APARTMENT OVERVIEW

Perfect for your stay in Central London!
- This is a newly renovated and elegantly furnished two double bedroom two bathroom apartment of around 920 sq ft (85 sq m) in one of Kensington and Chelsea’s most beautiful and peaceful squares.
- The apartment would comfortably accommodate 4 people (two people sharing each bedroom) or a family with 2 children (3 children, if one of the children is young enough to sleep in the cot).
- Direct access to sunny roof terrace of ca. 80 sq m. I would be pleased to arrange access to the garden square (which is only open to the residents).
- Fully equipped (two ovens, dishwasher, washer/dryer)
- Very quiet square with limited traffic (both bedrooms are even more quiet enjoying location at the back facing an internal garden)
- Nearest tube station is Earls Court (Piccadilly and District line) - only 30 min from Heathrow by car or 50-60 min on the tube

THE APARTMENT
The 42 sq m (21.5 ft by 21 ft) open plan living/dining room is south facing with three large windows offering beautiful uninterrupted views of the square. The bright living room has direct access to the large nearly 80 sq m sunny roof terrace.
The custom-made kitchen is fully equipped with new appliances: gas hob, dishwasher, two ovens (conventional and combination/microwave oven), waste disposal system and fridge/freezer. The washer-dryer is discretely tucked into a built-in cupboard in the bathroom. Kitchenware, tableware and cooking essentials such as salt, sugar and oils are provided. Kettle, coffeemaker, toaster and Cuisinart kitchen processor are at your disposal as well.
The dining area has a table for up to 8 people so perfect for family dinners at home. The sitting area has a new high-efficiency gas fireplace to keep you cosy and cheerful during the winter evenings!.
If you need to do the laundry, the apartment has a new washer-dryer, steam iron and ironing board.
You are welcome to enjoy the 50 inch smart TV, Netflix and Chromecast audio-based hifi, as well as Wifi (unlimited downloads).
The master bedroom has a comfortable king-size bed and a very large fitted wardrobe complete with a chest of drawers. The second bedroom has a guest bed which can be converted into a large king size bed or, upon request, two single beds, depending on your requirements. A double door wardrobe is at your disposal. Bed linen and towels are provided. There are two bathrooms decorated in a traditional art deco style. The en-suite bathroom has a designer bath/power shower mixer and the second bathroom room is also equipped with a power shower. Both have the benefit of thermostatically controlled underfloor heating. Toiletries such as soap, shower gel, shampoo and conditioner are provided, as well as a hairdryer.
Last but not least, there is a roof access straight from the flat (up the stairs from the living room through a fully automated skylight) to a beautiful fully decked roof space. Perfect for spring and summer, but even in wintertime London does get a few sunny dry days and the space is a perfect south-facing sun trap to enjoy the winter sunshine.
Please let me know if you need any special arrangements for children, I can provide a baby cot, bath, high chair on request etc.
Please bear in mind that there is no lift in this period building and that the flat is a walk-up to second and third floor.

HOUSE RULES
- STRICTLY NO parties in the apartment! Please keep the noise to the minimum as the house is located in a quiet residential area.
- No spiky heels (eg stilettos) on the wooden floor in the living room.
- No pets
- No smoking in the apartment but please eel free to use the rooftop space

THE NEIGHBOURHOOD
The flat is very well located with Earls Court tube station (Piccadilly and District Line) only a few minutes away, which means you can get from or to Heathrow Airport in 40 min by direct underground (useful as traffic can be very busy in London during peak hours) or only 25 min by car. Piccadilly Circus, Covent Garden, and the West End are about 20 minutes by the underground. The apartment is also very close to landmarks such as the Natural History Museum, the Science Museum, Royal Albert Hall, V&A Museum are a short distance away. High Street Kensington and Holland Park (great for a morning run!) are about 10 min walking distance and Hyde Park is about 20 min walk.
There are a lots of shops in High Street Kensington, anything from designer and high street clothes and homeware brands to antiques. For large-scale grocery shopping, there is a very big Tesco in Cromwell Road (3 min walk from the flat) and Wholefoods in High Street Kensington (15 min walk). Earls Court Road is well served by a variety of shops such as Sainsbury’s Local, Coop, Marks &Spencer Food etc.

GETTING AROUND
The area is very well served by public transport (underground, overground, buses). There is an NCP car park on the other side of the Cromwell Road (3 min walk to the apartment) - happy to make an inquiry about the charges for you on request. Alternatively, it may be possible to arrange parking with one of the nearby hotels, but please do contact me in advance so I can check if this option is available for your dates.

OTHER
Please note that the apartment is in a period building in a conservation area and there is no lift access so the access is only by stairs to second and third floor.
The apartment enjoys sole access for recreational purposes to the roof space, which also serves as emergency exit. Please exercise utmost caution and care if you need to use this space.

The apartment provided us four very lovely days in Kensington. We loved cooking there and enjoying the roof. There are a lot of stairs but we didn't mind them. We thought the beds were comfortable and appreciated the host for all of her help.

Fantastic property in a great location

Just stayed for 7 nights with my family (two adults and two teens) in this terrific flat. We enjoyed morning runs in Holland Park and along the Cromwell road, and being able to quickly get around London on the tube was wonderful. We appreciated the stocked kitchen (coffee and tea) and a small grocery was just a 4 minute walk away. Perfect for our family!

Lovely, spacious flat very close to the tube

Very nice flat with plenty of room and easy walking to some fantastic restaurants and shops. Quiet location overlooking a walled private park, to which we had access. Maria was a fantastic hostess and suggested excellent nearby pubs and restaurants (extremely good wood fired pizza just blocks away). My husband and kids really loved staying there.

Great Flat

Enjoyed our stay here in the Kensington area. It's near Earl Court station (5min walk) which made it convenient to take the Tube into the city each day. They're plenty of shops/places to eat near this flat, yet the street the flat is on is very quiet. In fact, I was surprised each night by how QUIET the street was (no traffic noises or anything). The host communicates very well. She was going to be out of town when we were there but reached out ahead of time with all the info I needed and gave me the number of the house cleaner if we needed anything. We actually met the cleaner b/c we arrived a little earlier than we planned & she was so nice. Everything was clean. The kitchen seemed well stocked. The host even left extra plug adapters in case they were needed (hairdryers provided, an iron, etc.). There's a 2in1 washer/dryer but ONLY THE WASHER worked. That was a little disappointing b/c we were traveling through 6 countries & needed a washer/dryer. Granted, it's hard to find working dryers in Europe (I've noticed) in general and the house-keeper who told us the dryer was not working gave us a drying rack instead (one that plugged in the wall & heated up so this was certainly better than nothing). The flat is up LOTS of steps, in a narrow stairwell (no elevator). This didn't bother us at all and is advertised beforehand, but someone with mobility issues should be aware. The flat had plenty of space for our family of 4 and we enjoyed access to the roof when it wasn't raining.

While the stairs were a challenge, the effort was worth the reward! The flat is stocked with everything you need, updated appliances and was very clean. The location is perfect, with a tube station around the corner and stores close by. We were able to navigate the city with ease. Our host was lovely and met us upon arrival, allowing us to check-in early. She gave us a tour and explained everything we needed to know, and even helped carry our luggage! I highly recommend this property.

Great stay near Earl’s Court station

We were visiting London in order to try to go to Wimbledon. This flat was only a couple blocks away from the Earls court tube station. Very easy to get to there from the tube from Heathrow. While the street right off of the tube station is busy with lots of restaurants and shops, you turn off of it and one block later it is quiet. The building itself is quiet as well. It is a 3 floor walk up so just be aware that there will be many stairs to walk up to the flat. My dad was one year in from recovering from two ankle injuries, but was still able to do it. The flat was very clean and had the perfect amount of space for our party of four. The weather in London while we were there was very hot in the mid to high 80s. Americans, please be aware that a lot of flats don’t have air conditioning in London, but this one had fans that we used in the evening to try to help keep us cool along with opening the windows to get a cross breeze. The host had all of the provisions that you would need in the flat: converters, hairdryer, coffee, kitchen, utensils, plates, and glasses, and toiletries for the showers. Just a note for older individuals, the showers are a different from those in the states. The shower that has a tub had a pretty big step in to get into it and it can be very slick if you don’t use the mat, but the other shower you can walk right into but it does gather some water. The large bed was firm and the two other beds had more give. Host was wonderful, attentive!

Lovely home away from home

We already know that when we return to London, we (myself, husband, teenage son and young daughter) will be re-booking this property. Not only is the location ideal for us (central but not TOO central with loads of restaurants and transportation nearby), but Maria was lovely to deal with, even greeting us at the property as we arrived. We also made great use of the rooftop, having coffee and tea up there to soak up the cooler night air (it was a heatwave when we came, and it should be noted for some guests that while there are fans for the property, there is no AC, so if you or a family member might be sensitive to that, perhaps look elsewhere). All in all, it was a fantastic stay. Thank you, Maria! We look forward to seeing you (and this property) again in the future!

The property was in a great location. Close to tube and lots of food options near by. This flat is basically on the 4th floor so if stairs are an issue it would be something to consider. Host was great about checking in early which was much appreciated.

Our stay with Maria!

Earl's Court area is an otherwise busy area of London - because of its location and proximity to all things fun! This apartment is located in a quiet street, overlooking a park and is a peaceful bubble. The apartment is charming and comfortable, well equipped kitchen (we made a full blown roast chicken dinner one night and had all that we needed!). The common sitting area allowed, with airy and sunny windows over the park, allowed us to have a good family time each evening with wine, cheese and crackers. Beware the stairs!! But they will not kill you, we promise!

Fabulous apartment in a great location

Thanks Maria for your wonderful hospitality. The apartment is located with easy access to all areas of London. Lovely and spacious home with everything you need. Great for a family. We didn’t use the roof deck but it would be great in the summer. Private and well kept park on your doorstep. The stairs weren’t an issue for us. We loved everything :-)

Holiday in London

My family of 4 (2 boys 16 & 19), enjoyed our stay in this lovely 3rd floor walk up. Two separate bedrooms with separate baths was key. Comfortable with just enough space. Rooftop would have been great to use in the summer!Earls Court station is just around the corner Which made it easy to get on the tube into central London.The property manager met us on site and explained everything and gave us great food and neighborhood recommendations. Having a washer and dryer was a nice bonus as well.The cable/satellite tv was.a little spotty but we were hardly there anyway!Thanks for a great family memory!

This place deserves its 5.0 rating. Location, location, location! A quiet upscale neighborhood street, minutes from the Tube, three markets nearby (Tesco Superstore, Sainsbury's Express and COOP), and a host of local restaurants and pubs on Earl's Court Road, made this the ideal spot to stay. Getting a taxi or Uber was a simple matter too.It's been modernized and is well-appointed. Even on the coldest night we were toasty warm inside. Maria was an excellent hostess. Our flight arrived early and she graciously agreed to meet us earlier than expected. She lives nearby too and offered to swing by if we needed anything. We greatly enjoyed our stay and all agreed that we would stay here again in the future.

charming flat with nice location and view of private garden

Just a short walk to Earl's Court station, this flat was near enough to sights, with also being a bit away from the congestion of other areas. It was Christmastime, so the view from our living room window saw a lighted tree in the private garden which was nice. Maria was very accommodating and met us early for check in, showing us around. We did know it was 3 flights of stairs, which is fine for us, but others should know in advance. The bedding was comfy and lighting good. The only areas for improvement came around maintenance to the washer/dryer and the fireplace, which we could not use during our stay and would have. Thank you for having us!

Great Experience!

Maria (host) was very easy to communicate with before and during our stay. One issue came up during our stay and she handled it swiftly and to our satisfaction. She also provided a lot of useful information about shops/restaurants in the area. The flat is clean and comfortable. Neighborhood is pleasant and quiet. A tube station (Earl's Court) is nearby which made getting around very easy. The flat is centrally located in London so easy to get to the major attractions. We would stay here again.
