Casa de Tartaruga - Where Old Goa Comes Alive

Step through the gates and into a different era. Casa de Tartaruga is a half-century-old Goan heritage home set on a sprawling half-acre estate in Badem, Assagao — one of North Goa's most coveted villages. This isn't a hotel. It's a place to experience Goa the way the locals have for generations: slowly, warmly, and surrounded by beauty.

A Heritage Home, Thoughtfully Reimagined
Every wall, every archway, every wide veranda tells a story. This stunning property has been meticulously renovated and retrofitted to contemporary comforts while retaining every ounce of its old-world Goan character. The thick laterite walls keep interiors naturally cool even in peak summer. The extra-wide wrap-around verandas on both levels are where you'll spend your mornings with coffee and your evenings watching the sun filter through the palms. The house breathes, and so will you.

A Hidden Oasis on Half an Acre
The villa's 4,500 sq. ft. of living space are completely invisible from the road — by design. A canopy of fully grown coconut, jackfruit, mango, and chikoo trees lines the approach, while the landscaped front garden with its tranquil fishpond forms a natural curtain. Step inside and you enter a private world: lush tropical grounds, a charming old well with sweet water, and the sound of birdsong replacing everything else.

Five Exquisite Bedrooms, No Compromises
Five beautifully appointed bedrooms, five bathrooms (four ensuite), a gracious dining room, a living room with media centre, a lounge overlooking the garden, and a well-stocked library. Every detail has been considered — handsome hardwood furniture, carefully selected upholstery, supremely comfortable mattresses, and fine linen. The goal: to make you feel as comfortable as you would at home, if not more so.

Your Own Private Retreat
Step outside to a large swimming pool, a dedicated kiddie pool, and a spacious, fully private pool deck under a beautiful pergola. Between the pool, the half-acre garden, the BBQ zone, and the verandas, you may find yourself spending far more time in your own private paradise than venturing to the beaches. And honestly, that's perfectly fine.

Warm Hospitality, Not a Hotel Experience
What truly sets Casa de Tartaruga apart is the people behind it. Our full-time caretaking staff makes your stay effortless: complimentary breakfast every morning, teas and coffees throughout the day, daily housekeeping, and help with errands to the local market. For additional meals, our in-house cook is available for a nominal fee.

No front desks. No plastic smiles. Just genuine warmth, a beautiful heritage home, and the feeling that you truly belong here.

Welcome to Casa de Tartaruga. Welcome home.

About the host

Hosted by Justin McMahon

Host profile image
We're a family of Goa enthusiasts who fell in love with this half-century-old heritage home and spent years restoring it with care and intention. Our passion is preserving the soul of traditional Goan architecture while ensuring every modern comfort is at our guests' fingertips. We believe the best way to experience Goa isn't from a hotel lobby — it's from a wide veranda with a cup of chai, surrounded by the sounds of the garden. We host because we genuinely love sharing this home and this way of life with travellers who appreciate something deeper than the ordinary.

Why they chose this property

Assagao is the quiet heart of North Goa — a village of winding lanes, centuries-old Portuguese-era houses, and towering palm trees. Unlike the busier coastal strips, Assagao has retained its unhurried, old-world charm while being minutes from Anjuna, Vagator, and the best restaurants in North Goa. The village of Badem, where Casa de Tartaruga sits, is particularly special — tucked away yet perfectly connected. Saturday Night Market, Anjuna Flea Market, and some of Goa's finest dining (Gunpowder, Villa Blanche Bistro, Artjuna) are all a short drive away. It's the kind of neighbourhood where you hear more birdsong than traffic.

What makes this property unique

Casa de Tartaruga is one of the few genuine heritage Goan homes available to guests, not a new build styled to look old, but an authentic half-century-old house lovingly restored. Set on a sprawling half-acre estate with a private pool, lush tropical gardens, and complete privacy, it offers something rare in Goa: the feeling of stepping back in time without giving up any modern comfort. Add dedicated staff including an in-house cook, daily housekeeping, and complimentary breakfast, and you have a stay that feels more like being welcomed into a Goan family home than checking into a rental. Heritage, luxury, and warmth, all in one place.
