This luxury detached pool home has been decorated to an exceptional standard throughout and offers 3 living spaces including 2 lounge areas and a fun toddler's play room, 6 bedrooms all with flat screen TVs, 5 bathrooms and a spacious pool deck with private pool and spa.

Also features a stylish games room including Air Hockey, pool table and a full size table tennis topper to go on the pool table. There is a also a comfy sofa and color lighting.

The stunning open-plan living space features sofas, a large flat screen TV and views out to the beautiful private pool deck with pool and spa and no rear neighbors. There is also a fun toddler's play room with a sofa, SMART TV and a selection of toddler's toys.

The stylish kitchen is fully equipped for at-home dining including oven and hob, microwave, dishwasher, coffee maker, kettle, toaster, blender etc.

There is a breakfast bar with stools and a formal dining area to seat 8 with sliding doors out to the pool deck.

Also on the ground floor you will find two beautifully decorated bedrooms – a queen room and a twin room – with shared access to a bathroom with shower.

Head upstairs and you will find another fantastic living space with a large flat screen TV and sofas.

This stunning home boasts 4 en suite bedrooms on the upper floor. The master suite has a king bed, a flat screen TV, a sofa and a huge en suite bathroom with walk-in shower and twin sinks.

Bedroom 4 is a king suite with a king bed, a flat screen TV and an en suite bathroom with bath/shower.

Bedroom 5 has twin beds, a flat screen TV and an en suite bathroom with bath/shower.

Bedroom 6 has four single bunk beds (to accommodate 1 person per bed) with a flat screen TV and an en suite bathroom.

Step outside onto the gorgeous pool deck, complete with a private pool, a spa, no rear neighbors, sun loungers and a shaded dining area. This property also has a pool fence for families with children and the pool can be heated (optional extra).

This property has air conditioning throughout, free Wifi, cable TV and free local calls. There is a washer and dryer with ironing facilities. A pack and play/travel cot and a high chair are provided for babies. At the front of the property is a driveway with parking for a maximum of three cars if they fit comfortably.

LOCAL AND STATE RULES GUESTS ACCEPT WHEN BOOKING THIS HOME:
1. The maximum occupancy of the home is stated in the property listing and house rules and MUST NOT be exceeded at ANY TIME. Strictly no events or group gatherings that exceed the maximum occupancy.
2. Only Guests who are included in the reservation are authorized to stay in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy.
3. PLEASE NOTE - There is a one-off 'Resort Entrance Fee' of $35 (covers up to 12 guests) or $45 (13+ guests). This is paid at the resort when you check-in. This covers all the guests and vehicles for the full duration of your stay.

4. Resort amenities are owned and operated by the HOA and any closures or limits are beyond our control. At peak periods such as Christmas and Easter, there may be wait times for use of the amenities. The pool deck has a limit of 281 users at one time.

SUPPLIES PROVIDED:
All our homes are self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 2 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 bag per small bedroom bin and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

PARKING
A maximum of 4 drivers/vehicles can be associated with your reservation (must be registered with us before your day of arrival). 3 cars can park on the driveway – 2 next to each other and 1 across the skirt of the driveway if it fits comfortably (do not park on the grass as there are sprinkler heads at the edge of the lawn). Cars that cannot fit on the driveway must park in the white line marked spaces on the street but all cars parked on the street must have a guest pass on display- this will be issued on request at the front gate to the registered driver. Please note that if the car doesn't have a guest pass permit on display, and if isn’t parked in a marked space, it could be towed and this is the guest's responsibility.

POOL HEATING IS $45 PER DAY PLUS TAX, MINIMUM OF 3 CONSECUTIVE NIGHTS. Please book pool heat before you arrive. If you request pool heat after your arrival, please note it takes around 24 hours to get to temperature and there is a $20 call out fee to come to the home to switch the pool heat on for you.

POOL HEATING
Pool heating is set to 87 degrees (please note, this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). SPA’s will be set to 99 degrees (SPAs are not hot tubs and are part of the pools). Temperatures cannot be set higher due to sanitary regulations.

Please note that we cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
