★Pest Encounters and Rental Agreement Terms★
This home experiences all 4 seasons. With each season comes its deal of pests. Insects, rodents and lizards flourish in this environment. Although Owner will use its best efforts to hold to a minimum your interaction with these pests during your stay, Guest understands that any contact by Guest with such a pest within or outside the unit does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment.

Any issues with the Unit shall be immediately reported to the Manager via the phone number listed in the directions and entry instructions.
Guest understands that Manager and Owner shall have a reasonable amount of time to restore the Unit to acceptable conditions, and that any issues presented to Manager by Guest not preventing reasonable and habitable occupancy of the Unit shall not constitute a breach of this Agreement or give the Guest any right to any refund or rental adjustment.

★ Check out Reminder★
Standard check-out time is no later than 11:00 AM (unless agreed otherwise), if guests delay check out and cleaner has to wait for guest check out to start cleaning, guests will be charged 50$ per hour applies from 11am up until 1 pm, after 1 pm guests will be charged 300$ for the late check-out and cleaning delay.

Please refrain from smoking inside the home! Any smoking evidence will result in a fee of 500$ to 1000$ for Odor removal, Duct Cleaning, and furniture cleaning.
