Perfect for relaxing family vacations with lots of privacy, with deepwater dock and excellent swimming.

This stylish, new 6 bedroom home with 185 feet of waterfront on Lake Sunapee was designed to maximize lake views, outdoor living spaces, and comfortably accommodate up to 16 people. The location is ideal -- perfect views of the lake, sunsets, and forested Mount Sunapee, with privacy and limited awareness of other homes in the area.

Enjoy the huge wrap-around porch, dining screen porch, patio, fire pit, BBQ, deck on the water, swim dock, small watercraft ramp (for kayaks, etc.) and 2 docks.

The space

We owned and treasured the historic home on this property that was destroyed by fire in 2021. We rebuilt from scratch based on the design of the historic home, including the huge wrap around porch, but now including all the state-of-the-art comforts and amenities.

The 6 bedroom, 3-story house has 4 bedrooms and 3 bathrooms on the upper floor. The master bedroom with a king bed faces the lake and has a large private en suite bathroom. A queen bedroom also faces the lake. The two bedrooms that don't face the lake do have lake views and were made to be ideal for kids. One sleeps 4 with two double XL beds and one sleeps 4 with a built-in triple bunk and a single twin bed.

The main floor is accessible with one step from the front yard and offers an entry foyer with a powder room, a great room with a large fireplace, TV, and built in bar, a kitchen, a mudroom with a powder room, and a large dining room with a long table that seats 16. This floor also has doors onto the wrap around porch with a dining screen porch with outdoor tables that seat 18.

The lower level has two more bedrooms facing the lake-- a queen bedroom and a king bedroom with French doors and no steps required. There is also a living room with pool table, poker/game table, large TV and sofa, large bathroom, and a large laundry room. This floor also has French doors into an outdoor space we call the "tack room", where we keep kayaks, waterskis, beach chairs, and other water toys --available for your use--that are from here a short distance to the small boat ramp. This floor also has a full office with very high speed internet access, perfect for working from "home".

The appliances are designed to serve a full house, so we have 2 dishwashers, a crushed ice maker in the bar in addition to the cubed ice maker in the freezer, a separate bar fridge for drinks, and 2 combo washer/dryers.

In anticipation of our own 3 generational family gatherings, we have made the property wheelchair accessible. It's not absolutely geared towards wheelchair access, but a wheelchair can access, without too much trouble, the entire main level including the wrap around porch and indoor and outdoor dining. And using the yard for access a wheelchair can get from the main level to the entire lower level. The king bedroom has no stairs to enter via the French doors on the patio, and the large bathroom on that level is entirely wheelchair accessible--with an accessible sink, shower and toilet. Although it's slightly imperfect to access the two main levels via the outside only, it does provide access to the entire family experience in the house and most of the outdoor spaces. Accessing the main dock would be challenging but not impossible with help.

Guests have the entire place, including the yard, driveway, docks, swim dock, patios, BBQ, fire pit, and deck to themselves.

Other things to note

Our tap water is delicious! We have a private artesian well and a sophisticated purification system followed by our favorite filtering system. Best, cleanest water anywhere.

Elizabeth loved "the oversized dining tables on the screen porch and in the kitchen." Andrew appreciated that "the folks stuck cooking were able to still be part of everything going on."

And when the weather doesn't cooperate? "I can't think of a better place to weather a storm," wrote Andrew after a blizzard dropped two feet of snow during his stay.

Through it all, Felicia is the throughline. "Such a wonderful and responsive host," writes Eric. "Extremely pleasant to interact with," echoes Vincent. Christine put it cleanly: "Gorgeous house, plenty of supplies, very communicative host — I would come back in a heartbeat."

And come back they do.
