Our apartment is currently available until 12/27/2024 with a discounted 6-week rate of $2500 plus fees and taxes. For other dates, please don't hesitate to message the owner if your dates are flexible or do not show available or the cost is not calculated correctly for stays at approx. $1900 rent per month with a maximum of 2 adult occupants or couple with a young baby; Cancellation Terms, Security Deposit and Cleaning Fee vary with rental terms; No smoking and will consider small/medium, not noisy pet with a pet deposit.

Historic, charming fully private one queen bedroom apartment and a queen futon sofa in a classic creole cottage double shotgun house located near beautiful City Park in Mid-City, the heart of New Orleans. Easy access to the Canal and Carrollton streetcars, the Lafitte Greenway and the French Quarter. As detailed in the location and map sections, this apartment is easily accessible and less than 10-20 min. from most everywhere in the Big Easy. This property is in a typically safe neighborhood, and it did not flood during Hurricane Katrina or since as Orleans Avenue is on a higher ridge than nearby areas.
Although a car is not needed for visiting, parking is available on the public street areas at the property or behind the property's garage area. Enjoy riding our bikes, take the streetcars, use a taxi/Uber/Lyft or plan a walk to see all our city has to offer visitors of all ages. We hope you will feel like you are “living like a local” in our home while you visit New Orleans!
The floor plan (approx. 800 sq. ft.) is a typical style "shotgun" with a den with 52" TV room, office desk area, dining area, kitchen, full bathroom and private queen bedroom with 32” TV. The historic elements include wide-plank hardwood floors, 12' ceilings with picture rail wall molding, antique doors and mantels, and local artwork throughout. Recently renovated the bathroom and upgraded the kitchen with granite countertop, glass back splash and appliances. Enjoy relaxing on the front porch overlooking Orleans Avenue into City Park. The apartment has a local style with New Orleans décor while keeping the architectural aspects to help you feel like you are "living like a local" while enjoying your stay in a great, safe neighborhood!
The front porch private entry doorway opens into the front den room including a futon (queen) sofa, chair, cedar chest armoires with storage for guest’s clothing, and a flat screen TV with a DVD player to ensure you are comfortable while relaxing and resting after a fabulous experience. The dividing wall opens into a large room including a dining area with a bar, a roll-top desk with a printer and Wi-Fi high speed Internet. This space includes a stacked washer/dryer and integrates with the open kitchen area stocked and ready for use although there are so many restaurants and eateries for you to partake and enjoy.
Down the short hallway are a full bath with a shower/bathtub and a private bedroom with a sleigh bed (queen) with a new pillow-top firm mattress flanked by side tables, large wall closet and shelving, a dressing table and chair. The well-maintained central A/C and heat unit will keep you comfy throughout the seasons!
The house is located at the crossroads of two wonderful neighborhoods referred to as Mid-City and City Park. Mid-City, which is known as the "heart of New Orleans" is a place where locals live as a neighborhood rather than just an area of New Orleans. It is a place filled with a community spirit that resonates with its residents old and new. Mid-City has become the new, revitalized and young neighborhood of New Orleans and is attracting young professionals from all over the country who have recently relocated to New Orleans working in the medical fields. With the nearby addition of shopping centers and restaurants, Whole Foods, expansion of City Park attractions and the new medical facilities on Tulane Avenue and the Veterans Affairs Hospital, Mid-City is the place to be!
Just across the street is City Park, one of the nation’s oldest urban parks with 1,300-acres of beautiful grounds, serene water gardens, ancient live oak trees and magical offerings. Ashton is a native New Orleanian and his wife Liz, from Mississippi has been here for over 15 years after moving from San Francisco. We moved to Mid-City after our prior residence was flooded with the Katrina levee breaks. We immediately fell in love with the charm of the area and its convenience to all parts of the city. Mid-City truly is the heart of New Orleans!
In the 10 years since, we have watched not only the recovery of Mid-City, but a renaissance, with an explosion of new restaurants, the rejuvenation of City Park, the extension of the streetcar lines and the addition of the Lafitte Greenway. We love living where we do, and we are excited to share that with visitors so they can enjoy “living like locals” in Mid-City!
We love living in Mid-City so much that we decided last year to purchase another double shotgun house just around the corner. We renovated it to a single home and now live in it. We loved our home on Orleans Avenue, so we decided to keep it and make renovations and updates to offer it as a rental property with two separate and private apartments. The larger area of the home is rented to long-term tenants, and the smaller apartment is listed here for your enjoyment!

And that's not to mention your proximity to Jazz Fest at the Fairgrounds and a number of popular festivals, restaurants, and shops, and of course, the streetcar line, when you want to venture farther into the city or head down to the French Quarter. As noted in the location section, this apartment is easily accessible and less than 15-20 min. from most everywhere in the Big Easy.
And when you've exhausted yourself with all the area and city has to over, come home to a comfortable bed and a well appointed kitchen, dining area and den/living room to relax as we have been doing for years.

What makes this property unique
Ride bikes or take an easy stroll to a weekly (Thursday) farmer's market with retail wine tastings, City Park, Tad Gormley Stadium, Jazz Fest, Voodoo Fest, Bayou Boogaloo, and more. Experience the beauty and attractions of many neighborhoods to the French Quarter by traveling the Lafitte Greenway via bikes or walking only 2.6 miles. Typical of New Orleans, there is always something going on near and far, and our apartment provides a quiet, comfortable home base to enjoy it all.
If you want to party like a local during Mardi Gras, well we have a front row spot! Just blocks away is the staging of the massive optical floats and where the famous Mardi Gras Endymion parade begins at the City Park Avenue intersection on the Saturday before Fat Tuesday. This apartment is front row to the Endymion and "Samedi Gras" celebration that happens on the Saturday before Mardi Gras every year. Traditionally, before the big parade, a stage will be set up down the street on the neutral ground (y'all might call it a median) where local bands and revelers will wait for the parade. We've been known to have celebrity guests stop by who also serve as the grand marshals of the parade as well as revelers and many bead catchers!
Locals start planting their marks for space days in advance in preparation for the Mid-City party of the year. The parade route rolls directly in front of the house and making you the envy of all by hosting your parade party and living like a local on Orleans Avenue! Our decorations and assistance with party planning for our guests are all “lagniappe”, a local, Spanish creole term for 'throwin' in a lil' extra'!
