Please do not explore fields or farm areas outside the approved space. The guest space is 1 acre.

RENTAL AGREEMENT/ GUEST VERIFICATION (Required): A signed rental agreement is required within 24 hours of booking. The agreement includes guest identity verification, occupancy limits, no-party/no-event policy, property rules, damage responsibility, and compliance with local regulations and insurance requirements. If this requirement within 24 hours of time of booking, host may cancel this reservation without penalty.

WIFI: All guests will be asked to enter email and phone number in order to access the free WiFi at this location. Contact confirmation is optional. In accordance with booking platform policy, we use apps to facilitate our guest experience and these apps may request contact information before, during, and after your confirmed stay.

KENTUCKY DERBY: All Kentucky Derby week/weekend reservations are non refundable, regardless of whether or not a rental agreement has been signed.

RECORDING DEVICES: Recording devices are located on the exterior of the property. Devices record audio and video and recordings are triggered by motion. Devices will be active during guests stay. Recording devices only capture views of the exterior. Guest safety and privacy are top priorities. These recording devices exist solely for the safety and security of our great guests!

NO SMOKING: Absolutely no smoking or vaping inside the home

CHECK IN: Contactless check in is available until 10 pm EST via keypad. Any guests planning to check in after 10 pm EST must notify the host in writing prior to 10 pm to make accommodations for after hours check in. The host may not be available to assist with any check in issues between 10 pm and 9 am EST

NUMBER OF GUESTS WE HOST: We expect to only host the number of people on your reservation only. For insurance and safety purposes, please make sure your reservation reflects the accurate number of people. Otherwise you may be subject to a fee and you may be asked to leave.

NOISE LEVELS: Please be mindful of noise levels at all times and be respectful of neighbors by adhering to the quiet hours.

The initial address was a little confusing and took us to the wrong spot, but once we arrived, we were very happy. The property is beautiful and spacious, and we loved waking up to the sight of deer in the field every morning. Highly recommend!

Awesome property!! The home was very welcoming. It was clean, exactly what the pictures showed and very comfortable. We loved that it had 4 bathrooms attached to 4 of the bedrooms. The host had the home well stocked with basic items. We also loved that everything was labeled-light switches and everything in the kitchen. The host was very responsive to all of our questions. The home was close to shopping and restaurants. We would definitely stay here again. Thank you for sharing this home.
