On a Hill – modern country home near Braidwood

On A Hill is a modern country homestead set on 22 acres amidst sheep and cattle grazing country near the heritage-listed town of Braidwood in the Southern Tablelands of NSW. It is a sustainable holiday home built in 2016 entirely off the grid and without compromise to quality, luxury and aesthetics.

There is a spring-fed dam on the property and a grove of bushland attracting kangaroos, wombats, an abundance of native birds as well as the occasional fox, deer and other wildlife.

The property has been designed to allow up to 3 families to experience a country escape together, with a large communal living space, 3 king bedrooms and a fantastic bunk room with 2 bunk beds and 2 trundle sleeping up to 6 people (note the trundles are shorter and only suitable for children up to 12 yrs).

The polished concrete floor provides a stunning base for the expansive open plan living area.

The kitchen cast iron wood-fired boiler and cooker is supplemented by a gas oven and cooktop for use in warmer months.

The insulating qualities of the construction and glazing mean that On A Hill stays warm in the winter and cool in the summer, making it the ideal family holiday destination at any time of the year.

Rest assured that our guest information folder at the property will tell you all the ins and outs regarding the solar power, tank water and hydronic and underfloor heating.

There is a backup generator that automatically kicks in if required.
The pure local rainwater is filtered to ensure top quality drinking water at all times and your year-round comfort is assured with underfloor and central hydronic heating powered by a traditional Esse wood-fired boiler and cooker.

There is also a slow combustion fire, ceiling fans, extraction fans, mod-cons such as dishwasher, microwave, washing machine and condenser clothes dryer all powered sustainably.

The property is also pet friendly, has an enclosed yard with a dog kennel for your pooch meaning the whole family is welcome to holiday at On A Hill! (just check the Pet Clause in the terms & conditions).

Things to do
Explore Braidwood a historic town listed on the NSW State Heritage register in 2007. Renowned for old fashioned service, it is where you can get homemade burgers, boiled lollies, handcrafted items, toys, models and works by popular local artists and craftspeople. There are galleries, craft, antiques, gift shops and plenty of options for fine food.

Braidwood farmers market is held monthly at the National Theatre Braidwood golf club and swimming pool Short drive to Araluen, Majors Creek, Mongarlow, Nerriga, Budawang Mountains and the Deua National Park.

All linen (sheets and bath towels) is supplied for your stay and included in the tariff. For the comfort of our guests, we do not triple sheet. All beds have a fitted sheet, a flat sheet and a quilt with a full cover. BYO linen for complimentary travel cot.

NSW Planning has passed laws that affect guests. The Code of Conduct for holiday renting can be found on our website under the Guest Information tab. In Section 2.5.2 of the STR Code of Conduct, guests have an obligation to ensure the peace and comfort of neighbours and other occupants of the premises (if strata) near holiday rental properties. This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day.

If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.

This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

Our standard check-in time is 4 pm and check out time is 10 am. We can offer you a complimentary early check-in or late check out time as a gesture of goodwill where booking and housekeeping schedules allow. Please call our team to request this prior to your arrival. Please note that due to demand and housekeeping pressures, no early check ins or late check outs will be granted during the months of December and January. The safest way to secure a later check out or early check in is to book the property for an extra night, please contact us to see if we can offer a special rate for this extra night. Please note that Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening of that week.

This property is pet friendly. There may be a surcharge to have your pet stay please declare at the time of booking and refer to our terms and conditions regarding pets.

Out of peak season stays of a week or more may qualify for a discount, please send us a message.

We stayed at this fabulous property over Christmas with three families and it felt like home away from home. Beautiful touches and furnishings including quality Sheriden linen and towels. So many activities and toys to keep the kids busy during their stay and the kitchen was well equipped. The only thing that would make this property even better would be the addition of a pool or spa and some shade cloth over the back deck. Apart from that we cannot fault this beautiful property and our furry friend was also well catered for. Thoroughly recommend!

Beautiful house set on a gorgeous property
Beautiful place. House was clean and roomy, and amenities were good. Love the off grid setup - we honestly didn't notice a difference. Well done. The only note is that WiFi is available in the house but not to guests (may be a side effect of only having satellite reception)? Although we could get mobile reception.
