• NO PARTIES! Excess noise is not permitted in my home. Again NO PARTIES!
• ALL OVERNIGHT GUESTS MUST BE REGISTERED within the reservation request; max
number of overnight guests is {1}. Any unregistered guest found will be charged
$125/night/guest fee.
• Visitors must be cleared with me before inviting them over. Visitors should not exceed {2}
(for a max number of {8} people in my home at any one time).
• Only registered guests may have possession of the key or key code at any time.
• All guests are liable for any and all damage {to the building common areas,} including legal
fees.
• Illegal drugs are not permitted on my property.
• Smoking cannabis is not permitted on the premises.
• No smoking of any kind is permitted in my home – guests will be charged a $250 fine
plus the cost to remove smoke from the unit.
• Smoking cigarettes is ONLY permitted outside, {on the back patio} and butts must be disposed
of in an ashtray or garbage.
• Do not eat any of my food in the cupboards or fridge. The only food for guest use is what is
in the snack basket, sugar and milk/cream for coffee. Use of oils, butter and spices is okay,
please leave some for me.
• Guests must treat my home with respect - use coasters on the furniture where they are
provided and keep the place tidy. I do a thorough cleaning, but guests should generally pick
up after themselves and not leave an excessive mess or garbage lying around. Place all used
dishes in the dishwasher.
• Please do not leave dirty dishes. Turn on the dishwasher before checking out. The
dishwasher detergent is under the sink. Counters and cooktop must be wiped down after
cooking and clean on checkout.
• Do not use metal utensils on the pots, pans or frying pans.
• Please REMOVE ALL FOOTWEAR at the door of my home. The carpet is light and very tedious to keep clean. If stained a charge of $150 for carpet cleaning fee.
• Smelly garbage must be disposed of in the garbage {bins
outside} before the smell fills my home.
• Do not stain the white towels – a $10 fine per towel will be charged for any stains found on
the towels – regardless of whether the stain comes out in the wash or not. Do not use towels
to clean up blood, dirt or any other unsanitary messes. Please use paper towel found in the
kitchen instead.
• Excessive use of towels or linens may result in an extra laundry fee. Extra linens are provided
when the number of overnight guests exceeds two or when requested. 2 Large towels, 1 hand
towel and 1 facecloth per guest.
• All makeup (including fake-tan spray) must be removed before using the beds. Removal of
makeup from the linens is very difficult and time-consuming.
• Toiletries are provided as a courtesy to guests in case they forgotten something. They are not
complimentary gifts like you would find in a hotel. Excessive use of toiletries will result in a
$25 restocking fee.
• Laundry detergent and dryer sheets are provided to guests to complete any necessary
laundry. Please do not make excessive use of the laundry facilities. Leave the washing
machine door slightly open when finished. Remember to empty the lint trap at the front of
the dryer before and after every use.
• Candles are only to be used in the rare event of a power outage. They are decorative elements
and not for regular guest use as they pose a significant fire hazard.
• Do not make excessive use of the printer. And shredder
• Late check-outs and early check-ins are challenging since the listing is always booked back
to back. Depending on the circumstance, fees for an early check-in and/or late check-out may
range from $30 up to the cost of the nightly rate of the reservation.
• Lost key {and FOB} is $250. (If you receive a key for home)
• Feel free to adjust the temperature up or down – but no higher than 23C or lower than 18C.
A $25 fee will result if the thermostat is set outside of this range and will be levied
through the Airbnb Resolution Centre.
• Pets are limited to NO PETS UNLESS ITS A SERVICE ANIMAL {1} {small} dogs, {weighing less than 25 kg.} only if this is a service animal
• We do not allow any other pets (no cats, no hamsters, no snakes, no goats).
• Dogs are not permitted on the furniture or beds.
• Dogs must not be left alone in the unit at any time.
• There is a pet fee of $65 per reservation.
• Guests who attempt to sneak a pet in without including them on the reservation
will be fined $125.
• Guests must clean up after their dog(s) outside the building.
• Dogs must be on a leash / tied when outside
Shared Accommodation
• Quiet hours are in effect from 11p to 8a.
• Please be respectful of others’ desire for quiet and alone time.
• Clean up after yourself.
• Clean the kitchen after you have completed your meal. Dishes are to be washed and put away
or in the dishwasher.
• Personal items must not be left in the common areas, including in the bathroom and kitchen.
• After using the sink and shower in the bathroom, please rinse both

I take my Airbnb business and these rules very seriously. I do this to ensure the next guest will
receive the unit in the same immaculate condition as you did. For most guests, these will be
common sense, but in some cases, they may not be obvious at all.
Fees for disrespecting my home and violating these rules will be levied through the Airbnb
Resolution Centre in accordance with the Airbnb Terms of Use.
