The room consists of two single beds, a double sofa bed, a bathroom with shower and a kitchenette, where you can prepare your breakfast (no lunch or dinner). Wonderful Apartment in Excellent Location!
The apartment is located in the heart of Venice with easy access to restaurants, shopping, transportation and tourist attractions. The suite contained all the amenities and was very clean, quiet and comfortable. It was perfect for two people. The owner/manager provided a personal touch and excellent customer service with instructions for check in/out, detailed directions to the apartment and recommendations for sights, shopping and restaurants in Venice. We would highly recommend this apartment to anyone visiting Venice and will certainly book it again for our next stay!

Cozy and convenient but somewhat bare.
The apartment was charming and the location was quite nice But there are two significant factors I would point out. I am from the States and may be somewhat spoiled but the pillows and mattresses were horribly uncomfortable. Much like a sofa bed in a hotel. Also while the kitchen had an acceptable minimum for pots/pans and glassware, there was nothing else. When you stay in a hotel you don't expect to have salt and pepper, spices or coffee or even paper towels or napkins. But when you stay in a home I think those "homey" touches should be ok to expect. Stefano was a good host but I would think of this location more of a hotel than a home.
My daughter and I stayed three nights. This place is 10 minutes walking from the train in in the middle of all excitement. Surprisingly the apartment is very quiet inside. Fruit, breakfast items and a hardware store with 5 minutes of the door. Ferry stops are close by Stefano was attentive and the apartment very clean and well kept.

Venice in a mini house
Stefano was very helpful. the apartment was well located and had everything for a short term stay. One suggestion: furnish the kitchen with at least salt and pepper :) Otherwise all was perfect

Small but very well located and nice
The studio apartment was very nice, reminded us of the "little homes". Bunk beds with plenty of storage. Perfect for two people. We had 4 and it was pretty tight. The fold out bed was comfortable. It was very hot in Venice when we were there, the air conditioning was a welcomed relief!
The apartment was very clean and updated. It is 3 floors up, so you need to be able to walk stairs. Surprisingly quiet as it is on a main street. Easy access (walkable) from the train station.
The patio is not off of the apartment but is available when the owner is home.
I really liked the location out of the craziness of St. Mark's Square but you can get to things easily.
I would stay there again!

What makes this property unique
I love my district, Cannaregio, which is one of the most peopled in Venice and it allows to reach easily the City Center, the Railway Station (Venezia S.Lucia) and the Bus Station (Piazzale Roma). Rio Terà San Leonardo, parallel to the Gran Canal, is a main street full of shops and markets open round the clock. It's a vibrant area with delicious restaurants and traditional "Osterie" at affordable prices that I'll be glad to suggest you.
