Welcome to our Large Luxury Home & Private Pool and Large Covered Patio! A beautiful large custom home all on one floor with mature oak shade trees in an established 1980s high-end Far North Dallas quiet and peaceful neighborhood (sorry no parties). Spacious house with a few beautiful recent interior updates including brand new built-in oven, granite countertops, wet bar, beautiful new plank flooring in all living areas and bedrooms, and updated master en-suite bathroom, and patio lighting and more. Up to 30 people can sleep in this large home with 5 bedrooms (extra charges apply for each person over the initial 6 people.) This is a big custom built 3,000sf home all on one floor! (Please note Pool is not heated and adjoining spa in photos is not heated.)

You enter a spacious living/dining area with vaulted ceiling with spectacular view of the beautiful pool and patio area. The Large Living Room has games and HDTV.

There are 5 bedrooms and all of the mattresses on the new beds provided ready to enjoy with high quality bed linens and towels. A comfortable Master Bedroom Suite with a comfy new king size bed (with large updated en-suite modern private bathroom) has Pool view and patio access doors and HDTV.

You also have a spacious grassy side yard for dog run (Pets must be approved in advance), or playing outdoor games, and of course the main patio with Private Swimming Pool, large covered Patio. Perfect for relaxing on your vacation!

Fully equipped large kitchen with breakfast area, 2 car garage with enough space for 2 more cars in the driveway, plus plenty of street parking and more. Washer and Dryer in laundry room.

Events and parties are not permitted in this very quiet neighborhood. A possible daytime only gathering could possibly be approved, ending before 10:00pm on any given night and only with Host approval and with additional payment of a discretionary gathering fee (contact Host for more details and quote.)

Pool water is always regularly professionally weekly sanitized and chemically controlled and you can rest assured that it's safe to swim and enjoy. Just to let you know as well that our professional cleaning policy has always been and will continue to be of the highest hygiene levels where between each reservation the professional cleaning crews deep clean and sanitize all surfaces, doorknobs, countertops, remote controls, bathrooms, bed linens and towels with professional cleaning products designed to kill all bacteria and viruses. So rest assured you will come into a very clean and sanitized home!

You will have exclusive use of the whole house and property! No one lives at this property. It is set-up exclusively for short term vacation rentals, or fully furnished, all utilities included, corporate rentals for longer stays.

A 1980s home with nice updates like beautifully updated master bathroom, kitchen granite countertops and new plank flooring in the large living/dining area and all bedrooms. You will enjoy a very clean and nicely furnished (great beds) and well built custom home in a great upscale neighborhood.

Contact Host by phone or text before touching pool equipment for instructions. Improper moving of valves and switches can cause expensive damage to the equipment at Guests expense. Always consult with Host first and follow all instructions he will dictate and video chat.

Strict no pet policy anywhere on the property and strict no smoking policy anywhere inside. Smoking is only allowed outside and butts should be placed in disposable cups or cans and placed in the outside garbage. $500 fine will be assessed for any violations of the strict no smoking inside policy.

Basic Cleaning fee only covers deep cleaning of floors, dusting, countertops and bathrooms as well as laundering of bed linens and towels. To avoid extra cleaning fees, Guests are expected before check out to take out garbage to bins behind garage, run dishwasher or clean well all dishes, place used towels by the washing machine.

NOTE: Your safety matters. This property features exterior security surveillance cameras. These devices are monitored and may be recording activity for your safety, but should not infringe on your privacy as there are no cameras in any inside private areas and no cameras in outside private patio areas. There are two exterior monitored security cameras located on the east and west sides of the property mounted on two structures, both pointing toward the property access points, (again, no cameras in any inside nor private back patio spaces, as we respect the privacy of guests).

Checkout details. 10:00am. Flexible subject to Host approval depending on any new reservation checking in the same day and cleaning crew schedule.

There is a strict full-disclosure policy in force on the number of guests sleeping on the property during your reservation period, and also the number of any outside visitors you might have during that time as well. No open house or flyer parties are allowed at any time. And we must be made aware of any gathering plans (by invitation only) in advance and they must be pre-approved by us, the Owners, if they involve visitors not included in your reservation and an additional gathering fee paid. Any discrepancies can cause any remaining part of your reservation to be cancelled immediately with no refund whereby you may be escorted promptly off the property. 24 hour advance notice of any changes to your plans with respect to increases to the numbers of people on the property.

- **Extra charges of $25 per person per night will be added to more than 6 overnight Guests
- Full Disclosure Policy on the number of overnight Guests, plus visitors on the property with outside security camera verification. (No cameras in any inside spaces or private fenced pool areas as we respect the privacy of our Guests.)
-Quiet hours outside on back patio after 10:00pm every night of the week. You can be outside but whisper quiet to not disturb neighbors’ rest time and be in compliance with Dallas city ordinances.

This Far North Dallas property is located near Hillcrest and Campbell on a residential street in a very quiet upscale neighborhood and therefore outside noise or outside music and loud talking outside must cease after 10:00pm every night including weekends!

(Please note that the pool and spa in pictures are not heated. Reviews may mention heated pool but the heater broke-down April 2021 and parts are no longer available and owners not investing in a new pool and spa heater. Pool is open and maintained all year but Ideal swimming temperatures are between May and October).
