Heritage Goan Villa in Assagao - 5BR, Private Pool, Tropical Garden
Casa de Tartaruga - Where Old Goa Comes Alive
Casa de Tartaruga is an impressive half-a-century-old Goan house, located in the quiet, charming village of Badem in Assagao, one of North Goa's most coveted neighbourhoods. This isn't just a place to stay; it's a place to experience Goa the way the locals have for generations.
A Heritage Home, Thoughtfully Reimagined
This stunning property has been meticulously renovated and retrofitted to contemporary standards and comforts, while retaining every ounce of its old-world charm. Rooms that breathe, large verandas that invite lazy afternoons, an abundance of natural light streaming through every corner, and generous open spaces that make the indoors feel as expansive as the outdoors — Casa de Tartaruga takes you back to an earlier, gentler time.
A Hidden Oasis on Half an Acre
Built on roughly half an acre on a plot that borders both Assagao and Anjuna, the villa and its 4,500 sq. ft. of living space are completely invisible from the main entrance. And that's entirely by design. Fully grown, fruit-bearing coconut trees line both sides of the approach, while the front garden, beautifully landscaped with a tranquil fishpond and hundreds of plants and trees, forms a natural curtain that camouflages the villa entirely. The moment you step through, you enter a private world of your own: a lush tropical garden bursting with coconut, jackfruit, mango, and chikoo trees, and a charming old well with clear, sweet water that has served this property for decades.
Built the Way Goa Used to Build
The house itself is a tribute to traditional Goan architecture, built with thick walls. This wasn't just for aesthetics. The structure was purposefully designed to keep the interiors naturally cool and comfortable, even during the peak of Goa's sweltering summers. The extra-wide wrap-around verandas on both the ground and first levels add unmistakable old-world character and are quite possibly where you'll spend most of your mornings and evenings- coffee in hand, surrounded by birdsong and the rustle of palm fronds.
Interiors That Feel Like Home
The villa features five exquisitely appointed bedrooms and five bathrooms (four ensuite), a gracious dining room, a living room with a media centre, a lounge overlooking the front garden, and a well-stocked library for those quieter moments. Every detail has been considered... from the handsome hardwood furniture and carefully selected upholstery to the extra-soft, supremely comfortable mattresses and fine linen. The goal was simple: to make you feel as comfortable as you would in your own home, if not more so.
Your Own Private Retreat
Step outside and you'll find a large swimming pool, a dedicated kiddie pool, and a spacious pool deck that is completely private. Fair warning — between the pool, the garden, and the verandas, you may find yourself spending far more time relaxing and celebrating in your own private space than venturing out to the beaches. And honestly, that's perfectly fine.
Warm Hospitality, Not a Hotel Experience
What truly sets Casa de Tartaruga apart is the people who take care of it — and of you. Our full-time caretaking staff is here to make your stay effortless and memorable. Every morning begins with a complimentary breakfast, and teas and coffees are available throughout the day. Aunty Lata and her daughter Bina, our beloved in-house cook, will be on hand to assist you from the kitchen, while Uncle Gaja and Suraj will service your rooms and living spaces daily — and happily help you with errands to the local market for your daily needs. For additional meals beyond breakfast, we offer a cook-on-call service for a nominal fee.
Our goal is simple and heartfelt: to make your stay in Goa as non-hotel-like and as home-like as possible. No front desks. No plastic smiles. Just genuine warmth, a beautiful heritage home, and the feeling that you truly belong here.
