Located in the heart of the Pier Bowl, half a block to the beach and pier, minutes to historic downtown. Ideal for the extended family reunion. An amazing price for such an incredible location at 512 Avenida Victoria.

We welcome monthly stays.

This spacious, tri-level condominium with over 1900 square feet of newly decorated rattan and exotic hardwood furnishings and wood floors. Great room located upstairs features ocean views, vaulted ceilings with solar powered skylights bar counter, satellite HDTV, high speed internet, fireplace, deck dining with propane barbecue and entertainment area. 3 large bedrooms downstairs offer privacy and quiet access to the yard, 3 hole putting green, garden, and patio. Garage and driveway parking.

Surfboards, boogie boards, beach chairs, umbrellas, plenty of sand toys and a red wagon are included.
DVDs, family board games and books.

The Pacific Surfliner train arrives daily at the pier for a coastline excursion to Los Angeles, Disneyland, or San Diego Sea World.. Shops and restaurants in historic downtown are a short walk.

Family get together

Excellent location, clean, and supplied with anything needed for a great stay in San Clemente. Priced right, but bathrooms could use a little updating, signs of mold on shower walls.

Perfect location; good family property.

We had two families, each had their own bathroom and the kids loved the bunk room (renamed "The Relax Shack" during our stay). Patti was helpful and responsive during booking and she and Gene were great hosts. The location is really great - just a short walk of a couple of blocks to the restaurants, the pier and the beach. The garage has lots of toys, chairs, umbrellas and a wagon which made our time at the beach easy and fun. It is a steep hill and the condo is upstairs so folks with mobility issues should be aware. I especially liked the deck with a peekaboo view of the ocean. I would definitely stay here again.

Fantastic spot for a relaxing week away

We were a party of six: two sets of parents and two toddlers. Overall, we really enjoyed the property and gorgeous San Clemente. We liked the location because of how central it is to so many great things. 1 hour drive to LA Rams Game, 45 min to Disneyland, 1 hour to San Diego Safari Zoo, 1 hour to LAX, and 20 min to Laguna Beach. The actual condo is basic and functional. Comes exactly as advertised and the garage full of toys is a great 'value added' touch. We hope to be back in 2018!

Outstanding Accommodations in a Wonderful Beach-side Town.

The description was appealing with a nice proximity to the beach, shops and restaurants so we booked our annual Spring Break vacation once again with VRBO. We really enjoyed a wonderful, relaxing but eventful 10 days in San Clemente. The apartment is quite nice, the decor is curated to align with the overall beach vibe which surrounds you in San Clemente. We were a party of five including three 18 year old boys so the wifi flat panel tv's were very useful. There was plenty of space and privacy for everyone. The boys loved the putting green and had a nightly match. It was very quiet and peaceful in the evening so we all slept quite well. We loved the upstairs great room with the terrace overlooking the ocean. We quite often ate breakfast or dinner out there. The kitchen is well equipped for any type of meal preparation. What we really enjoyed was the ability to easily walk everywhere, to the main shopping street, supermarket, banks, everything. Also the wonderful beach trail which runs for several miles along the ocean. There are many shops and restaurants just a 1/2 block from the house. Of course, there are endless options for vacation fun all over SoCal. It was sad to leave here we just loved it. This was not a glitzy granite/stainless environment but a very calming relaxing and inviting place that is a part of a very special beach community. I am so happy that we came here and I hope we have the opportunity to return.

Great location; nice house.

Had an awesome time. Spent many summers as a kid in San Clemente, visiting grandparents just down the beach from the the pier and it was a lot of fun spending a week by the pier and reminiscing on the good old days many years later as an adult. We chose this house based on location and size and it was perfect. I’ve already recommended to others.

Best place yet

Our family has visited San Clemente for the past five years and this property was by far the best yet. We could not stop talking about the location, just a short walk to the pier to go surfing, body boarding or just letting the kids jump in the waves. We were so close to all of the great amenities of the pier bowl but the house was protected from the neighborhood noise that we have experienced at other properties. There were plenty of surf boards, body boards and many other beach toys that were in exceptional condition and enough for our big family to all use. The unit is beautifully decorated and radiated charm with old pictures of San Clemente and Dana Point from the twenties to current. Also, there were several original paintings done by the owner, it was like a treasure hunt looking for her signature in the paintings to discover which paintings were her’s. We will definitely be returning.

My next vacation

Its bittersweet to give a good review, If I give a great review more people will want to stay here and will be more difficult for me to get time in this wonderful places. This is one of the best places I have stayed for vacation. It has everything you need from cooking, games for the kids, miniature golf and walking distance to the beach although the walk back after a day at the beach is a little bit of an uphill walk it is well worth it. The house is well stocked with all the necessity from cooking in a well stocked kitchen to a garage filled with beach accessories. We were lucky to be there on one of the days they had a concert on the beach. 4 days was not enough to discover all the surrounding Meet Patricia on the second to last day she was very nice and very informative on things to do in the area.

Perfect for family!

Would absolutely rent this place again-perfect location, close to beach and downtown. Great space for adults and kids to sleep and hang out in living/dining, covered balcony with grill and backyard area. Owners were very easy to work with!

Great Location!

This was a great spot to relax and escape the bustle of the typical tourist spots. The condo is in a quiet neighborhood with friendly neighbors. It is set up well for families including kids toys and a separate room to watch their shows or movies. Easy access to a grocery store helped to keep dining costs down. We even BBQ'd on the patio! Thanks for sharing this spot with us.

Great location and great owners

My family of 6 (4 kids ages 3-10) plus my mom and aunt stayed in this rental for the month of March. The location is great and the unit was perfect for our needs. We surprisingly spent a lot of our time in the little backyard, an amenity that I learned is rare in this area! This is not a luxury unit, but it was perfect for us- full kitchen w/plenty of seating, a cozy main level with a nice deck, and plenty of space for us in the lower level bedrooms. The garage is packed FULL of beach chairs and toys, coolers, surfboards, boogie boards, even a wagon and beach cart. We used the wagon EVERY SINGLE DAY to lug our stuff back and forth to the beach- I wouldn't have survived without it! The walk to the beach is short but uphill coming home and it is killer! Patti and Jean are gracious, available, warm hosts and we feel lucky that this unit is available as a vacation rental. We would stay there again without a doubt!

Your Beach House was exactly what we needed for our 50th Anniversary celebration.

Patti, You are the best and were so very helpful and accommodating. We had a minor snafu with sheets (result of new cleaning crew) but you quickly resolved it. The listing and pictures accurately described the house and your customer service was excellent. We loved being able to walk to the beach and pier (and Starbucks and Baskin/Robbins) and your provisions of beach equipment was so helpful. Sitting on the upper deck with the view of the ocean was superb! We loved our stay and will definitely return. Thank you SO much.

Close to pier and beach, great fun

The home is nicely laid out and well equipped. We enjoyed the location and took advantage of the beach chairs, surf boards, and wagon in the garage to haul things down and up from the beach. It was nice not to have to drive and find parking. My husband loved the putting green in the yard. We had 10 in our party and there was a place for everyone. We made use of the kitchen and bbq and also enjoyed the variety of great restaurants nearby. Patricia was helpful. I would definitely stay here again.

Great Stay & Location. Very Helpfull Owner, Many beach supplies

Wonderful place to stay. They have many beach supplies, Boogie boards, Wet Suits, Chairs. The residence is very comfortable and livable. There are some stairs and a short hill climb from the beach but It is well worth it. Great beach, pier and downtown access. Highly recommended for families.

Family Gathering

Our adult kids, spouses and grandchild all met (9 in all) at this location to spend a long week-end together. Great location, walk to the beach and town, plenty of beach toys(boogie boards) and games, etc. to accommodate us. Roomy place with beautiful view of the sunset each evening and comfortable for all of us to sit around playing games in the evening. Would recommend staying there although not suited for people who cannot climb stairs.

Great getaway with everything you need!

We had a wonderful long weekend in San Clemente over Sea Fest and enjoyed our stay. The location of the condo is easy walking distance to the beach and the hill on the way back keeps you in shape. The garage is full of useful things like boogie boards, surf boards, coolers, chairs and a wagon to pull it all to the beach in. The owner was super sweet and the condo is unique in that you have the patio and upper grand room for hanging out, but when you go down stairs to the bedrooms it is super quiet allowing you to sleep. We also loved the small but challenging putting green and did some putt contests with prizes to make it fun! The decor is super beachy and cute with local photos around the condo. Everything is there for you to enjoy your weekend, just fly in and have fun.

Fun in the sun.

Enjoyed four days in beautiful San Clemente while it poured rain back in NC. My daughter, 4 year old grandson and I felt right at home here. We enjoyed breakfast on the upstairs porch and playing putt-putt in the yard. It was easy to hop on the Amtrak for a day at San Diego. Best part was the wonderful neighbors who were very welcoming and helped us with a flat tire. Hope to come back soon.

Great Vacation Home

Everything about this house was perfect except for the stairs. They were a challenge for one in our party. Our family had the best vacation here and the house is darling with lots of great amenities. We spent so much time at the beach that we never got around to all the board games but that was ok. The kids loved the surf & boogie boards and all of the sand toys. Would definitely come back & also recommend to friends & family.

San Clemente Condo

This property was well equipped with plenty of movies, games and outdoor activities including beach equipment. It is close but not on the beach with a pretty significant uphill walk from beach and pier. There is a Metro link train stop at pier on weekends which takes you into LA or down to Oceanside. Landlord being close makes it easy to ask questions if needed. There was a heat wave when we stayed and there is no air conditioning...fans helped a little. Wished it had been closer to beach and had better beach views.

Great Vacation Condo

Great time at this condo. Great proximity to beach and to Del Mar. Condo was large and comfortable. Everything worked. No problems. Landlords live next door. Very friendly and accommodating. Garage contained everything you need for the beach (chairs, boards, ice chests, etc.). Highly recommended.

San Clemente was great!

Awesome place to stay. Spent a week in June with the family. Loved the size and layout, living room upstairs is big with plenty of seats and awesome balcony. Liked that it was away from the rooms so the kids could sleep. Everything needed was there, well worth the stay. Included barbq putting beach toys, kept us busy all the time and saved time from bringing or purchasing items. The owner Patty and husband were kind, very helpful over the phone when booking. He even helped jumb a car battery that died, also loaned us his personal wagon so we could take even more toys to the beach. It's a few hundred yards on a steep hill to the beach but it was a good way to burn off the calories. It's not the newest or nicest place I've stayed and if it ever needs an update the bathroom showers would be next- but not bad at all very comfortable and good location at the price. I loved how it included everything and had activities and games, it's not just a bed rental its a vacation rental with the whole package. Loved the decorations and pics they have good taste for creating that so-cal beach vibe really felt relaxing. Had washer and dryer access. Parking was good for 2 cars sometimes had to work to find a spot for the third. Got kinda hot inside a few times but opening the window allowing the salty ocean breeze ended up being even better. I will definitely be staying here again this place allowed for a more headache free and relaxing vaca.

My name is Patricia. A native to Southern California, I was born in Orange County, grew up in Los Angeles and first moved to San Clemente in 1979 where my 2 children grew up and have made San Clemente their homes here as well.

Why they chose this property

I purchased the triplex on Victoria in 1998 where I have been a resident manager since. In 2004, the largest of the 3 units was remodeled and is where hundreds of families from Orange County and throughout the world have created vacation memories.

What makes this property unique

Enjoy the georgeous views of the ocean and the Pierbowl from the balconies and the ability to walk to the pier, beach and the beach trail. San Clemente's historic downtown and it's unique shops is an easy 10 minute walk. Enjoy the many events throughout the year that are right here in the Pierbowl or walking distance to downtown and neighboring beaches.
