A private backyard resort in Fort Worth designed for groups who want to stay in and actually enjoy where they are. Pool, spa, sauna, clubhouse, and multiple gathering spaces built into one property that keeps the day going long after you planned to.
Located in Westworth Village, just minutes from the Fort Worth Stockyards, Dickies Arena, TCU, and the Cultural District, The Preppy delivers a rare combination of privacy, design, and proximity to everything that matters.
The backyard defines it. A private sport pool, standalone heated hot tub, barrel sauna, outdoor bar with service window, snack shack, and a fully styled pool house lounge create a layout that keeps the group outside from morning through late night. A four-hole putting green, basketball court, hammock, and string-lit turf lawn fill the spaces between. The signature pink studio, crowned with a restored vintage cupola, anchors the property and has become one of the most recognizable and photographed features on the grounds.
This is not a backyard you step into. It is one you move through.
Inside, the tone shifts the moment you walk through the front door. Vaulted ceilings, expressive wallpaper, curated textures, and original artwork in every room. Bold without being loud. Designed to be lived in, not just photographed.
The Beauty Bar foyer sets the standard. Five velvet swivel stools, an oversized custom mirror, dedicated lighting, bay windows, built-in seating, and neon accents create a space where getting ready becomes part of the experience, not a bottleneck before it.
The kitchen is fully equipped with KitchenAid appliances, a waterfall quartz island, farmhouse sink, and multiple seating areas designed for groups. Two coffee makers, a dedicated coffee station, and an open layout keep everyone connected whether cooking, gathering, or moving between spaces.
A Pella sliding glass door opens to the elevated deck with outdoor dining, lounge seating, and direct access to the hot tub. The outdoor game room and bar extend the night with a service window, secondary refrigerator, Chesterfield seating, and a 72-inch pivoting television built for watch parties and late evenings.
Five fully designed bedrooms accommodate up to 12 guests. Each room carries its own identity, with layered wallpaper, original artwork, and layouts designed for groups traveling together without sacrificing comfort or space.
Some houses are built. This one was saved.
When this property came on the market, most people saw a teardown. The house had been standing since the 1940s, originally built for families connected to Naval Air Station Joint Reserve Base Fort Worth. Developers circled it. Investors made offers to clear it.
We saw something worth fighting for.
What stopped us were the live oak trees. Decades old, canopied, and preserved by someone long before us. They are the reason the backyard exists the way it does.
What came next was seven months of full reconstruction. Structure, electrical, plumbing, HVAC, all rebuilt. There were moments the project stalled, moments the city shut us down, and weeks where the only option was to keep moving forward without looking up.
We looked up when it was finished.
Jenna, the designer behind Winton and Waits, brought her full vision into the home. Layered pattern, bold color, Ralph Lauren energy with a Fort Worth edge. We debated parts of it. She won. She was right.
The Preppy is now the most photographed property in our portfolio.
You feel it the moment you walk in.

We came out for my 50th birthday. The Preppy was nothing short of amazing. For a group of girls the get ready room was much needed. We were able to get ready together and not squeeze in. We spent a day outside enjoying all the things. There is a lot to enjoy. The beds were all very comfortable. The decor was adorable. Our trip was planned around the stockyards and the location was great and not a bad lyft ride over. The only draw back was we had to come home. Would definitely stay again. Thanks for having us and being your first guests.
The Preppy was absolutely PERFECT for our girl’s weekend! The house was clean and had everything you would need for a perfect stay. The house is decorated beautifully, the beds were comfortable, the neighborhood was quiet and safe… the weather wasn’t very cooperative for our weekend stay so unfortunately we were not able to use the pool, but we did use the hot tub and fire pit. The outside sauna is adorable and bar/game area..But seriously, this house has everything you would need for a perfect stay… we will be back! Jenna, the host was soo nice and responsive with any questions we had.Stay here, the Preppy is a GEM!

About the host

We are Ty and Jenna, the founders of Life of the Modern Nomads. Ty spent over 20 years as a luxury custom home builder before we made the shift into hospitality. Jenna is a designer, entrepreneur, and the founder of Winton and Waits, a boutique lifestyle brand with locations in Fort Worth and Aledo. Together we build, design, and host every property in this collection ourselves. Nothing is outsourced. Nothing is accidental. Every detail in every home was chosen by us, for a reason.
We have lived and worked in the Fort Worth and Granbury area for nearly 30 years. We are not investors who manage properties from a distance. We are locals who know this region deeply, care about it genuinely, and take personal pride in every stay that happens inside one of our homes.
Our background in custom home building means we approach hospitality the way a builder approaches a custom project. The finish level matters. The layout matters. The way a space makes you feel the moment you walk in matters. We do not cut corners and we do not settle for good enough. That standard is visible in every property we host and it is the reason guests come back.
We are glad you found us and we look forward to taking care of you.

Why they chose this property
We created The Preppy because Fort Worth did not have a true private resort-style rental built for groups.
Too many large homes in the area are designed to sleep people, not host them. We saw an opportunity to build something different. A place where the backyard is the experience, where the layout works at full capacity, and where the time spent together actually feels intentional.
Located in Westworth Village, just minutes from the Fort Worth Stockyards, Dickies Arena, TCU, and the Cultural District, this property was designed specifically for group stays in Fort Worth that revolve around connection, not logistics.
Every decision was made with that in mind. The pool, hot tub, and sauna were positioned to create a natural outdoor flow. The clubhouse, pool house lounge, and bar areas were built to extend the night without forcing the group into one space. The Beauty Bar foyer was designed to remove the friction of getting ready together.
This is not a house adapted for short-term rental. It is a Fort Worth group retreat designed from the ground up to function as one.
Built with intention. Designed to be used.

What makes this property unique
A true private backyard resort in Fort Worth, designed around how groups want to spend time together. If you are searching for a Fort Worth vacation rental where the experience happens on the property, this is it. The outdoor layout is the center of everything, with a pool, hot tub, sauna, clubhouse, and multiple gathering zones that keep the group outside longer than planned.
A layered outdoor environment that creates natural movement throughout the day. From the pool and tanning areas, to the bar and service window, to the pool house lounge and fire-lit spaces at night, the property is designed so the group never feels confined to one area or forced back inside.
A dedicated getting-ready space that removes one of the biggest friction points in group travel. The Beauty Bar foyer was intentionally built to allow the entire group to get ready together without crowding bedrooms or bathrooms.
Design that feels intentional without sacrificing comfort. Bold wallpaper, curated textures, and original artwork create a Fort Worth short-term rental that feels expressive and memorable while still functioning as a place people can relax and gather.
Located in Westworth Village, just minutes from the Fort Worth Stockyards, Dickies Arena, TCU, and the Cultural District, the property allows guests to move easily between the home and the city without sacrificing privacy.
Built by experienced operators with a background in custom home construction, the layout, flow, and durability of the property reflect an understanding of how groups use a space.
