Penthouse 4BR Apartment · Terrace · Bosphorus View · Central Beyoğlu

The top-floor apartment of Sami Bey Apartmanı, built in the 1950s by my grandfather, Dr. Zülfü Sami Özgen, and the family's home for thirty years. It has since been fully refurbished — new kitchen and bathrooms, heating and air conditioning throughout — but deliberately not stripped of what it was. A number of the original pieces are still here.

The entrance is typical of post-war İstanbul: a heavy iron-framed glass door and white marble steps up to a landing. Once that door shuts behind you the noise of the city drops away, and in the right frame of mind you might imagine you'd just stepped off the Orient Express. It's only on entering the apartment and meeting the Bosphorus through the windows that you're returned to the present.

150 m² on a single level, in a circular layout, reached by the apartment's own private lift. The living room keeps its parquet, its chandeliers and its oil paintings of old İstanbul, with deep sofas and a dining table for eight. Off it, a wraparound terrace faces Dolmabahçe Mosque and the Bosphorus — seating on the water side, a quieter garden aspect behind — and a second balcony runs the length of the living room. Ferries cross all day; the sun goes down behind the minarets.

Four bedrooms sleep eight — three queens and a double, all with fresh linen, extra pillows and blankets, and proper wardrobe space for heavy packers. One opens onto its own balcony over the water; the other three look inward and are the quieter rooms. A sofa bed in the living room sleeps two more, and we can add folding or inflatable mattresses beyond that. A travel cot and high chair are available on request — just tell us in advance.

Two bathrooms, both with walk-in showers and the building's original patterned floor tiles. There's central heating for the winter and split units in every room including the living room, which double as heaters on a cold night. The TV has Netflix and cable. The kitchen has a hob, a countertop oven, a microwave, a fridge and a dishwasher, along with Turkish and filter coffee, a kettle, a toaster, pots and pans, plates, cutlery and basic cooking ingredients to start you off. Between the bedrooms there's a laundry area with a washer-dryer, an iron and spare towels.

On the ground floor, a large garden shared with the other residents — grass to lie on and mature trees for shade.

Getting up to us: 26 steps from the street to the lift landing, then the apartment's own lift the whole way. Tuna or her husband Nesi will meet you at the street door.

A note on noise: we're on a lively stretch of waterfront and the road below carries traffic through the day, so the living room and terrace aren't silent. The four bedrooms sit at the back and are noticeably quieter.

Parking: none private, but several options within a few minutes — paid street parking directly outside, a valet service 200 m along the road during working hours, the Dolmabahçe Palace car park almost opposite which usually has well over a hundred spaces free, and the new Kabataş Transfer Centre, which has its own car park.

Turkish law requires every guest's identity details to be registered at check-in. Sending them by message before you arrive makes check-in quicker — or there's a short form to fill in at check-in, with your ID or passport to hand. Cleaning during your stay can be arranged on request for a fee.

The view of the Bosphorus from the apartment was amazing . The apartment although old was spacious with a newer kitchen and bathrooms . It was close to the tram leading directly to sultanamet and close to the funicular and subway .

This penthouse was incredible. So hard to leave that view! It’s was conveniently located right across from the rail line. Also, the dedicated elevator was so welcome after a long hot day of walking, as was the AC. There were markets nearby and some cafes. I would return in a heartbeat! Tuna was very kind to wait for us even with our delays into the evening. She was also very responsive to any questions. 10/10

Perfect location for locals and visitors

It’s true: the location for this property cannot be beat. Overlooking the Bosporus, walkable to the new Galata Port development, Taksim, Funicular, ferry boats, and tram… it’s a great place to be to get anywhere! Only downside was we had some problems with the water. It’s the top floor of an old building, so some difficulty is to be expected, but on most days we could not take two showers back to back. Once repaired this place will be perfect!

Let’s get this right, property location is phenomenal, with very convenient access to all forms of public transportation ( bus, train, boat) however the property itself came shy of matching its location. The biggest issue for us was getting enough water.

Beautiful apartment, stunning view!! This is our 6th time in Istanbul and this is the apartment we will stay at from here on out. Its location is perfect, and HUGE BONUS in Istanbul, almost no stairs!! (we've previously had over 100 stairs to get to the places we've stayed). The only thing I would ask is that they have filtered water available. Carrying enough water for 6 people is heavy and often not possible (luckily one person in our party doesn't have a bad back - without him we couldn't have had drinking water)

We decided a year ago to have a family reunion and chose Istanbul. We rented three separate apartments in Istanbul to accommodate our family which flew in from Rome, London, Isfahan Iran, Washington DC, Pennsylvania, and Seattle Washington USA. From the moment we met our hostess Ms. Tuna, we were impressed by her kindness and detail in every need. The view from the apartment is absolutely magnificent. Can't recommend enough - terrific owners and a dedicated and helpful support person!Details:First, the location - right on the Bosporus, with the Dolmabahce mosque at the corner. A few hundred yards from the tram to the main tourist areas, the funicular to Taxim square, and the new boat terminal to everything on the Bosporus on both sides.Second, the space - a lovely BIG room with couches and chairs and a dining room (or in my case, work) table. The bedrooms are fine, the main bathroom is roomy, the secondary bathrom is fine for small people but still great to have. The three person semi-open elevator is a half flight of circuclar stairs up, but our low mobility people learned to navigate. A person with a roller will have serious issues getting from the street to the elevator.External amenities - there is a good cafe (Kafka) two minutes down the street and two corner markets right there too. A great coffee shop five minutes away with the best hot chocolate I've ever had, plus great pastries and sandwiches.Internal amenities - the wifi was fine, the kitchen was super useful for one, two if happily married. We ate a lot of leftovers - Turks will feed ya! Real cooktop with adequate pots/pans/utensils and a working dishwasher. Hint: use the 44 minute cycle and revel in what we used to have in America. The clothes combined washer/dryer (also use the 60 minute short cycle) is a good washer, be prepared to use the external drying rack as usual with washer/dryers.

Second Stay

We stayed here in May 2023 with the whole family and loved this house! So when we planned a second trip to Istanbul we knew it was our first choice! This location, for us, is perfection. We don’t want to be right in the middle of chaos and tourist congestion, but want super easy access to get there. So… perfect house. The serenity of the beautiful Bosporus in full view, the quiet neighborhood, the amazing mosque across the street and the T 1 tram right out front to take you to any attraction in just a few minutes. I will note that the street out front is under construction… possibly new drainage Being installed… this made driver drop off and pick up very difficult. The street is very narrow to begin with so it didn’t help. And it’s very muddy and messy in the rain. However…. Given the choice, we would not stay anywhere else in Istanbul. The house is delightful huge. The beds are very comfy. The showers supplied tons of hot water, there is an easy to use washer dryer inside the unit and Tuna is always available for anything you need. While this is definitely an older home it is to me, it is perfectly maintained. We loved it so much that we were offered to move to another location. Have our money refunded to us and stay at a hotel because other clients wanted the house also. We turned it down. Don’t hesitate to rent here you’ll love it.

First, let me say we arrived at this house after already traveling for six weeks. We are ready to relax. We are hoping that this house would meet our expectations of what we saw online. We were met by Tuna and she explained everything to us about the house, she was very helpful and always available for anything we needed. The house itself is our absolute favorite house we’ve ever rented on any rental website. We travel a lot and we have stayed in a lot of rental homes and this one far exceeds anything we could’ve hoped for yes it is an older home, but everything is updated And it feels just like home. We could’ve stayed for six months. One of the reviews had said something about not having enough hot water to take two showers in one day… We had six of us in our party and we could all shower in one day with no problem . In fact, there was always hot water. This house is so fully stocked. It has everything you could possibly need. You can literally walk across the street to the hop on the T1 tram to head over to the other side of Istanbul. You could also walk straight up the street and hop on the funicular to take you to Taksim square. It was so well located. We also enjoyed just sitting in the living room and watching the boats go back-and-forth across the sea. I would not hesitate to stay here again. In fact, I would love to stay here again, thank you for this lovely end of our two month vacation.

It's all about the spectacular view and the location. Even our local tour guide was impressed. Very convenient to the tram line (parallel to the Bosphorus), the ferry terminal, and the F1 funicular station (to Taksim Square). The main street is busy, but otherwise the neighborhood seemed quiet to us. You will hear the call to prayer from the Dolmabahce Mosque. The Dolmabahce Palace (a major attraction) is across the street.The listing description and photos are accurate. Great gathering space in the living room and dining room. The antique/vintage furniture suits the space and was comfortable. We had no problems with hot water or air conditioning as mentioned in some reviews. The mattresses were on the firm side, which suited some of our group more than others.The washer/dryer combination machine may be unfamiliar to American users. Very convenient to have on hand, but takes longer than you may be used to. The kitchen is small but reasonably well-equipped to prepare breakfast but not a gourmet meal. The elevator was great to have, but notice that there are steps to navigate in the lobby before reaching the elevator, which accommodates at most three people.The host was quick to respond when we needed help with minor issues. Check-in and check-out were easy. Essential consumable supplies were provided. We would definitely choose this apartment again for another visit to Istanbul.

I had the pleasure of growing up in İstanbul before going away to university — a year in London and three in New York, where I took an Environmental Studies degree at NYU. New York also left me with a lasting weakness for Mexican food, which eventually became Taco Department, a Mexican delivery kitchen I opened with two friends, and later Bowl Department, its healthier sibling.

Home is Bebek, a little further up the Bosphorus — the same building I lived in as a kid — where I live with my wife Melis. I look after our family's six apartments in Sami Bey Apartmanı, the building my grandfather, Dr. Zülfü Sami Özgen, built in the 1950s and which served as the family's main residence for over thirty years.

Beyond food — cooking it, eating it, and talking over it with friends — I try to get out into nature whenever I can, putting together camping trips and travelling with Melis along Turkey's Mediterranean coast. I play basketball with friends, and I'll listen to almost any music, though electronic usually wins.

I'm generally a humble person, but I'll allow myself one boast: I consider myself a proper ambassador of Turkish hospitality. I love experiencing İstanbul, and I do my best to help my guests take as much pleasure in this city as I do.

Why they chose this property

We didn't choose the neighbourhood — it's been home since my grandfather built Sami Bey Apartmanı in the 1950s. But it would be hard to choose better. The building sits right on the waterfront at Kabataş, one of the city's historic quarters, opposite Dolmabahçe Palace and its mosque — and almost everything worth seeing in İstanbul fans out from the front door.

Turn right out of the building and the coastal road walks you past Galataport — the cruise terminal with its restaurants, cafés and shops — to the Galata Bridge in about half an hour, and into the historic peninsula beyond: the Spice Bazaar, the Grand Bazaar, Topkapı Palace, Hagia Sophia, the Basilica Cistern and the Blue Mosque.

Turn left and a 45-minute stroll along the water leads past Dolmabahçe Palace, through Beşiktaş with its fish market and ferry piers, past Çırağan Palace to Ortaköy and its mosque on the square.

Taksim Square is a 15-minute walk, with İstiklal Street running from there down to Galata Tower; Nişantaşı, the city's shopping district, is about 25 minutes. And when you'd rather not walk, Kabataş station is a few minutes away with the tram, metro, the funicular to Taksim and ferries to the Asian side. From the flat itself, ships pass all day.

What makes this property unique

The terrace is the thing no other flat of ours — and few in İstanbul — can match: a wraparound at the top of the building, facing Dolmabahçe Mosque and the Bosphorus, with seating on the water side and a quieter garden aspect behind. Ferries cross all day, the sun goes down behind the minarets, and the palace is three minutes' walk. It's the family penthouse, and it still feels like it.
