Farmhouse, private garden and fenced swimming pool on Tuscany-Umbria border

Palazzolo is a farmhouse surrounded by farm vineyards and part of a farm of about 490 acres. It has a private and fenced swimming pool 6x12m in size (i.e. 20x39 feet; the pool is quite deep spanning from about 5 foots to more than 6.5 foots) and a private garden, with a beautiful view on Chiana Valley and Mt. Cetona and on Città della Pieve. Palazzolo is a self-catering unit suitable for families or groups of max. 10-12 people + 2-3 babies willing to combine a relaxing holiday in the countryside with the chance to visit places with archaeological, artistic and natural beauties in Tuscany, Umbria and Latium. Our house can be used as a starting point for daytrips to Florence, Rome, Siena, Cortona, Perugia, Assisi, Orvieto, Chianti, and the Trasimeno Lake area as well as other beautiful destinations (i.e. Mount Amiata). The house combines the comfort of a villa with the rural location of an old farm-house and provides you with plenty of space to live in. The swimming pool is generally open from the first week of June to the last week of September.

Lovely home in the Umbrian countryside

What an amazing property! I would highly recommend this as a base to explore the local area . Tucked away privately with everything you would need. The property is immaculately clean and extremely well equipped . The hosts are beyond helpful and the swimming pool is just an added bonus . Plenty of space for more than one family to share . We spent a fantastic and relaxing week in Maria‘s house. The pool and the wide area provide excellent conditions for the kids to play and have fun. We really appreciated the pool bing surrounded by a fence. The kitchen and the grill area are well equipped to cook some nice Italian dish. The bedrooms are spacious with comfortable beds.Maria is always available in case anything needed and always has helpful recommendations for supermarkets, restaurants and everything else. We would recommend this place for a stay with family and friends.

Beautiful Locations.Proprietors were excellent in communications as well as looking after our well being. Ample room for good size booking. The pool was really nice, warmer afternoons. The city of Pieva is 5 / 7 min drive. Wonderful !There were some portable fans and towers to help with the warmer interior of the casa. No ac. Overall, We would suggest Pallazolo as a very nice Villa for a vacation. Florence, Siena, Pienza , San Rocco , Roma are all within a two hr drive. The A1 takes some time getting to from the Villa. Thank you Maria, Giorgio , Silva for your warm hospitality.

Beautiful house in a lovely location

We had a lovely stay at Citta della Pieve. Lots of space and the house was spotless with everything we needed. The pictures on the website did not do justice to the house and surroundings - even better than I expected (and I had high expectations!). The pool area is spacious and inviting and the pool itself brilliant for our keen swimmer teenager and adults. Quite deep though - would need to keep a close eye on novice-swimmers. Maria and her team were very helpful and we very much enjoyed our holiday.

What a wonderful place.

This was a week long birthday party. Friends and family came together from Europe and the USA. I could not have chosen a better place. The farmhouse is just perfect. The setting is superb. The hosts are charming, kind and unbelievably helpful. We had a superb time and want to thank Maria and her husband for their care and kindness. The town, Citta della Pieve - just up the hill, is enchanting. We hiked, we dined, we wine tasted, we explored hilltop towns. We had a phenomenal time. A fairy tale come true.

Lovely place

We spent a week in this lovely house which is spacious and private. Lots of rooms and bathrooms. A nice kitchen and access to two refrigerators and a big freezer for ice and ice cream. Lovely pool which was cleaned every morning.Very beautiful landscape and view. Very nice host who responded immediately to every question. We recommend it and would definately consider coming back. With two small kids, aged 2 and 4, we furthermore appreciated that the pool area is fenced and can be locked.

Wonderful House!

I had the pleasure of renting this home for eight nights in early October. Our group consisted of two couples and two single women. The house was superb! It was very clean, modern bathrooms and the downstairs living spaces were very nice. I have rented several properties in different countries and this house wins the award for the best house ever rented. I would highly recommend this house to any group between 6 and 10 people. We did not use the pool because we visited the home in the Fall so I cannot comment on that. The front patio overlooking the valley was our favorite spot for early evening cocktails. Our hosts made everything very easy for us as well.

Wonderful Visit

We stayed here for 3-4 weeks in the month of September with our family of 14. We had our Grandparents, parents and kids with room and space for all of us. The farmhouse was very clean, spacious and actually better than advertised. The property was in great shape, the pool was the cleanest of any vacation that we have done. You are close to many small villages/towns, wineries, train station; all within 15 minutes. Maria was an amazing host that went above and beyond to ensure our stay met expectations. From having some food and wine ready for us at the house when we arrived, to cleaning the pool every morning, having fresh linens whenever needed, a clean of the house once per week, and helping with any local recommendations that we needed; Maria helped every step of the way. Thank you again Maria!

Perfect Property!

We are two families comprising 4 adults and 5 teenagers. We had the most wonderful stay here! The property is even more beautiful than it appears in the listing. It is incredibly spacious and is beautifully open plan which means plenty of room for everyone whilst still allowing us to be together. Maria met us upon arrival and explained everything we needed to know about the property, she even led us to the closest supermarket in Chiusi so we wouldn’t lose our way. The property has everything you could possibly need for your stay and the views from the terrace are spectacular. The swimming pool was perfect and I have never had more comfortable sun loungers on any holiday. The closest town, Citta della Pieve, is just beautiful with fantastic restaurants and quaint, narrow, cobbled streets. Maria was on hand to answer any questions or queries that we had and was a very gracious host. Cannot recommend this property highly enough!!

What a fabulous place for a family holiday!The house is wonderfully private and quiet, tucked away in the countryside yet close to plenty of amenities and activities. Just 1.5 km away there’s a fantastic bakery, and the nearby town of Città della Pieve is full of charm—offering delicious food, gelato, and stunning views.Our host, Maria, and her family were outstanding. They responded quickly to any questions and shared invaluable local tips, including excellent walking trails. The pool was a huge highlight, keeping the children entertained for hours on end. It was also kept sparkling clean, with maintenance every other day—a real bonus.The kitchen is well-equipped with everything needed to prepare family meals, which we enjoyed outside every single day. Renting a car in Chiusi is definitely the best option, as the rail connections are excellent and far simpler than renting in Rome.The house itself is spacious, offering both lovely gathering areas and quiet corners for relaxing. We especially appreciated the weekly cleaning service, complete with fresh towels (including pool towels) and bedding.The sunsets over the property were absolutely breathtaking, making for unforgettable photo opportunities. We also loved exploring the region—golfing, biking around Lake Trasimeno, visiting wineries, enjoying market days in Chiusi, and taking day trips to Perugia and Florence.Overall, this is the perfect place for a family holiday, blending comfort, beauty, and plenty of activities.

Beautiful views everywhere!

We stayed at this beautiful villa with another family and so enjoyed our week there. Maria and her husband have created such an amazing setting among their vineyards and the views of the Umbrian/Tuscan countryside were even better than the pictures shown. Maria was always available if we had questions and the house was very clean upon arrival. We did not want to leave the property even though we had many hilltop towns to visit within an hour or less drive! The kids (and the adults!) spent many days in the large, perfectly kept pool. The house is set up really well for 2 families, with 2 equally lovely master bedrooms on the 2nd floor and 3 other bedrooms for the kids to choose from. The nearby village of Citta della Pieve is charming and makes for an easy place to grab a bite to eat or to stop and get snacks for the house. We will always remember our week in this beautiful setting! Oh...one important tip -- be sure to use the coordinates that Maria gives you to find the house the first time!

Sistemazione davvero magnifica, anche per un gruppo numeroso come il nostro, di ben 13 persone, il comfort è stato eccezionale in tutto. Zona living comoda sia nell'area relax, sia nell'area pranzo. Dotazioni della cucina davvero complete.Le camere calde ed i materassi comodi. Bello e godibile l'esterno della casa. In appena 5 minuti si è a Città della Pieve, in 10 a Chiusi, in 20 a Casiglione del Lago. Il personale che gestisce la casa è stato davvero cordiale e disponibile in tutto, raro trovare persone così cortesi.Sicuramente un'esperienza che ripeteremo.

Schöner Familienurlaub

Sehr schönes und sauberes Haus. Platz gibt es mehr als genug. Die Gastgeber sind super freundlich und sofort zur Stelle sollte es an irgendwas fehlen. Einkaufsmöglichkeiten sind innerhalb weniger Minuten zu erreichen. Wir haben den Urlaub mit 4 Erwachsenen, 4 Kindern und einem Hund sehr genossen.

Alles Bestens, kommen gerne wieder.

Wir haben lange gesucht und endlich besagtes Objekt gefunden. Die Kommunikation mit Maria war reibungslos und immer superschnell. Das Haus ist von der Autobahn schnell zu erreichen und darüberhinaus ist es sehr gut ausgestattet. Ventilatoren, Kaffeemaschine, separater Getränkekühlschrank, Tiefkühlschrank, sowie Verbrauchsmittel sind ebenfalls vorhanden. Einkaufsmöglichkeiten und eine super Pizzaria sind ebenfalls kurzfristig erreichbar. Der Check In und Check Out Prozess war einfach und schnell. Der Pool war in der heißen Zeit unverzichtbar und immer gut gepflegt. Alles in allem ein rundum gelungener Urlaub. Vielen Dank für Alles.

Tolle Unterkunft in guter Lage

Wir (6x Erwachsene und 6x Kinder) haben den Aufenthalt sehr genossen. Das Haus ist unglaublich geräumig und bietet ausreichend Platz und Ausstattung, um sich wohl zu fühlen. Der Pool war ebenfalls ein Highlight und wurde vom Host sehr aufmerksam gepflegt. Einziger Wermutstropfen: je nach Windrichtung hört man in der Nacht die Bahnstrecke im Tal. Wir haben das erfolgreich mit Bier, Wein oder Ohrstöpsel gelöst. Die Lage ist ansonsten top: Einkaufsmöglichkeiten sind rund 10 Autominuten entfernt. Zudem bietet die Umgebung mehrere Dörfer, die einen Besuch wert sind. Maria, ihr Mann und ihr Bruder waren sehr freundlich und jederzeit ansprechbar. So macht Urlaub Spaß!

Besser als exzellent 👌🏽

Mit dem Titel dieser Bewertung ist wirklich nichts übertrieben dargestellt … nicht nur das Haus ist wunderschön, traditionell Italienisch eingerichtet und alles wie auf den Bildern gezeigt sondern auch die Umgebung in der dieses sich befindet ist top. Das Anwesen ist riesig in Mitten von Weinbergen - perfekt, um entspannt seinen Urlaub zu verbringen. Der Pool wird früh morgen nach Absprache immer frisch gerichtet und ist ebenfalls super schön. Maria (Vermieterin) und ihr Mann sind zuvorkommend und super freundlich. Die beiden kümmern sich sogar um die Organisation von Extrawünsche, wie zum Beispiel einer Weinverkostung. Alles in allem einfach nur ein Traum 💭

Large, nice house in a quiet location, yet close to Citta della Pieve.

Very nice house with large swimming pool. Amazing view and quiet location, yet close to restaurants and shops in Citta della Pieve. Maria and her husband are very nice people who are always willing to help. Ideally located to visit Umbria and the south of Tuscany. We had a wonderful vacation!

Groot huis, grote tuin, mooie ruime slaapkamers en badkamers, heel veel privacy, prachtig terras en diverse overdekte plekken om in de schaduw te kunnen zitten. Prachtig afsluitbaar ( belangrijk met kleinere kinderen) ruim zwembad. Minpunt is, weliswaar afhankelijk van de windrichting, dat er heel veel treinen passeren wat echt geluidsoverlast geeft. Uitzicht is schitterend. Uitstekend verzorgd en schoon, zeer vriendelijke en servicegerichte eigenaren.

Beautiful views, helpful accommodating hosts, wonderfully appointed property offering seclusion.

We loved the location; the property offered us privacy with superb facilities but with easy access to a beautiful hilltop village offering superb dining and fabulous history to experience. The property was brilliantly appointed and Maria made sure we had essentials left for us; she couldn't have been more helpful and accommodating. The view across the hillside were spectacular.

Everything was perfect !!

The pictures of this home do not do it justice, Palazzolo is much bigger than it looks! All rooms inside the house are big with plenty of open space. You could easily accommodate 2 families with their own space on separate upper floors (We only needed the middle floor to sleep our family). The pool is big and deep with amazing views over the valleys. Only a few hundred metres from the main road, but you feel total seclusion from everyone else if you like your privacy. Maria was absolutely lovely to deal with and left us alone to enjoy our time there. Whenever we did need to contact her, she responded quickly and always made us feel looked after. The town 'Citta della Pieve' is a beautiful and interesting medieval town, with some great places to eat at very reasonable prices if you have kids. We know we will be back, it's perfect!

Beautifully situated, amazing views, wonderful swimming pool

Family and friends stayed here with us and we enjoyed a glorious week of sunshine. We all completely relaxed, and had a really chilled week, and even found it difficult to leave the pool and visit our favourite cafe/bar in Citta della Pieve! The farmhouse was very spacious, cool and comfortable. We had our dinner on the balcony overlooking the hills, where we would stay to chat and eat late into the evening. The house was close to the town of Citta della Pieve, and although we had camper vans we had no trouble parking. We had a wonderful time at Sienna, but beware if you take a camper van as they will charge you over £20 to park as it is the same amount if you are staying overnight. It is definitely worth having dinner in the famous square in Sienna and watch the sunset. We would definitely like to come back again one day.
