A luxury vacation home designed for smaller for families to create unforgettable memories. Situated in a friendly, safe neighborhood, and only 15 minutes away from both Lido Key and Siesta Key Beach. This home is fully loaded and amenity-packed. Heated Pool - heated at NO extra cost from Nov 21 - April 1st


The space
This spacious 3-bedroom, 2-bath home for luxury and comfort, offering an ideal escape for families or friends seeking to unwind and experience the best of coastal living. This property exudes a bright and airy ambiance, perfect for relaxing together after a day of exploration. Inside, the kitchen is fully equipped with modern appliances, ensuring meal prep is a breeze. A dining area invites long family meals, while the comfortable living room boasts a Smart TV for movie nights.

We know, contracts aren’t the most exciting part of your getaway, but to keep our home safe, we’ll need you to sign a quick rental agreement upon booking (this will be sent to you after you book) — then it’s all fun from there! You can see what the contract looks like in the House Rules section. Note, check in details will not be sent until that contract has been signed.

NAVIGATING THE AREA
The Bay Runner is a new, open-air trolley that provides complimentary service seven days a week, until midnight, with multiple stops along the way between Lido Key, St. Armands Circle, and downtown Sarasota!

*Please be prepared to bring any additional supplies that you will need during your stay.

Please Note:

1. Pet Policy: **This property is pet friendly but must be approved by Host before rental. Please note, if we find evidence of an unauthorized pet in the home, we will ask for it to be removed immediately and guests will be charged a $350 non-refundable fine. This is also grounds for immediate removal of the guests from the home.

2. No Smoking: If any signs of smoking are documented, the renter agrees to pay a $200.00 / per day.

3. Quiet hours for the property are between 10:00 PM and 8:00 AM. Please keep the noise levels down over this time.

4. There are NO LONG CHECK-OUT INSTRUCTIONS! We want for you to be able to fully enjoy every minute of your stay at Tropical Breeze!

5. We offer complimentary 24/7 communication to ensure that your stay exceeds your expectations! Please feel free to reach out to us day or night, and we will provide you with a swift response.

6. This property is equipped with pool heat. Heat is turned on from November 21st through April 1st and is included with your stay at no extra cost. The FL sunshine does an incredible job at warming the pool for stays outside of these dates. Any request for pool heat outside of these dates will be considered individually and will incur an extra fee.

Guest access
The guest will have exclusive access to the entire property except for the owner closet and garden shed during their stay!

AGREEMENT:
AS A CONDITION OF RENTING THIS PROPERTY GUEST AGREES TO RELEASE, INDEMNIFY, AND HOLD HARMLESS THE HOST AND ANY AGENT OF THE HOST FROM AND AGAINST ALL LIABILITY FOR INJURY TO THE PERSON OF THE GUEST AND TO ANY MEMBER OF HIS/HER PARTY INCLUDING ANY INVITEES RESULTING FROM ANY CAUSE WHATSOEVER.

Please note we have pool service and lawn service weekly and our technicians will need access to the pool and lawn on a weekly basis to keep things clean.

Details for service days are in the welcome book at the house and days and times are generally accurate but not guaranteed.

The pool will automatically be set to 84 degrees between November 1st and May 1st. Guests will not have the option to heat the pool to a higher temperature. Guests staying outside of these date ranges may pay to have the pool heated. The cost to heat the pool is $50 per day.

Please also note the pool is not caged. As a result leaves and debris may fall in the pool between cleanings every Thursday. We do have a skimmer on site for guests to use if the leaves and debris get bad but fortunately the leaves don't impact the chemistry of the pool so the pool is safe for swimming. Thank you for understanding that there is nothing we can do to prevent the wind from blowing and the trees to drop leaves etc.
