Anyone seeking peace and quiet from the hustle and bustle of everyday life will find the right place here, in the heart of Montefeltro.
Those who enjoy seemingly endless hikes in a magnificent landscape where you hardly see anyone and only a few houses will find peace of mind here. Of course, agriculture is practiced in our area, and so you'll occasionally hear and see tractors or combine harvesters, depending on the season.
But also guests who love horseback riding will find their money's worth here, as will all mountain bikers. And those who enjoy cultural excursions can explore countless centuries-old villages and towns, such as Urbino and San Leo, or bathe in magnificent waterfalls, such as the "Giants' Cooking Pots" (Marmitte dei Giganti) or the Furlo Gorge, where even canoe enthusiasts can indulge their passion in unforgettable landscapes.
Our VILLA MO-KA is located on a hill (565 m above sea level), right next to a small, quickly deserted village. Five people, including the two of us and our dog Emma, live here.
This place is surrounded by mountains with elevations ranging from 1450 to 1700 meters; it is ideal for couples (also with dogs), solo travelers, and small groups (5, maximum 6 guests) who want to experience the real Italy away from any tourist crowds.
We acquired this former ruin 20 years ago and gutted it completely, even partially removing the exterior walls, replacing the collapsed roofs, and restored everything to its original state.
The hard work, along with all the workers, paid off, even though we didn't finish until 2024.
Wherever possible, we made it a priority to build in an environmentally friendly and sustainable manner. For example, the four houses have a solar roof; the "new" house is thermally insulated and earthquake-proof, just as the old houses were reinforced with steel anchors and reinforced concrete; all wastewater is biologically treated by an extensive system before it enters the sewer.
The harmonious combination of original architecture and sustainable modernity makes every stay a special experience.
We converted two of the old animal stables, as well as the adjoining two-story former garage from the 1950s, which is now this modern STUDIO, into three self-contained apartments, with every comfort guests could wish for. (The small apartment "EMMA" has 16.5m² for one guest; two other apartments ("PAULA" and "STUDIO") have 28m², each for 2 guests).
Each apartment has a small terrace; there is also a huge terrace to make yourself even more comfortable.
Of course, all apartments have a dishwasher, a TV, and Wi-Fi is available everywhere, including on the terraces and throughout the property.
The property is approximately 7000 m² in size and includes flowerbeds, a vegetable garden, an old orchard, and an adjacent wooded area. The views in all directions are breathtaking, as you can see from the photos.
The nearest town, which has the distinction of being one of the most beautiful towns in Italy and where even the ancient Romans came to take cures for its thermal springs, is 4.5 km away. There, you can buy everything you need, in small supermarkets or from our three butchers or a fresh fish stand. The weekly market (on Tuesdays) is also an experience!
You can also eat delicious food there, as our area has many good, simple restaurants.
The town also has an outdoor swimming pool during the summer months.
Large supermarkets are located in another old town, about 10 km away, and a large lake right next door invites you to linger.
And the sea, the azure Adriatic, is just over an hour away, taking you to Rimini (on the way there: San Marino), Pesaro and Fano, and the picturesque cliffs between Gabicce Mare and Pesaro offer interesting explorations.
