Location & atmosphere

Villa La Selva is set on a private hill above the village of Marliana, about 10 km from Montecatini Terme – an ideal position between Florence and Pisa. The estate covers around 30 hectares of olive groves and woodland; there are no direct neighbours, only peace, open views and the Tuscan landscape. A car is essential; the last stretch of road is a typical Tuscan country road.

The house

The detached villa offers around 270 m² of living space with 4 bedrooms and 3 bathrooms. The bedrooms are generously sized and furnished with comfortable beds, quality mattresses and hotel-style linen. Standard occupancy is 6 people; up to a total of 8 guests is possible (with a supplement for additional guests). Air conditioning is available in the bedrooms, and Wi-Fi covers the whole house – ideal if you want to combine holidays and remote work.

The living area is open-plan, with a cosy sofa, fireplace and dining area with direct access to the terrace. The kitchen is fully equipped (hob, dishwasher, large fridge-freezer, coffee machine, kettle, toaster, cookware, tableware and glassware). A washing machine is also available.

Outdoor spaces & pool

The heart of the villa is the large terrace (around 100 m²) with dining table, lounge area, sun loungers and barbecue – perfect for long summer evenings. The private pool (approx. 10×5 m) sits slightly below the house and offers an unobstructed view over the hills. All around there are various spots to sit, read or simply look out over the valley.

Paths run through the olive groves and woodland on the estate and are ideal for walks. Montecatini Terme, Lucca, Florence, Pisa and the coast (Forte dei Marmi, Viareggio) can all be reached easily on day trips.

Services & special features

Villa La Selva is rented as a private home – no shared areas, no other guests on the grounds. Light mid-stay cleaning and extra services (such as a private chef, pizza evening using the wood-fired oven, or grocery shopping before arrival) can be organised on request. The outdoor wood-fired oven is used only as part of an organised dinner or pizza service and is not for free use by guests.

Who this villa is ideal for

The villa is perfect for quiet guests who value nature, privacy and plenty of space: couples, groups of friends or families with older children. Due to the unfenced pool, sloping terrain and natural stone terraces, the house is not suitable for small children – we recommend a minimum age of around 10 years. Parties, events and loud celebrations are explicitly not allowed.
