Perfect for our short break in every way. Friendly hosts and well-placed for exploring the coast, the Broads, Norwich and for seeing the seals at Horsey.
Marianne & Jonathan were very welcoming & friendly, as were their two doggies. The loft was lovely, it had everything we needed, along with a quiet garden space & 10 acres to walk around. The location for us was perfect. Also had nice local pubs for meals. Air con was a definite plus, as weather was very hot.All in all a great time & stay & will definitely visit again in the future.
This loft apartment was perfect for us. It had everything you could need and was nice and cosy. It was just as described, highly recommended.

This apartment is the perfect spot for a short holiday. The surrounding grounds are beautiful and the accommodation is near the Sea and the Broads. Everything was super relaxed and easy. Thanks as well for the welcome treats, which we found on the kitchen table

A lovely quiet apartment
We thoroughly enjoyed our stay. Marianne was so helpful and provided us with little unexpected extras, even eggs from her hens. We found it a central place from which to explore both the Norfolk coast and the broads.

Very well equipped and comfortable accommodation
Lots of thought has gone into this accommodation, with quality furniture, cooking utensils and crockery etc. The large woodland attached to the property is ideal for a stroll with a stop at the viewing deck overlooking the river a must do. Marianne and Jonathon are welcoming hosts and their property was a delight to stay in.

Fantastic.
Superb holiday accommodation. Well thought out conversion of loft space creating enough room to provide a comfortable home from home. Every need catered for by Marianne and her family. Free roam of their beautiful grounds was a real bonus giving that little extra adventure which our two young boys loved. Would highly recommend.

Perfect accommodation for seeing north Norfolk
Our week at this accommodation was perfect; just what we had hoped for. The apartment’s location is ideal for touring north Norfolk from Walsingham in the west to Great Yarmouth in the east, and including Norwich and beyond. We would recommend using the efficient and cheap park and ride to reach Norwich city centre. The whole of this area is easily reached by a drive of no more than 90 minutes or so. The entire area is very scenic. There are many places of interest to visit, including former stately homes, with their gardens, the Norfolk Broads themselves, and the extensive coastline. If you are lucky, as we were, then a couple of dozen or more seals may be there for the asking on a nearby beach.
The accommodation itself was excellent; one of the best small apartments/studios we have stayed in, and we have stayed in many over many years. Everything was provided, and we arrived at the apartment to be greeted by Marianne, plus a welcome pack including freshly laid eggs, superb ‘naughty but nice’ home-made cakes, and even a bottle of wine. Both Marianne and Jonathan were extremely friendly and most welcoming, giving us plenty of privacy, the run of the gorgeous oak wooded grounds, and were also there in case of any problems.
We cannot recommend this property highly enough. It was perfect, but then I’ve already said that! Thank you Jonathan and Marianne.

Thank you! You were the perfect guests and we'd love to welcome you back in the future!
Found exactly the right place to relax in. With the Coast and the Broads right on the doorstep there was lots to do. Some great walking, seal watching, wildlife boat trips, gardens and broads history there was plenty to do.
Our host guided us on the best places to visit and had a lovely 10 acre garden to explore. The flat was ideal and had everything we needed, well equipped.

Lovely place, nice gardens, nice little bolt hole for exploring the area. Book your dinner at the Ingham Swan just down the road.
Wonderful property. As well as a private garden the owners 10 acres of woodland, grassed areas and stream with all sorts of wildlife are there to enjoy. It is also a good base to explore the area.
Ideal for a really relaxing holiday.
We thoroughly enjoyed our stay in this well designed, comfortable property. Lovely welcome from Mariannne with homemade bread and cookies and a bottle of wine. Beautiful grounds and walks through the woods down to the water. Very peaceful at night (only very slight drawback was that we found the road outside could be noisy at peak times when the windows were open). Nice pub, The Star, to eat at in Lessingham. We would definitely return.
A cosy two bedroom loft just perfect for our stay. Marianne and Jonathan are dream hosts....lovely friendly couple who were very helpful and good to talk with. Marianne's welcome wine and brownies are a treat!..gorgeous sea palling beach only 10 minutes away..and quaint towns, and seaside tours to Yarm and Cromer.. Broads of course for boating tours were just extra ordinary..We'd love to be back to stay here again!
Our first visit to Norfolk so we were unsure of what to expect. But we arrived to the most stunning property. And lovely greeting by the hosts! Fresh warm bread and cake on arrival. The grounds are absolutely stunning.
The children loved the outdoor space and trampoline.. and close proximity to several beaches/trips out. Much needed relaxing break! Would 100% recommend to anyone wanting a relaxing get away.
Loved staying here. Lovely light space, lovely private garden and grounds. Everything we could possibly need was here. Really appreciated the wine, milk and homemade bread and loved the butter so much I will be swapping to that brand in future! Thanks Marianne for a lovely stay and hope the prom party goes well tonight.
Fantastic break - so relaxing. Thank you for an amazing stay. Advice from the owners before visiting about the area was very helpful too. Felt right at home from arrival. Highly recommended.
Property located centrally along the Norfolk coast so a great base for exploring. Very picturesque setting. Actual accommodation clean, comfortable, cosy, and charming. Hosts were friendly and welcoming, and provided much useful local information.
Great location for exploring the north Norfolk broads
The property is in the grounds of the hosts but you are not overlooked or disturbed. I came to kayak and to walk. The launch at Sutton staithes is only a few miles away as is hickling broad. There is plenty of secure parking to leave a boat if you go out walking. Their woods are open to you and are beautifully tranquil. It’s compact too which felt especially good as I was holidaying alone due to covid restrictions.
The accommodation was ideal for us and was well designed
We received a good welcome which included bread, orange wine and cake
The accommodation had access to a wonderful private wood from where we watched owls deer and other birds.
Altogether a delightful place with good access to the sea
- Really prompt and friendly communication via the app prior to arrival.
- Cleanliness of the property was faultless.
- Be aware that the master bed is in the main living space, not a problem, but I would think it would be fairly cramped if 4 people stayed in this accomodation. There is also limited storage space.
- The outside sitting area and space is a big positive.
I stayed here for 4 nights with my 2 children, and we had a wonderful time. The accommodation was sparkling clean, really comfortable and finished to a very high standard throughout. We felt safe and relaxed from the first moment we arrived. The location is great for exploring the coast and broads. Looking forward to returning to do it all again!
