Labby's Homestead 2-Building Farmhouse & Barndominium Estate Rental

Featuring 2 large homes with 10 bedrooms and 7 bathrooms total; 5 rooms have their own King bed and private bathroom. 3 large kitchens, 2 large living/gathering areas, 2 large private decks and 1 large private covered patio, a large backyard with an all-season creek flowing in the back! Perfect for wedding parties, family gatherings, special events, and more! Labby's Homestead Lodging provides a country setting within Hermann city limits!

SPACE:
Our Barndo is 3600 sq ft, 2-story and can accommodate 18 guests with the option of an additional 4 on our pullout couches to sleep 22 guests’ total. There are 7 bedrooms (5 private rooms with King beds, and 2 rooms with 2 Queen beds in each) and 5 full bathrooms (4 with stand-in showers and 2 with a tub/shower). A large entertainment area with a full kitchen, dining, and TV. Another kitchen on the main level, as well as individual kitchenettes and/or coffee stations in each suite.

Our early 1900s Rustic Farmhouse, renovated in 2024, offers 3-Bedrooms and 2 full bathrooms and the ability to accommodate large groups with a total of 9 beds (1 King / 6 Queens / 2 Twins). Featuring a full-service kitchen with cookware and utensils, living room with 55-in smart TV already connected to our free, secure Wi-Fi, make-up area on the upper level, washer and dryer in the entryway area, front porch, and large private back patio covered for all-year-round entertaining.

ACCESS:
There are plenty of off-street private parking for up to 15 vehicles designated for guests. Park your cars for the weekend and let the local transportation service pick you up and drop off right in the driveway! There are also sidewalks available from the property to the parks (within .3 miles) and downtown areas (1 mile); nighttime transportation is available from a local taxi service associate.

HOUSE RULES:
GENERAL:
- Early check-in without prior approval will result in an additional fee.
- NO Smoking inside at any time ($100 fine).
- Quiet Hours are from 11 PM - 7 AM.
- NO taping or gluing allowed to any walls or trim ($100 fine); NO confetti or glitter permitted.
- Excess messes left upon checkout will result in an additional cleaning fee.
- Firepit / Gas Grill cannot be left unattended at any time; please ensure it is completely out and cleaned prior to departing for the evening. Propane and 1 bundle of wood is provided per stay; additional bundles may be purchased for $5.00/each.
- Leave linens on the beds, but place all used or soiled towels on the shower floor.
- Ensure the HVAC system is set to the following: Summer Months (May-September) Set AC to 75-degrees / Winter Months (October - April) Set Heat to 60-degrees.

PETS:
- Pets over 50 lbs. are not permitted unless prior approval is granted.
- Pets are welcome, though they must always remain on a leash outside of the farmhouse.
- Pets cannot be left unattended at any time in the home, unless confined to a kennel.
- Pets should be limited to jumping on any furniture.
- No events allowed and only paying guests are allowed to visit or stay, unless there is prior notice and approval.

CHECKOUT:
- Late Checkout is allowed with prior approval and $50.00 fee.
- Please ensure all lights are off, appliances unplugged, and any windows you’ve opened are shut and locked.
- Please take ALL trash bags to the large dumpster at the corner of the driveway.
