Pool was green, mosquitoes are terrible, hot water is scolding and the ants invaded us in the kitchen.

Dear Philip, Thank you for your feedback. Please accept our sincerest apologies for the issues you encountered; this is certainly not the experience we want for our guests. We take your comments very seriously and have already initiated the following actions: Pool & Pests: Our maintenance team and pest control service have been called to treat the pool and address the mosquito and ant issues immediately. Water Temperature: A plumber is scheduled to adjust the water heater settings to ensure the temperature is safe and comfortable. We would have appreciated the chance to address these points during your stay to make it more enjoyable for you. We are committed to resolving these matters immediately to bring the condo back to our high standards. Thank you again for bringing this to our attention. Best regards, The Smaart Vacation Team

Our family of seven had an amazing stay at this property in Simpson Bay. The home was exactly as advertised—spacious, clean, and well-maintained. The views were incredible, especially from the outdoor areas, and the pool quickly became everyone's favorite spot to relax after a day of exploring the island. The location was perfect. We were close to restaurants, beaches, grocery stores, and everything we wanted to do while still having plenty of privacy. The property worked great for a multi-generational family trip, giving everyone enough space to spread out while still enjoying time together. The host was responsive, helpful, and made the entire process easy from booking through check-out. Any questions we had were answered quickly. This was one of our favorite family vacations, and the house played a big part in that. We would absolutely stay here again and highly recommend it to anyone visiting St. Maarten, especially families or larger groups looking for a comfortable and beautiful place to stay.

Our second visit to this property and it was well worth the return. Suggestions for the property manager. We like to have a notebook that has information about area restaurant with menus and things to do. It would also be easier for the maid, pool guys and visitors if there were set times that they come to service the house. It seemed like a revolving door at times. However, we loved our stay and would recommend the property to friends and family.

A little slice of heaven

This home was everything as described. Absolutely stunning views, beautiful layout of the home and the backyard around the pool. Plenty of area to be together or to have some space. The kitchen was fully stocked and even had the smaller items like a lime crusher that most places don't. Within walking distance of Maho and the Sunset Cafe to watch the planes land. I would definitely stay here again. Absolutely loved the home!

Amazing family vacation

Everything about our stay here was incredible! The villa was stunning, well equipped and spacious. The indoor and outdoor areas were perfect for our group of 9 including 6 adults and 3 kids. The location is very convenient as you can walk to Maho though we also found it quite easy to drive around the island to explore different beaches and restaurants. We appreciated an early check in and the every other day housekeeping service was a really nice surprise. We can’t wait to come back!

Excellent property

Liked everything about it. Beach was small and rocky. Not a problem as many more beaches on the island and we like to explore.

Sunset Smiles

We enjoyed our stay very much. The sunset view is magical, clean and plenty of space. We pre ordered groceries and everything was as we needed it. A reminder to bring bug spray to the island is only note.

Amazing trip

This property was perfect for our family of 7. Beautiful property just as pictured, great location, zero plane noise, terrific air conditioning, and wonderful gathering areas in and outside the house. Will rebook if back in Sint Maarten with a group of people. Very quick, clear, and helpful communication during booking and stay from John and Stacey.

Wonderful property for a group!

We had 6 adults and 2 children 31/2 and 6. The pool was perfect for everyone. Very well maintained as well. The kids also enjoyed exploring the beach and tide pools, but there is no swimming in the ocean from the house. Many beaches available for swimming nearby. The house is perfect for hanging out. The grounds are very nice with lots of sitting areas and places for the kids to play. This was our second stay in the villa with the same group and we all really enjoyed it. We highly recommend this property.

Great house!

We thoroughly enjoyed our stay! The 4 bedrooms with ensuite bathrooms worked perfectly for our 2 families. Kitchen was well equipped and we cooked a lot. The backyard felt even more spacious than the pictures show. We enjoyed eating dinner at the table overlooking the ocean. Easy walk over to Maho beach, which we all enjoyed! Any issues we had, the property manager was very responsive. We would very much recommend this property!

Great View

There were 2 bedrooms that had an awful smell. We could not use one of them and kept the door shut otherwise we would not have been able to stay. Lucky there were 2 beds in the one bedroom so we were able to stay. It was a great location and the views were great.

Thank you Carl for staying with us! We understand you were bothered by the smell during the first 36 hours, on Monday morning the plumber came and fixed the issue and the cleaning lady who came on Tuesday and Thursday confirmed the smell disappeared. We are happy you had a great time anyway. Hoping to welcome you again!

Good Time

Excellent location. Property is nice. Pool is well maintained. The kitchen is well stocked. We had to ask for more towels three times. The first set were stiff. We accidentally locked our passports in the safe and had to wait 2 days to get help. The linens definitely need to be replaced. We will definitely would book again.
