Contemporary Villa with a fantastic view on the ocean. Huge terraces with pool overlooking the bay of french Cul de Sac. Located in a very peaceful neighborhood only 5 minutes away from Anse Marcel Beach, Grand Case Beach and Orient Beach.

• Fully renovated Villa/Condo of 2000 sqft
3 King Bedrooms and 2 Full Bathrooms on upper level, Half bathroom on lower level. 2 of the bedrooms have ocean views, and 1 has a beautiful view of the hills. All rooms are air-conditioned.

• Large, open-floor plan living room and kitchen of 1000 sqft that opens up to huge terraces of 1000 sqft for indoor/outdoor living with an ocean-view

• Private, contemporary heated pool with covered terraces for outdoor dining and lounging, plus a large deck for suntanning

• Large, modern Chef’s kitchen with everything you need to cook delicious meals, fully equipped with dishwasher, microwave, oven, stove, large refrigerator and freezer.

• Beautiful tropical garden and terraces

• Private, gated parking

• Air conditioning in all bedrooms and downstairs living area

In addition to the villa, there is a small studio on lowest level of the property where the owner lives. The studio is completely independent and invisible from the Villa.

Amazing property!

We were very pleased with our stay at Villa Kaktus! The owner was very responsive to our questions prior to and during our stay, making sure we were well taken care of! The place is modern and very clean with every amenity you'd ever need! We worried about staying on the French side and not being as close to the action but some of the best restaurants and beaches were close and it's so easy to get around! Thanks again for an amazing stay!

Absolutely beautiful!

Villa Kaktus is a beautiful property with spectacular views. The area is divine...safe and secure...surrounded by lovely neighbors and we couldn't have felt more welcome. The owners were on top of every detail and we didn't have to think about a thing from arrival to departure. The architecture and design is stunning with state-of-the-art technology and security. Hands down the best choice we could have made. We will definitely be back!!

Villa Kaktus is the most beautiful rental we have ever stayed in. The house was clean and modern and had everything we needed. The outdoor space had a beautiful pool and comfortable areas to enjoy both the sun and shade. The best part of the Villa was the view! I was in awe of it everyday. Harry was a wonderful host - he was easy to communicate with and checked in on us regularly. I look forward to staying here again.

Best Time Ever In SXM

Harry was the most amazing host! This was our first time visiting St. Martin and it was such a great trip. He greeted us when we arrived and gave us a tour of the place (it was beyond beautiful here, especially the views). He took the time to give us great suggestions on where to visit, eat, and relax. He was extremely helpful and super quick to respond whenever we had any questions. The location was perfect. It's 5 minutes away from beaches, grocery store, and bakery. It also allowed us to visit both the French and Dutch side given the proximity. I would HIGHLY recommend staying here! It was more than enough space for a group of 6 people to hang out.

Oasis of peace

Our stay at Villa Kaktus was more than perfect. The house is very well equipped and super clean. The setting is so peaceful that you feel like you are alone in the world! Loved being on the mountain with no neighbors in the back! The kitchen is very well equipped and organized which made it easy to prepare meals for a family. There is a butler’s kitchen with an extra fridge and full size washer/dryer adjacent to the kitchen and main living area. That was very convenient with children. The rooms are very quiet and dark. The kids loved the pool and the mini putt. Harry was very attentive and answered all our questions very quickly. I would say he is the perfect host and makes you feel at ease very easily.

Amazing Spring Break!

We arrived on the property later than expected due to a delayed flight, but Harry was ready and waiting for us. He was a gracious host, and gave us a quick tour and let us get settled. In the morning we awoke to an amazing view and paradise. The home was wonderful - perfect amount of space, everything we needed in the kitchen, nice tv and stereo to enjoy, linens, towels, and even a BBQ to make a few meals in that we enjoyed. The outdoor area was our favorite with both covered, comfy seating and the open deck, and of course the pool - the best place to be and come back to after our adventures from the day. The bay area was nice and quiet and we loved the bakery just down the street. We appreciated the privacy Harry gave us, yet that he was right there upon a call or text if we needed anything. Thank you for such an amazing place to call home for a week and for lifetime memories made!

St Martin is back in action and STAY HERE!

My family rented Harry’s home for just over a week Feb 2019 (post Irma) and it was absolutely incredible! The house is amazing in the photographs and even better in person. We traveled with 6 adults and 1 child and was very comfortable in the space. There were three large rooms upstairs and a lower level in-law apt basically with a kitchenette (lovely and quiet!). The house is in the lovely area of Cul-de-sac and very close to most of the stunning beaches on St Martin! The house is then yes on the French side of the island and we found it to be very beautiful and back on its way up! Traveling with my daughter as the only child (my son had a last minute problem and couldn’t come), I thought she would be very bored. However, the house was very well equipped for a child and had tons of toys and things for her to do! I have to say the pool and outdoor living space of the villa was probably the BEST part of our trip. Even though we did a lot of exploring of the island, the pool and outdoor space was a picture perfect way to begin and end each day! The pool was plenty big enough for all 6 of us to enjoy at one time. The love outdoor furniture also make it very comfortable with a chic modern style. There was also a switch on the wall where you could control the color of the light in the pool! Such a neat feature! In the pictures posted online I was very interested to see in person the indoor/outdoor concept of the house. With a touch of a button the whole walls would open and create this stunning view of the bay. The house also had paddle boards (which we sadly didn’t use) also! The views and space alone of this villa have us all dreaming of the next time we will be visiting not only St Martin but to Harrys property! We can not wait to go back and to this villa! The only thing I would note is that there are a lot of stairs! I live in a three story house at home so for me it was perfectly normal, but maybe with small children (my daughter is 4) I’m sure Harry would provide a gate to use and this house had EVERYTHING you could need and more! Thank you Harry and family!

If you are looking for a great place to stay on Sint Maarten, look no further. Harry’s place is amazing. Huge 4 bedroom villa with a giant kitchen, living room and terraces. The house was very clean and classy, the view is SPECTACULAR and it is only a short drive to the best beaches. Cul de Sac is a great place to relax. Grocery store and the famous Grand Case village are located only 5 minutes away from the Villa…Just an awesome trip! Thank you!

Amazing house

"Thank you Caroline and Harry a truly amazing holiday with our children. We loved the gorgeous Villa, The View, the Pool and the tropical garden …Villa is a very clean and comfortable!! AC everywhere, in the living area and all bedrooms !!! Everything you need is there...from freshsly washed towels to WiFi etc. We were very glad we rented a car to get around the island and discover all the beautiful beaches of St Martin. We will definitely be back soon! Thanks again !!!
