A spacious, secluded 350 m² half-timbered villa set on a private 2.5-hectare forest with its own lake and dock.

The house offers 10 rooms with 7 bedrooms, large living and dining areas, and comfortable group zoning across three levels. Bathrooms: 1 full bathrooms + 1 additional bathroom (toilet + shower) + 2 guest WCs.

You will have exclusive access to the entire villa, the private forest and the lake area (including the dock) for the duration of your stay. No areas are shared with other guests.

Before arrival, we will send you all check-in details together with complete house and access instructions, including parking information.

We respect your privacy. We are available via chat/email throughout your stay and typically respond quickly during the day. For urgent matters, we can arrange local support when needed.

Jacuzzi: Available only when the outdoor temperature is above +5°C.

Events/celebrations: Possible only with prior written approval. No open-invite parties. Additional conditions and/or fees/deposit may apply depending on the event format.

Minimum stay & peak dates: High season (Apr-end of Nov) min. 3 nights.
1-night stays only with approval and +50% surcharge.
Public holidays +30% surcharge.
Peak dates (Christmas/New Year/major holidays) may have special conditions.

Guest count: The booked guest number is used for pricing and preparation. Extra guests are possible only with approval and an additional fee per guest for the entire stay.

Security cameras: Exterior cameras monitor entrances only. No indoor cameras.

Nature & safety: Please supervise children near the lake/dock. Swimming and water activities are at your own risk.

Optional services: Private chef, shuttle/driver and premium car rental can be arranged on request (subject to availability).

Photos & updates: We continuously improve the villa. Minor changes in decor or furniture may occur over time; however, the key amenities, sleeping capacity and the overall layout remain as described.

Please treat the villa with care and respect our neighbors and nature. If you notice any damage or issues, let us know right away so we can assist.

1. Parties / events: Allowed only with prior written approval. No open-invite parties. For approved events, we may require an additional event fee and/or security deposit, depending on the format.
2. Quiet hours: 22:00–08:00 (especially outdoors). Please keep noise low and avoid loud music during this time.
3. Smoking: No smoking inside. If you smoke outdoors, please use ashtrays and dispose of cigarette butts in the bin.
4. Guest information (required): Before arrival, we require a guest list with the full name (first name + last name) of every guest. For international guests, we may also request a copy of an ID/passport and the full home address for registration/legal compliance. Guests can provide these details via Airbnb chat.
5. Guests & visitors: Only the number of guests on the reservation may stay overnight. Additional guests/visitors are only with prior approval and may incur an extra fee.
6. Pets: Allowed only with prior written approval.
7. BBQ / kitchen: Please leave the BBQ/oven clean after use. If heavy cleaning is required, an additional cleaning fee may apply.
8. No confetti / glitter: No confetti, glitter, rice, bottle caps or similar items inside or on the property.
9. Dishes: Please load used dishes into the dishwasher.
10. Windows & lights: Please close windows and switch off lights when leaving the villa.
11. Furniture: You may rearrange furniture if needed, but please return it to its original place before check-out and do not move indoor furniture outdoors.
12. Jacuzzi / lake safety: No glass near the jacuzzi/lake area. Please shower before using the jacuzzi and do not use oils, dyes or foaming products.
13. Commercial photo/video: Only with prior written approval.
14. Extra cleaning during stay: Available on request for an additional fee.
