Guest Access:

Guests will have full access to the entire home, including all living areas, bedrooms, kitchen, and bathrooms.

Check-in is simple and contactless using a secure access code that will be provided prior to arrival.

Guests can come and go freely at any time during their stay.

The apartment is conveniently located near Georgia Tech, Atlantic Station, Mercedes-Benz Stadium, State Farm Arena, and Truist Park, with easy access to Downtown, Midtown, Buckhead, and major highways. The nearby MARTA station also makes getting around the city simple and convenient.



Getting Around:

Getting around is easy from this centrally located West Midtown apartment. You're just minutes from I-75/I-85, making it convenient to reach Buckhead, Downtown, Midtown, and Hartsfield-Jackson Atlanta International Airport. The nearby MARTA station provides easy access to many of Atlanta's top attractions, while rideshare services like Uber and Lyft are readily available. Many of West Midtown's popular restaurants, breweries, coffee shops, and entertainment venues are also just a short walk or drive away.

The house rules below are in place to ensure a safe, comfortable experience for all guests, protect the property, and comply with building requirements. We don't enjoy charging fees, and our hope is that none of them ever apply. As long as we're able to communicate with one another, we can usually find a solution. Any exceptions to these rules must be approved by us in writing prior to check-in.



GENERAL POLICIES



• Children under 12 are not permitted.

• The primary guest must be at least 21 years old to book.

• Third-party bookings are not permitted without prior written approval. Unauthorized third-party bookings will incur a $250 fee.

• Sunday checkouts are not available unless your reservation is scheduled to end on Monday and you simply need to depart early. Please message us if you would like to request an exception.



GUESTS & VISITORS



Your reservation includes up to 4 guests.



All visitors count as guests, even if they are only stopping by briefly and are not staying overnight.



• Additional guests are $25 per person, per night and must be added and paid for before they arrive.

• Maximum occupancy at any time is 6 guests.

• Parties are strictly prohibited.

• Failure to follow these occupancy rules may result in the termination of your stay without a refund.



HOUSE RULES & VIOLATIONS



• No pets. Any evidence of pets found during your stay will result in a $350 fee.

• No smoking of any kind inside the property. Smoke monitoring devices are installed and will alert the host if smoking is detected, and a smoking fee of $500 will be charged for remediation.



• No loud music, excessive noise, parties, or large gatherings.

• Small, peaceful gatherings are permitted only if all guests have been properly registered. Please meet any visitors outside and escort them into the building.

• Quiet hours are from 10:00 PM to 7:00 AM.

Noise complaints may result in immediate termination of your stay without a refund.



• No video productions, commercial photography, or filming unless approved in writing.

Approved filming fee: $250



• No eating or drinking in the bedrooms.

• Please do not move or rearrange furniture.



• Comforters, sheets, and duvet covers that are significantly stained or damaged will incur a $100 professional cleaning or replacement charge.



SECURITY



For the safety of our guests and property, there are two cameras monitoring the exterior side of the front and back entry door only. We respect your privacy.



Tampering with or disabling the camera will result in immediate termination of your stay without a refund, along with a $250 fee.



LOST ITEMS



• Lost keys or key fob replacement: $250





CHECK-IN & CHECK-OUT



Early Check-In (when available)

• 2:00 PM – $50

• 3:00 PM – $25



Late Check-Out (when available)

• 12:00 PM – $25

• 1:00 PM – $50



If you'd like to request an early check-in or late checkout, please let us know as soon as possible prior to check in. While we cannot guarantee availability due to cleaning schedules, we'll always do our best to accommodate your request.



Guests who remain past their scheduled checkout time without prior approval will be charged the applicable late checkout fee above.



CHECK-OUT INSTRUCTIONS



• Gather all trash neatly and place it in the designated disposal area.

• Please do not leave trash outside the unit door.



THEFT & DAMAGES



Each property is inventoried after every checkout.



• Missing items will be billed at replacement cost plus a $250 service fee.

• Damage to the property or its contents will be assessed and charged on a case-by-case basis.



FIREARMS



Guests are welcome to bring legally owned firearms during their stay. We simply ask that they be handled safely and responsibly at all times. When outside the property, firearms must remain properly concealed in accordance with applicable laws to help ensure the comfort and safety of everyone on the property.
