The apartments feature a living room (approx. 30 square metres) with a cosy dining table, a couch that can easily be converted into an extra bed, a large flat-screen TV for a relaxing evening of TV, and, of course, a fantastic view of the lake. The built-in, fully equipped designer kitchen features an induction stove, oven, espresso machine, and dishwasher. Cooking utensils, dishes, glasses, and other essentials are, of course, provided.
The separate bedroom, featuring a large king-size double bed (2x2 m) and (also) a lake view, has a large built-in closet that also incorporates a small workspace (think “workation”). The bathroom, featuring underfloor heating and a walk-in shower, has direct access to the balcony, where the small private sauna is located.
A staircase leads down to the lake, where you can enjoy a wonderful swim or a refreshing dip in the summer.
Of course, guests of the Seehaus can enjoy breakfast, lunch, or dinner at the “Grauer Bär” restaurant right next door upon request, as well as use the small wellness area. All in all, pure relaxation and rejuvenation.



Starting in summer 2024, there will be a new highlight at Lake Kochel. With the new Seehaus, we’re creating a truly special holiday experience.

Right next to our main property, the Seehotel Grauer Bär, six new and very special holiday apartments are currently under construction. All face the lake directly and offer a fantastic view of one of Bavaria’s most beautiful lakes through their large panoramic windows. The apartments, which are approximately 54 square metres in size, feature balconies or terraces of about 25 square metres, each of which even has space for a small, private outdoor sauna. Inside, there is a bathroom with a rain shower and a lake view, a modern kitchen, a living room, and a separate bedroom. Each unit can accommodate up to 2 adults and 2 children. Unfortunately, pets are not allowed.

Thanks to the immediate proximity to our hotel, our guests can also enjoy the amenities of a hotel upon request.
