Surrounded by beautiful, expansive natural scenery, the Gut Landleben estate offers plenty of space for a holiday with a large group. Whether you’re travelling with family, friends, or children—the expansive grounds, featuring a spacious house, provide ample room for up to 14 people and 3 toddlers (up to two years old in a travel cot) to enjoy a relaxing getaway together across two floors. Upon arrival, you’ll be greeted by a beautiful, large, open porch with a table and chairs, where you can fully enjoy balmy summer evenings. Inside, industrial-design furniture blends with rustic solid-wood pieces to create a modern and stylish country house aesthetic. Spacious rooms on the ground floor are perfect for shared activities. From the spacious living room with an open fireplace and flat-screen TV, featuring rustic stone walls and cosy sofa areas (with sleeper function), you can access the main kitchen. The central dining area offers plenty of space for working and cooking, even on induction cooktops. All appliances—including the dishwasher, refrigerator, freezer, coffee maker, and oven—are from high-quality brand-name manufacturers. The ground floor also features two bedrooms: one with a large double box-spring bed (1.80 m x 2.00 m) and a spacious closet, and the other with a double box-spring bed (1.80 m x 2.00 m) and access to its own bathroom with a shower and bathtub, sink, and toilet. Another bathroom with a shower and toilet is located next to the kitchen. In the converted attic, there are two bedrooms on the left side: one with a comfortable double bed (1.80 m x 2.00 m) and another, separated from the living room, with two single beds (each 0.80 m x 2.20 m). The living area features a sofa, a dining area, and an open, fully equipped kitchenette (with an oven, microwave, and dishwasher). The bathroom includes a shower/tub combination, a sink, and a toilet. Upstairs on the right side, there are also three additional bedrooms with double beds, as well as two bathrooms—one with a tub and the other with a shower, sink, and toilet. A special highlight of the property is a separate, 56-square-meter orangery with a full-length window front offering an incredibly beautiful view of the garden and the new outdoor pool. The spacious interior features a dining table for 14 people, an old open fireplace (which serves as a heat source during the colder months), and a cosy seating area. Behind the house, you’ll find a 45-square-meter sun terrace with a huge umbrella for sunbathers. Comfortable lounge chairs are scattered throughout the garden, perfect for soaking up the sun. Barbecue enthusiasts can satisfy their appetites at the outdoor grill. In addition to two Scandinavian changing cabins, the property also features a Finnish sauna cabin equipped with every comfort. A new outdoor pool (an 8-meter, 2-zone swim spa) and a small, separate fitness room (equipped with wall bars, dumbbells, a kettlebell, an adjustable weight bench, yoga mats, a Neolymp abdominal trainer, cross-trainer, foam roller, and TerraBand) are scheduled to be built. This makes the property a wonderful holiday destination even in winter. To ensure a relaxing stay, the beds are already made upon arrival, and towels are provided as a starter kit. High chairs are available for young guests.


***Pool [&] Hot Tub Usage Guidelines***
Use of the pool and hot tub is at your own risk. The renter agrees to take all necessary precautions to ensure the safe use of the pool and pool area for themselves, their family, and other guests, especially children.
Children may only be in the pool area under adult supervision. The landlord disclaims all liability in this regard.
The renter agrees to assume full responsibility for themselves, their family, and guests; otherwise, they are prohibited from using the pool and pool area.
The water temperatures are fixed (pool: 28°C / whirlpool: 35°C) and may not be altered. Control of the technical systems (in particular temperature, filters, and Wi-Fi components) is reserved exclusively for the operator.
Tampering with the control system, the fuse box, or the pool equipment is expressly prohibited. The renter is fully liable for any damage or malfunctions caused by improper operation or tampering—including any resulting repair, cleaning, or consequential costs.
In the event of a violation, the landlord reserves the right to restrict or prohibit use of the property.
