This spacious home comfortably sleeps families or groups of 10 with three bedrooms: a primary king suite with a scenic view, a large ensuite, and a desk; a queen bedroom with a view; and a third bedroom with a queen-sized bunk bed perfect for kids or friends.
Step outside to enjoy your private pool and hot tub, gather around the gas firepit, or fire up the propane grill for an alfresco meal. Security Deposit:
The Guest agrees to pay a $500 security deposit before check-in. The deposit will be refunded within 48 hours after checkout, provided that no damage is incurred during the inspection. In the event of damages, the cost will be deducted from the deposit. If damages exceed the deposit amount, guests agree that FCM Homes may collect the remaining balance.
Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.
HOUSE RULES:
- Occupancy [ 10 ]
- The primary guest must be at least 25 years old and present for the entire reservation.
- Early check-in and late check-out are possible, subject to availability and with an associated fee.
- Pets are NOT allowed.
- Smoking is NOT allowed in the premises.
- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.
- Unauthorized parties or events are NOT allowed.
- Fireworks are NOT allowed.
- A period of quiet hours spans from 10 pm to 7 am.
- Streaming is available using your own accounts.
- If any furniture is moved, please place it back in the original space where it was found.
- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $100 replacement fee per key.
- Additional fees may be incurred if personal items are left behind.
- The indoor fireplace is for decorative purposes only and not for guest use.
- There are exterior cameras for security purposes only. Please do not tamper with them.
- Gym equipment is available. Use at your own risk.
Pool and Hot tub Rules:
- Pool and hot tub should be used at your own risk. There is no lifeguard on duty. Children under 16 should be supervised at all times.
- No glass or food is allowed around the pool and hot tub area.
- Please place the covers back on the hot tub after each use.
- Please keep the fence gates closed at all times for water safety.
- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.
HVAC Rules:
Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
Trash Rules:
Trash and recycling are both collected on Mondays. Trash is picked up every week, while recycling is picked up every other week.
As you may know Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. We take proactive measures to manage this but if you are experiencing issues please feel free to use the bug spray underneath the sink.
