Guest Access:
Guests will have full access to both the main house and the guest house, giving you a completely private and exclusive retreat.

Other Things to Note:
Driveways and Gates: The property has two gated driveways. One of the gate remotes is currently being replaced and is temporarily unavailable. The other driveway gate is fully operational and can be easily opened and closed manually. Thank you for your understanding!

Pool Heating: Pool heating is available for a fee of $150 and must be requested at least 48 hours prior to arrival. (The pool is heated, but the jacuzzi is not)

Pets: This villa is pet-friendly! All pets must be added to the reservation, and the applicable pet fee will apply.

No Parties: Parties, events, or unauthorized gatherings are strictly prohibited.

Host & Maintenance Availability: We are available for maintenance requests from 9:00 AM to 7:00 PM. Between 7:00 PM and 12:00 AM, we respond only to urgent emergencies. Please note that minor issues such as Wi-Fi, TV, or other small fixes are not considered emergencies. You are always welcome to reach out, and we appreciate your understanding regarding response hours.

Toiletries: Starter toiletries are provided to get you started. Please plan to bring or purchase any additional toiletries you may need during your stay.

Bugs & Critters: The property is regularly treated, but Florida’s subtropical climate may occasionally bring bugs or critters. To help minimize this, please keep windows and doors closed and store or dispose of food properly.

Backyard & Pool: The backyard offers lush, tropical landscaping for a serene atmosphere. The pool and yard are professionally maintained 2–3 times per week. Due to natural surroundings and wind, a few leaves or small debris may occasionally fall into the pool or yard between cleanings.

Self-Check-In & Check-Out:
Check in easily anytime after 4 PM and check out by 11 AM. Need an early check-in or late check-out? Just message us! If available, we can arrange it for a small fee.

Grill & Propane:
Planning a BBQ? You’ll need to refill the grill propane, but no worries, there are plenty of nearby gas stations for convenience.

House Rules:
To keep everyone comfortable, please avoid unregistered guests, pets, loud parties, indoor smoking, and illegal substances. Extra guests or pets? Contact us first, and we’ll provide details on any additional fees.

Host & Maintenance Availability:
We’re available to help with maintenance requests 9 AM – 7 PM. From 7 PM – 12 AM, we respond to urgent emergencies only. Minor issues like Wi-Fi or TV glitches aren’t considered emergencies. Feel free to reach out anytime; we’ll respond as quickly as possible within these hours.

Commercial/Filming Use:
Planning to use the property for commercial purposes or filming? Message us first—extra fees may apply.

Air Mattresses & Cribs:
Need extra sleeping space? We can provide an air mattress or pack-and-play crib for a small fee. Please request in advance.

Security:
For your safety, the property has 24/7 outdoor cameras. Don’t worry, the cameras stay outside; your fun stays private!

Quiet Hours:
Please keep noise to a minimum from 10 PM to 10 AM to ensure everyone enjoys a peaceful night.

Damages & Cleaning:
Accidents happen! Charges may apply for damages or extra cleaning. Reach out if you have questions—we’re happy to help.

Cleaning Services:
We don’t include complimentary cleaning, but it can be arranged for a fee. Please let us know in advance to schedule smoothly.

Additional Information:

Water, Wi-Fi & Air Conditioning:
We provide filtered water, high-speed Wi-Fi, and well-maintained A/C units throughout the home. Please keep doors closed to help the A/C run efficiently. If anything isn’t working, let us know so we can fix it quickly.

Climate & Bugs:
Miami’s tropical climate is amazing, but it brings warm weather and occasional wildlife. We regularly treat the property for pests. Please help by disposing of trash properly.
