The villa, once a medieval convent, has been beautifully transformed into a charming country residence with a swimming pool, surrounded by silvery olive groves atop a scenic hill.
It is the perfect retreat for families seeking to experience the heart of Umbria — a place where nature, history, and a timeless, almost mystical atmosphere blend harmoniously.
The main villa accommodates up to 8 guests, while the nearby Dependence offers two independent apartments, each sleeping 4 guests. In total, the property can host up to 16 people.

LOCATION
Within easy walking or driving distance, there is a small village with a grocery/bar/greengrocer and bakery. The villa is just 5 km (3.1 miles) from Foligno, a vibrant city rich in art, history, and culture, offering a wide selection of restaurants, museums, shops, monuments, parks, and cathedrals
Throughout the year, Foligno hosts numerous historic celebrations, art exhibitions, and food festivals.
The famous town of Assisi, birthplace of Saint Francis, revered all over the world, is only a 15-minute drive from the villa. The property lies in Umbria’s renowned Wine and Olive Oil district, an area celebrated for its excellent wines and superb extra-virgin olive oils.

Several of Umbria’s most charming destinations — Perugia, Spello, Bevagna, Spoleto, Gubbio, Todi, and Lake Trasimeno — can all be reached within 15 to 40 minutes by car.
A short drive away lies the Abbazia di Sassovivo, one of the most beautiful abbeys in central Italy. Guests can even reach it on foot through the olive groves surrounding the villa. There are also many scenic walking trails starting directly from the property, ideal for those wishing to explore nature at a gentle pace.

RENTAL RATE minimum stay 1 week
The rental rate includes:

The rental rate does NOT include:
• Final cleaning: €250 (villa); €350 (villa + dependance). Payable locally in cash

Optional services on demand (payable locally):
• Daily cleaning: €800 per week (villa); €900 per week (villa + dependance), Daily extra cleaning services must be requested at the time of booking or no later than one month before the arrival date.

Daily cleaning is provided every day except Sunday (2 hours daily for villa and 3 hours daily for villa + dependance, 2 staff members), including cleaning of bedrooms, bathrooms and common areas (not including Kitchen), Garden maintenance once a week and Pool cleaning twice a week.

DESCRIPTION OF THE VILLA
Completely repainted in 2023 and refreshed with new modern beds and contemporary furnishings, the villa blends Umbrian tradition with elegant, understated style. Original features such as large fireplaces, arches, exposed beams, the ancient wooden doors and medieval niches carved into the stone walls and terracotta floors, coexist harmoniously with modern elements, including a spacious contemporary kitchen and a recently renovated Dependance.
The villa is arranged over two levels. The main entrance opens onto a beautiful cloister that serves as a central connection between the various wings of the house. This is the original cloister where, centuries ago, the nuns of the convent used to meet and pray together.

On one side lies the large, fully renovated kitchen (2020), equipped with modern, functional furnishings. From here, guests can access the former vegetable garden of the nuns, now transformed into a delightful outdoor dining area with tables for up to 20 people, a large hammock, and a barbecue. This garden area enjoys pleasant shade during the first part of the day. The kitchen also connects to the laundry and ironing room. This area is enclosed by a low wall and a fence, making it particularly safe and convenient for families with children, allowing parents to dine or relax outdoors, while keeping the children away from the pool area.

On the opposite side of the cloister is the main living area, featuring a dining room overlooking the pool, a smaller secondary kitchen with access to a characteristic stone cave (perfect for storing wine bottles), a billiard room, a TV area with a corner sofa, a reading room, a small bathroom, and an elegant lounge with a fireplace.

The villa offers several indoor dining options: one table seats up to 12 guests, while another table in the main kitchen can, on request, be arranged to seat up to 20 guests for special occasions. For events, a catering service can provide additional covered seating with gazebos or suitable temporary structures.

From the living room, a staircase leads to the first floor,
entirely dedicated to the sleeping area, consisting of:
• 3 double bedrooms (2 with queen-size beds, 1 with king-size bed)
• 2 single bedrooms
• 2 bathrooms (one with walk-in shower, one with bathtub)
On request, a single foldable bed or a baby bed can be added at no extra cost.

A small cave carved into the rock now serves as a wine cellar. Here guests can still see the beginning of an ancient underground passageway, long sealed off, which according to legend once connected the convent to the nearby Benedictine Abbey of Sassovivo, used in the past for secret meetings.

Thanks to its very thick stone walls, the villa remains pleasantly cool even during the hottest months, and therefore does not require air conditioning. Fans are available for guests’ comfort.

DEPENDANCE
The villa includes a charming Dependance located about 20 metres from the main building, within the same garden and pool area. This delightful country house has its own covered outdoor dining space and has been recently renovated, featuring new bathrooms, kitchenettes, and beds. The interiors are furnished in a modern style, with elegant touches that blend perfectly with the rural setting.
The Dependance comprises two independent apartments: one on the ground floor and one on the first floor. Each apartment includes a dining room with kitchenette, two double bedrooms, and a shared bathroom with a walk-in shower.
The ground-floor apartment is equipped with mosquito screens on the windows, while the first-floor apartment offers air conditioning (available on request at €70 per week, payable locally)
The Dependance does not have a washing machine; guests may use the one available in the main villa’s laundry room.

GARDEN AND POOL
In the beautifully maintained garden surrounding the villa lies a large swimming pool (6 x 12 metres), offering breathtaking views over the Umbrian valley and the mountains beyond. The villa enjoys a private, secluded position on top of the hill, with several sitting and lounging areas equipped with umbrellas—perfect for al fresco dining, sunbathing, or simply admiring the view and spectacular sunsets.

In front of the main villa, there is a charming enclosed garden with a spacious dining area: a large table with an umbrella, two smaller corner tables, a barbecue, and a hammock nestled among the rose bushes. Shaded by the villa during the first half of the day, this area is ideal for outdoor meals and relaxing moments. The space can accommodate up to 16 guests or more by adding the additional tables placed in the garden.

For families with children, safety is ensured by a low wooden gate enclosing the dining garden, as well as secure main doors on the ground floor. The entire property garden is fully fenced.

At night, the property becomes even more enchanting, illuminated by soft lighting along the villa’s façades, LED lights around the pool, and glowing light spheres scattered throughout the garden, creating a truly magical atmosphere.

ROADS
The free motorway (E45) is only a 5-minute drive from the villa, providing easy access to the main cities and attractions of Umbria and central Italy. From the motorway exit, a paved country road leads into the countryside and gradually becomes unpaved as it approaches a small group of houses.

Please note: it is recommended to keep to the left of the houses, as the road passing through them is too narrow for vehicles. After the small hamlet of Serra Bassa, turn right, and within a few minutes the country lane reaches Villa Serra Alta, where the road ends.
The final stretch of the unpaved road is narrow, but accessible for cars and large enough for minivans.

Lovely stay with family

We hired out Villa Convento for a family celebration in August and had a wonderful stay! We were 11 in total and stayed across the villa and two apartments. The villa had all the supplies and essentials - even a great selection of toys for my 3yr old niece to play with. We thoroughly enjoyed our stay; waking up every morning to that view looking across the valley, and soaking up the sunset every evening was bliss. Nearest grocery store is a short 5min drive into town (Foligno) and there are plenty of walks, hikes and historical towns to visit (Assisi and Spoleto 10-20min drives away - Spoleto was our favourite!). We only went out for dinner twice as we enjoyed our time at the villa so much - we would cook up a feast and enjoy it under the olive groves. The main kitchen is very well equipped, although we had to seek out wine glasses in one of the lounge cupboards. One thing to note is WiFi only works in certain part of the main villa, the lounge area (no WiFi in the apartments) and there is no Aircon. We didn't mind as it was good to switch off and we would cook off by the pool ☀️ Would highly recommend and certainly coming back to stay again.

Yes, Villa Convento is a charming family villa, immersed in an untouched landscape made of hills and forests, a few kms drive to some of the most beautiful Umbrian cities. I'm happy to see that Spoleto is your favourite city, it is where I live and where I have my office. In the Middle ages it was the Capital of Longobard Ducky, that included the entore central Italy! Coming to your your indications, yes, there is no a/c, as indicated in the property description, however the very thick stone walls (it was a medieval Convent!) keeps the heat outside and make also the wifi connection better in some areas than others. Probably some aspects can be improved, the owners do some renovation/improvements every year. new kitchen, new mattresses and new tv last year, so they can keep in mind your indications for the next year. I look forward to hearing from you, if you'll decide to rent again a villa with us in the future, Villa Convento or one of the villas in "Italy to Rent" portfolio. Misleading photos & description

Sadly this property is not suitable for commercial rental - Dodgy electrics and plumbing, no hot water for first 24 hrs, Rodent traps inside and out, appliances that all require adapters (not provided). No information provided at the villa with info about how everything works, rubbish collection, where to find everything etc, we had to speak to property manager every day. The entire property requires updating. Crammed full of dusty old trinkets.

Regretfully, we've had a very negative experience with guests Harrison and have made a formal report to Home Away. All elements described have been partially or completely invented and regularly exaggerated, offering a negative and not realistic picture of a villa that is certainly not a contemporary villa, but has been appreciated in years of rentals for its style, great views, proximity to famed Umbrian cities and attractions, privacy. The villa has a regular maintenance, minor problems if happens (like the lack of hot water on arrival due to a light storm on the night before) are immedietaly fixed by the property manager, owner and thecnicians, in order to offer a pleasant stay. It is a period elegant villa, photos are correct and clear, the description is as honest as possible. Next year - 2020 - the entire villa will be refreshed, more that what is generally done every year, and the larger kitchen is going to be completely renovated. A new large kitchen is needed. There are 2 kitchens in teh main villa (the larger one is old) and 2 modern kitchenettes in the dependance. the dependance is completely new and elegantly fusnished with new furniture, new bathrooms and kitchens. Guests Harrison havn't had a clear communication with all of us and the property staff, we've done our best to explain where to find adapters in the villa, how to collect garbage, why in the countryside there is in some cases the need of a few rodent traps hidden here and there, because guests leave the doors open (also when not in residence, sometimes) and we have traps just for safety reasons, wild fauna in the countryside is normal, the guests haven't found any mice and none has never reported to ahave found mices, but you might never know, it is just to prevent. These guests found the villa "old"... because IT IS old! It is a period villa!. I've told them that they should have better checked the photos and the property description before confirming the reservation. I would have suggested contemporary villas I have in my portfolio in the same area. We've generally received very good or excellent comments for this property in the past years and months. Here below are some reviews for the same villa received by guests staying in this villa just before and after Harrison's stay this year, that are visible online in other portals: This villa is a hidden treasure (..)". Sally left this review for a stay August 31 to September 14, this year. She reserved for a large group of 14 people "A beautiful and very spacious house in Umbria. The view from the pool (and subsequent sunsets) are amazing. Luana and others were incredibly helpful before and during our stay. Great place for our needs, a large group of friends on a relaxed holiday in a beautiful part of Umbria." Natalia left this review for a stay August 17-24. Stunning views and Italian charm. We spent a week at this house with a group of 15 persons in July. It is a beautiful and well restored property, with amazing views over the surrounding hills. Authentic villa with stunning view

We had a lovely time at Villa Convento. We were a company of fourteen adults and we experienced the villa as spacious with plenty of bedrooms and bathrooms. The location is “away from it all” but still conveniently close to Foligno (where you can find good grocery stores) and to other cities with historic sights like Assisi and Spello. Apart from a minor miscommunication regarding the pool cleaning the communication with the property manager went smoothly and the check out was hassle free (but early). We would definitely recommend Villa Convento to anyone looking for a holiday rent in Italy. We had a great stay and would love to come back. Best regards Johan

Unique Villa in Stunning Countryside

We very much enjoyed the wonderful house and setting. The garden and pool with the fantastic view was perfect and we would definitely return. There are some aspects of the interior which are impractical such as the two kitchen arrangement but I understand that is going to be addressed. The owner is very charming and helpful. A place of great character.

sehr schönes altes haus mit herrlichem ausblick

wir haben eine woche in diesem schönen haus mitten in umbrien verbracht. zahlreiche ausflugsziele wie zb assisi und spoleto sind leicht erreichbar. besonders schön ist es am pool zu sitzen und die herrliche aussicht zu geniessen oder abends in dem idyllischen küchengarten zu grillen. die einrichtung besteht zum teil aus schönem alten mobiliar. wir haben den aufenthalt sehr genossen.

Thank you Karen, it was a pleasure to greet you at Villa Convento on September 17, communications were easy and I have to say you and your group were very understanding the day when the owners had to repair the boiler after an unexpected thunderstorm that damaged it, you have been offered the keys to other 2 bathrooms (in a part of the property that were closed because you just reserved the main villa) where you could have hot showers also during the quick reparation works of the boiler in the main villa. We appreciated your cooperation and I was so happy to receive your kind message after the boiler reparation saying "We have hot water now and today everything was totally perfect. The villa is a stunning location and we are happy to be here. So dont worry about the unconvenience. You and the owners were helpful and we never had the feeling of being left alone". This is much appreciated as I know you could have a positive holiday experience and enjoy our region. Fortunately after the thunderstorm we had sunny days again, as usual here in September and October. let's hope to meet you again in the future. I wish you and your family all the best! Lovely house with great view

Great house with beautiful garden and large pool. Nice welcome from the owners. The view is fantastic at any time of the day and the house keeps fresh inside even during the very hot days this summer (42°C in Foligno). The location is perfect to visit Assisi / Perugia but also Spoleto, Montefalco etc. and of course the Sibillini. Only small inconvenient is the confusion with the two kitchens, you need to use both of them for a full equipment.

You came during a hot period, 2 weeks with high temperatures and sunny sky, however the thick stone walls of the villa kept the heat outside and the large pool helped to refresh and have fun. As for the kitchens, one is larger and the other one is smaller, you were 11 people and had to use both kitchens plus, I suppose, the kitchenette in the dependance. Hopefully there are large tables with many chairs inside and outside the property, making this villa ideal for large groups like yours, even larger, up to 16 people. Casa fantastica in ottima posizione

Soggiorno molto gradevole con tutta la famiglia. La casa è molto bella, curata e spaziosa e ha conservato il fascino del convento medievale. La piscina è bella e ben tenuta. Bellissima anche la vista dal giardino e la posizione della casa; molto tranquilla e discosta ma al tempo stesso vicina a Foligno che si raggiunge in pochi minuti di auto. Assolutamente da consigliare.

Beautiful location and charming rustic villa

We really loved our stay at Villa Il Convento. The property was beautiful and peaceful - it was quiet and secluded but a short walk (downhill) to the tiny town of Uppello (which basically had a store and cafe). The villa itself was large and comfy and had old-fashioned charm. It took a bit of getting used to the layout and quirks like the light switches, but we were very happy overall and wish we could have stayed longer! The managers were very responsive and helpful as well.
