The Cottage is a masterfully refurbished 1905 farmhouse designed with an open, airy flow that brings the outdoors in. While the name suggests something rustic, the interior is a clean, modern sanctuary with high-end touches like premium linens and professional-grade appliances.

THE HIGHLIGHTS: FARM & GARDEN
The land is the heart of the experience here:
- The Hen House: Help yourself to fresh eggs; we provide crates in the kitchen pantry for your morning harvest.
- Heirloom Gardens: Our organic vegetable and flower gardens are yours to enjoy—feel free to pick what is in season.
- The Orchard: Wander the grounds for seasonal fruit and avocados (just remember they need a week or two to ripen once picked!).
- Private Hot Tub: A dedicated soak spot on the deck overlooking open farmland.

The layout is designed for privacy, with bedrooms positioned on opposite ends of the home:

I am available via call or text 24/7 if you need anything during your stay. While I won`t be on-site, you may see a few friendly faces who keep Flora Farm thriving:
- The Neighbors: Jim, Evelyn, and Janelle live nearby and may pop over to feed the chickens or tend the garden. They are very friendly, so feel free to introduce yourself!
- Maintenance: Inocencio and Jaime are in charge of property maintenance and may be seen on the grounds.
- Boundaries: Rest assured, our team and neighbors will never enter your private residence or personal deck space.

Creek & Farm Safety: Because this unit is surrounded by nature, this property is not suitable for children under 12. Children must be supervised at all times.
Wildlife Awareness: We share this space with coyotes, bobcats, and owls; please give the local wildlife space.
Septic Care: We are on a sensitive septic system; please do not flush anything other than toilet paper.
Quiet Hours: To respect the peace of the farm and our neighbors, quiet hours are from 10:00 pm to 5:00 am.
No Cooling: There is no AC in the house; we recommend opening doors and windows for cross-ventilation during warm days.
Trash Day: Bins are located behind the redwood fence; they will be taken to the street for you every Wednesday at 8:00 am.
FLORA ROAD FARMHOUSE — HOUSE RULES
Welcome to Flora Road. This is a working mini-farm on 3.8 acres, with chickens, fruit trees, and a creek running through the property. Please treat it as the special place it is. By booking, all guests agree to these terms.
THE BASICS

Maximum occupancy: 4 guests. This is a strict limit.
Check-in: 4:00 PM. Check-out: 11:00 AM.
Primary guest must be 25 or older and present for the duration of the stay.
No smoking anywhere on the property — inside or outside any structure. Includes cigarettes, cigars, vapes, and cannabis. $500 cleaning fee for violations.
No illegal substances of any kind.
This is a non-pet-friendly property. We have working farm animals on-site, and outside pets are not permitted.

QUIET HOURS & NOISE

Quiet hours: 10:00 PM – 8:00 AM, every night.
No outdoor amplified music during quiet hours. Indoor music must be kept at a reasonable volume.
The property is in a rural residential area with neighbors — please be respectful of the surrounding community.
Excessive noise complaints will result in a warning, then early termination of the stay without refund.

NO EVENTS OR GATHERINGS

This property is for registered overnight guests only.
No events, parties, weddings, or gatherings of any kind.
Day visitors beyond the registered guest count are not permitted.
Unauthorized events will result in immediate termination of stay, forfeiture of full booking amount, and a $2,500 penalty.

THE FARM — CHICKENS & GROUNDS
This is the heart of the Flora Road experience. Guests are welcome to enjoy the working farm, with a few simple rules to keep everyone (and the animals) safe.

Chickens: Guests are welcome to feed the chickens and collect fresh eggs each morning. Feed and instructions are provided in the coop area.
Always close coop gates and latches behind you. Predators are a real risk in this area.
Do not chase, pick up, or handle chickens roughly. They are friendly but stress easily.
Wash hands thoroughly after any interaction with the animals or coop.
Children must be supervised by an adult at all times around farm animals.
Eggs collected during your stay are yours to enjoy — please don`t take more than you`ll use.

FRUIT TREES & GARDEN

Help yourself to ripe avocados, citrus, and other seasonal fruit. Take what you`ll eat — leave the rest for the next guests and the wildlife.
Do not pick unripe fruit or break branches.
The garden areas are working spaces — please don`t disturb planted beds or irrigation lines.

CREEK & OUTDOOR AREAS

The creek runs through the property and is for guest enjoyment, but use is at your own risk.
Children must be supervised at all times near the creek.
Do not enter the creek during or after heavy rain — water levels and current can change quickly.
Stay on established paths. The 3.8 acres include working areas not intended for foot traffic.

HOT TUB & OUTDOOR SHOWER

Hot tub use is at your own risk. No lifeguard on duty.
Children under 14 must be supervised by an adult at all times near the hot tub.
No glass containers near the hot tub.
Do not adjust temperature settings.
Hot tub hours: 8:00 AM – 10:00 PM.
Outdoor shower is available — please use the provided towels and conserve water.

VEHICLES & PARKING

Parking is available on the property in the designated areas only.
Do not park on the lawn, garden areas, or block the driveway.
No commercial vehicles, RVs, or trailers without prior approval.

PROPERTY CARE

This is a historic 1905 farmhouse. Please treat it with care — original features, fixtures, and finishes cannot be easily replaced.
No moving furniture or rearranging rooms.
Damage caused by guests will be billed at full repair or replacement cost.
Report any maintenance issues immediately so we can resolve them quickly.


KITCHEN & TRASH

The kitchen is fully stocked — please clean as you go and run the dishwasher before checkout.
Compost food scraps in the designated bin if provided. The chickens love kitchen scraps (no meat, dairy, or citrus).
Trash and recycling go in the designated outdoor bins. Bag all trash and secure lids — wildlife is active in this area.
Do not pour grease, food waste, or non-flushables down drains. Septic system is sensitive.

FIRE SAFETY

Rural areas are subject to seasonal fire restrictions. Follow all posted guidance.
No outdoor fires, fire pits, or burning of any kind without explicit written approval.
Never leave any flame unattended.
During declared red flag warnings, all outdoor fires and grilling are prohibited.

SECURITY & PRIVACY

Exterior security cameras are in place at the main entrance and driveway for property security only. No cameras inside any structure or in private outdoor spaces.
The property is private — please do not invite uninvited guests onto the grounds.

ENVIRONMENTAL

We`re on a private well and septic system. Please be mindful of water use.
Conserve energy — turn off lights, fans, and heat when leaving the house.
This is a rural property with active wildlife. Keep food sealed, trash secured, and doors closed at night.

CHECK-OUT
By 11:00 AM, please:

Start the dishwasher
Place used towels in bathtubs or designated bins
Take out trash to the outdoor bins
Turn off lights, fans, and heat
Lock all doors and windows
Late check-out fee: $100/hour, by prior arrangement only.

VIOLATIONS

First warning: verbal or written notice from management.
Second violation or serious breach (unauthorized event, capacity violation, smoking, drug use, animal mistreatment): immediate termination of stay, no refund.
Damage, excessive cleaning, or rule violations will be billed against the security deposit and beyond if necessary.
