needs repair or replacement. Only saw the pool cleaner there once and he did not vacuum the pool which was needed after a storm. While these are all minor things all in all we enjoyed our stay and would stay again in the future.
